How will Millennial and Gen Z retire if we turn into a renter's economy? A staple of the middle class has always been homeownership. Not only for the appreciation, but for a low housing burden when we retire.

Yup and we’ve realized years ago everything is fucked and there will be a Great Depression once again possibly worse in the next ten years if we’re lucky. It’s hard to pinpoint when because of how manipulated literally everything is but a collapse is what it will take to hopefully reset the out of control system and being driven by people who couldn’t care less than they already do.

You can buy houses for a dollar in Europe though and obtain a house for free in japan. There are options outside of the United States, not that I want anyone to feel forced to leave. It's not an endless cycle of feeling trapped. It's just that foreign billionaires are trying to buy all of our land...which is alarming. The idea of Chinese, Russian, and Saudi citizens owning all of our land creeps me out a little bit.

Most people can't change countries Maybe they're divorced, with their ex having the kids and they want to stay a part of their kids' lives. Maybe they've got local family members that need care. Maybe they've got mental or physical issues that they need to stay in their community to receive assistance with. Maybe they've got massive medical or legal debt. Maybe they're scared to live where they don't know anyone Maybe they want America to suck less and we won't get there if people run to other countries when things get hard

As a 32 year old millennial who still rents, I'm very concerned about this. I don't see how I can ever afford a home at this rate. My husband is disabled, and I only make $62K a year, which barely leaves anything left over after paying for all the bills. How will I ever retire if I have to keep paying rent until I die?

I’m a millennial 10 years older than you and I did buy a house prior to the pandemic and refinanced when interest rates dropped so I at least have that part secured but will millennials be stuck in their starter houses due to these issues. Many of us were late into the market because of crippling student loan debt destroying our debt to income ratio and low wages when entering the workforce also lending restrictions following the housing market crash. Feels like we are the sacrificed generation.

Pump money into a Roth IRA. Seriously. The return on the S&P 500 is so much higher than a house. After you account for interest payments, principle, and maintenance, houses barely beat inflation. They're still great because they put a floor under your cost of living when paid off, but they should come after putting enough into retirement. My plan at this point is to pump money into retirement funds and a brokerage account, then retire in Panama. If we still have social security, that alone could probably sustain you and your husband there. Panama City is really well-developed but there are a lot of other cities that are modern in Latin America and parts of Asia. There are a lot of solutions to this and maybe the one I suggested doesn't appeal to you, but I just want you to know there are options. You will not have to work until you're dead as long as you do some sort of investing and we have social security.

​@@theonlyconformistYou're better off doing a mix of traditional and Roth accounts. Roth funds are "taxes paid" (at your current highest marginal rate) while traditional accounts are completely tax free up to your standard deduction while withdrawing. Triple tax advantaged. After that you withdrawal the rest at your (lower) effective tax rate They both have important places in a retirement plan

@@shauntikayvette I feel that. Im 36 and I live in Canada and homes in Toronto are over 1 mil. Actually the house I rented from as a student was 1 mil and it was tiny and looked like a poverty home lol. So youre not getting nice homes for 1mil either. In the capital city my friend got a townhome 30min away from downtown for 800k. Her and her bf were only able to afford it because his parents bought the house. And they have roommates to help pay the mortgage. I make 75k/yr and there is no way I can own a million dollar home or any home in the two cities I mentioned. After taxes I made about 48k. Rent is close to 2k/month in the capital and there is no way I could afford to live on my own in Toronto. Once I am an RN I will be moving to the US because a 400k home sounds amazing to me. All I want are the basics in life, a home to have a family in and a car to get from A to B.

Home ownership used to be a big part of the American dream, but it feels out of reach for many now. I focused on saving to build a safety net and invested in ETFs and bonds when I had extra funds. Given my age, I didn’t see the benefits of compounding and often wondered if this approach was right for me. Diversification sometimes seemed to limit my returns. After doing some research, I found an alternative strategy that helped me reach $5 million before retirement. I’m hopeful it will provide a secure future for my kids

Consistent outcomes aren't luck. research was the challenge till it led to Emily Ava Milligan, a top fund manager, her strategy made 310k into this and counting.

I'm 33 and absolutely agree. I am the master of my future. It's not easy, but that doesn't make it not possible. Plan to work hard and be smart until I can pay off my current debts, get a nest egg and find a good side gig. Currently in skilled trades, so side gigs are easy to find..

The answer: you will work until you die. 1) You can accept this and live your life within your means. 2) You can leave the U.S and live somewhere more affordable. 3) You can fight to change the system of bureaucracy that hates you, and does everything it can to make your miserable.

