This is great. I am doing this exact thing now with the 1031 and was wondering if we could live in it first then do the rental. I am doing the LLC so the 1031 guy connects all the dots and then apparently we can live in it. Great news. Thanks so much!

Can I executed a 1031 exchange, A cost segregation on that purchased property and a Cash-out-refinance in the same year?

The cost seg is no problem, but the cash out could be a red flag unless you have a clear business purpose for the money. They longer you wait the less of a problem it is.
