As an old spread now 75 that was a pain to watch!!! Check out How to K rend "On the trowel" this guy will show u how to do the job, if u do not wish to learn more then that's up to u Darren.
I think you did a smashing job mate and the client is very lucky to have you on site and you be flexible to switch to sorting out this issue. Well played team Darren!
Call me captain obvious but I hope the people building the extension next door make sure that wall is sealed properly as it is built as there will be no way to get to it after the fact. They must have thought of that though right ?. Anyway, now that wall has been done the owners of this property should have no more damp problems.
Must be difficult keeping everybody happy , most customers would want jobs doing yesterday . Good builders are hard to find these days , so imagine you are in demand
looks like they have stepped back the outer skin at the top to make a box for the gutter .... is the flashing jointed properly ? .... that would alow loads of water into the wall and cavity ......
@@darrenthebuilder ahh got it. A bit more care by whoever the builder was would have prevented the issue arising. Thank goodness you were there to save the day. Thanks Darren for replying.
Bricks are definitely not waterproof and can easily transfer moisture due to their porosity. Run a hosepipe against a wall and the water will travel through the bricks. Once the moisture gets to the cavity it will condense on the internal faces and then either evaporate with cavity airflow or drip and be returned to the outside via weep vents/trays.
Hello Darren Another great job once you have scratched it down it will look brill! Shame it's getting hidden by the new extension. It those weep vents and the cavity tray are working correctly. Hopefully it will just be the insulation in the cavity that is soaking wet from water ingress seeping through the poor brickwork. It is a real compliment getting work like this, it proves that the customer trusts you and is impressed by your work on the garden room build. Well done
Excellent work correcting the former builder's dodgy brickwork. I see you left openings for the weep vents at the bottom; it took me a while to figure out what those dents were.
There was a party wall between the house which was taken down. This extension was built away from the part wall, so if the other side extension was to be built to this wall then they would be building way on to my clients land.