Great video subject but as a 54 year old home owner, I will say the cost of living has caused people to refinance and not have their home paid off in 30 years and the ridiculous increases in taxes are causing many retired people to work part time. On top of that if social security disappears so many of us are screwed!!! It's a scary situation!!! 😭 It's absolutely ridiculous that you can pay off your home but still never truly own it due to taxes, it never ends 🤬

Don’t worry friend that’s what’s been said for many years now and it’s still here- I don’t know if your aware of this but if you go to social security website it says January 2025 there will be 600$ more monthly of social security

Social Security will never disappear. It is self-funded. The worst case is that benefits will be cut for future retirees, and the retirement age will be increased.

@@theonlyconformist They are but there comes a point where a person is too old to work. A retired person should not have to go back to work to pay for their already paid off home just because taxed keep increasing. The gov should not be increasing taxes. And honestly property tax is theft.

If you want to really talk about design. This is problem reaction solution. 1. Problem == Steal the general populations wealth through inflation and taxation so that nearly every one is poor 2. Reaction == People freak out about how poor they are and how grim the future looks 3. Solution == Introduce one world digital currency to further impoverish, monitor, and enslave the masses.

I sold my house, bought a sailboat and it's paid off. Slip fees are different everywhere you go. I will say this, you purchase less because you are in a smaller space, you can travel, and the community is better than most neighborhoods where you might not even know your neighbor right next door let alone a few homes down.

How do you list your address of residence for things? What do you tell your employers about where you live? Do you have a car or anything for when you need to travel inland? How does that work? I've thought about doing this but it always seems like it would be just as expensive anyway

@KenW418 our address is a P.O. box. I work for a shipyard where we work on anything from fishing boats to personal boats that other people live on. My boss owns several smaller boats he takes out regularly, promotes employees to take off early on Fridays to go sailing or take their boats to the islands. In the summer time work tends to slow down where if you wanted to take off for a month or two and travel we can but if we also wanted to stay to work we are welcome to. We have a car, paid off and nothing fancy. Many people here buy older used cars for a few thousand to get around town (that part isn't a competition). If you want to live on a boat, do it. We can find excuses not to do things and yeah it's not always the cheapest way to live but it's fun and less stressful in my opinion. If you don't like a marina your in you can always find another near by.

Yes there's a lack of supply, but the reason isn't Builders not building enough. Colorado they're building nonstop, and in Florida they've overbuilt so much the locals are refusing to lower sell prices to prevent a 37% drop in price. The issue is institutional investors buying out these homes thousands above asking and keeping the Market over-inflated while keeping rents higher to boot. Its reckless chrony-capitalist practices like this that enrages youth so much that they start thinking dangerous ideologies, that resulted in the deaths of tens of millions, are a better alternative.

A lot of people don't want 3 bed 3 bath houses either,For a single guy like me 1 Bed 1 Baths are virtually non existent. 2 - I never thought Property tax should exist. The point of having a (paid off) home should be a place that you have indefinitely and can count on always being yours and not at the mercy of increasing property taxes from an insatiable money hungry government.

Look at old homes, they were a mix of sizes. I love living in streetcar suburbs (homes built between 1890-1930ish). At any rate, our first home was built in 1913, single family 4600sqft lot, 2bd, 2ba and 832sqft on the main floor. Basement was mostly a crawlspace with maybe 1/4 of it dug out basement. Next door to us was an even smaller single family home that was 1bd, 1 ba, with 600ish sqft. Then other homes were the usual 1000-3000sqft. Old neighborhoods rock for many reasons including the variety in housing square footage. Old homes were made from old growth wood and other materials that will last many more centuries when cared for. You just need to be sure the foundation and the bones are in decent enough shape. The potential for major sweat equity is higher too, as you can bank if you do updates wisely. It is wonderful having the promenade strips and nice sidewalks the old burbs had too...pretty, big trees, walkable, near the city center but not too close.

​@@TheRealTommyBear33 I've been off and on of home schooling and public schooling when I was a kid. From I can see and what I heard from online. Homeschooling is WAAAAYYYY better than public school! Sure it can get lonely, but I felt safer at home than at school! My dreams of going to high school like in those 2000s TV shows and movies were crushed by those damn "adults," my school bullies from daycare, kindergarten, elementary, middle school, high school, were my teachers, social workers, and principals! They never cared about me! They just never liked me because I don't act like any of the other kids (I got something thats similar too ADHD is why). They abuse their power to pick on the special needs kids who can't defend for herself, and can't tell any other adult, other than her own mother!

You cannot have a capitalistic society without keeping a majority of people slaves and scared to lose their jobs. Its the same way that CEOS cannot have power over the slaves if unemployment rates are low for a reason, people will just leave and get another job if the conditions suck.

First off, Capitalism is a term coined by Marx to slander a Market economy. I would much rather have a market economy than what bs that he was peddling. Second. The Federal Government is way more involved in the markets than it ever was when boomers were growing up. We have way less free markets now than back then. That is a fact.

