Do you think the cavity is gonna be full of crap was well which then causes a bridge which damp transfers across?
@darrenthebuilder
@darrenthebuilder 10 месяцев назад
It’s possible. It could also be soaked insulation or the cavity below dpc could be filled with water over time and now reached above dpc

Call me captain obvious but I hope the people building the extension next door make sure that wall is sealed properly as it is built as there will be no way to get to it after the fact. They must have thought of that though right ?. Anyway, now that wall has been done the owners of this property should have no more damp problems.

Must be difficult keeping everybody happy , most customers would want jobs doing yesterday . Good builders are hard to find these days , so imagine you are in demand

looks like they have stepped back the outer skin at the top to make a box for the gutter .... is the flashing jointed properly ? .... that would alow loads of water into the wall and cavity ......

@markrichardson5295 10 месяцев назад
Hi just wondered if you considered cutting one of the blocks above the dpc to check the state of the cavity and if water is present

I just realised the other builders must be on site as I was wondering who had dramatically developed the cockney accent Darren 😂😂😂

Well done Darren and team. Nice of you to go as soon as possible to the house who's wall needed to repaird. How about the inside of the house?
@darrenthebuilder

Thanks, the inside will be sorted once it dries out properly

Was that extension wall only single skin or were the wall-ties bridging? Don't like the look of that aerial cable either.
@darrenthebuilder
@darrenthebuilder 10 месяцев назад
It’s a cavity wall, it’s likely crap in cavity or/and water level in the cavity below dpc risen up over time

Okay. Dumb question Darren. I thought bricks were waterproof - not every house is rendered, so what went wrong with the bricks on this build?
@darrenthebuilder
@darrenthebuilder 10 месяцев назад
It’s not dumb, but yes the bricks themselves are fine, but the joints between the bricks are filled with gaps which can allow water into the wall
@goldenineke
@goldenineke 10 месяцев назад
@@darrenthebuilder ahh got it. A bit more care by whoever the builder was would have prevented the issue arising. Thank goodness you were there to save the day. Thanks Darren for replying.

Bricks are definitely not waterproof and can easily transfer moisture due to their porosity. Run a hosepipe against a wall and the water will travel through the bricks. Once the moisture gets to the cavity it will condense on the internal faces and then either evaporate with cavity airflow or drip and be returned to the outside via weep vents/trays.

@jbclassics 10 месяцев назад
Hello Darren Another great job once you have scratched it down it will look brill! Shame it's getting hidden by the new extension. It those weep vents and the cavity tray are working correctly. Hopefully it will just be the insulation in the cavity that is soaking wet from water ingress seeping through the poor brickwork. It is a real compliment getting work like this, it proves that the customer trusts you and is impressed by your work on the garden room build. Well done

How are you gonna dry out the inside wall which is full of damp?
@darrenthebuilder
@darrenthebuilder 10 месяцев назад
Remove skirtings and let dry out naturally. Probably a few weeks. Scrape off/hack off and replaster
@shanicarter7637

Excellent work correcting the former builder's dodgy brickwork. I see you left openings for the weep vents at the bottom; it took me a while to figure out what those dents were.

If its a terrace/semi, is there a reason you wouldn't just let them bond onto the existing wall and make it a party wall?
@williamsharp7224
@williamsharp7224 10 месяцев назад
cannot do that

Would you want to build onto that wall? I wouldn't 😂
@donny6019
@donny6019 10 месяцев назад
You can if it was built as a party wall with party wall agreement
@darrenthebuilder
@darrenthebuilder 10 месяцев назад
There was a party wall between the house which was taken down. This extension was built away from the part wall, so if the other side extension was to be built to this wall then they would be building way on to my clients land.