I dont like paying property taxes but I do like having a paved road in front of my home, a well-equipped and trained fire and police department, snow that gets plowed, free public school, garbage collection, etc...You could just pay for most things privately and you would maybe even save some money (the gov is often wasteful) but then again maybe your neighbor would decide to not have his garbage picked up, or only 8 of your 10 neighbors would agree on repaving your street or paying to have someone plow snow, etc...

As a non millennial i find myself stuck in the middle between you guys but im feeling the pinch as a single income household. It is not enough. And from my experience talking to the boomers who paid there houses off at the end of 90s early 2000s they dont really care. Its a lot of suck it up, quit whining, just dont spend any money youll be fine. They are conpletely out of touch.

My mother kind of understands and knows it's harder but lacks a frame of reference, so I played a game guessing what houses and rent are. All of her guesses were right at half the current cost and double the cost to income ratios they faced starting out. I can't even imagine how far off the "suck it up" crowd would be in their guesses. I bet you can't 4x their guesses and get to reality.

As a finance professional, thank you for your videos. Affordability is a huge problem for the middle class, and people just don’t see it. They still think, just do what it takes to get through college and it will all work out. It takes more than that nowadays. I want my kids to be homeowners one day. For them it might require buying a distressed property and fixing it up, just to get in the game. So I’ve been learning construction skills to be able to help them with that. As long as gains on home sales remain tax free, it’s a good entry point to this mess. Gotta get creative!

If you're in the rust belt or deep south that isn't Florida or Texas, yeah that is a great plan. Even tear-downs are $1.5 million where I'm at and my wife won't move away from her family.

@@VulcanLogic a fixer-upper isn’t a tear down. You can strip a 1400 sf home to tbd studs, rerun electrical, swap out plumbing with pex and re-drywall/paint for around $20K. Add in kitchen costs, etc. It’s doable but a lot of hard work.

@@aBrewster29 I think you misunderstood me. I agree with what you're doing if you're in the Midwest or non-Texas/Florida south. You can buy the house you're looking to fix up easily on those markets. The reason it's a tear down here in Orange County, California is because the cheapest homes are no longer large enough for the market. A developer will come in, offer $1.5 million for a say 1500 SF ranch, then tear it down and build a 3000 SF home with higher grade materials and then sell for $2.7 million. In effect, those former starter homes are treated as vacant lots here.

I live in a mobile home. My wife and i own it, and only pay lot rent. It needs maintenance at times, but its better than an apartment. "Oh you should move. " the maintenance is my mortage pretty much dude. Once that is up to date, im going to be able to live in a home that i dont have to worry about as an old man. Its not fancy, but its a lot cheaper than what could be and its my castle.

All I hear about is Millennials, Gen Z and Boomers. Nobody talks about Gen X. We are in a precarious situation as well. Our houses have not yet been paid off and our real wages have gone backwards. We hold the distinction of having been contributors to workforce for the past 20-30 years. We started off at low (entry level) wages and worked our way up. Now even though we have risen to the ranks of middle management and secured low 6 figure salaries. The cost of living and the rise in everything has made it so that our wage is roughly equivalent to what 60K was two decades ago. So to cut a long story short, we have been working away for 20 -30 years and what we have busted our behinds working up to is only slightly more than what we began at. We have just gotten around to paying off our student loans, and we have young families to support. Many of us have been forced to refinance our homes just to make ends meet, so we will likely be working forever. - Gen Z is upset because they feel hopeless about their future. - Millennials are angry out of a sense or entitlement (as to what they feel they are having to work harder to get). They have more in common with Gen X than they do Gen Z, so I am unsure why they keep getting lumped in with them. - Gen X is stressed just trying to keep what they have earned (working for the majority of their lives). They are in the same boat as the Millennials, though they stand to lose more (on average). Gen X’rs are Millennials with houses (basically). - Boomers are enjoying the tail end of the easy lives they have lived. Those really feeling the crunch of this are the working age individuals between 25-50. That’s Gen X and the Millennials, specifically.

Correct. I have, in even tones, remarked about these facts to my Boomer parents. They react with offense and refuse to listen. They’re living in a separate reality and rankle harshly at any occasion which requires them to face the actual facts of the present day. It’s almost like talking to children.

I think we need re-examine what it means to own something. I can understand paying taxes when you buy a home but when you have to pay taxes on your home annually even after you paid it off then you don’t really own it Your government became your landlord without any of the responsibilities of a landlord

Senior here, but totally agree! We have to really scrutinize our elected officials. Millennials have surpassed the Boomers in numbers - they are also probably healthier (better health care than what we had - thus, higher survival rate) and better educated (thus have a higher income potential). With those factors alone, the amount that they are contributing to SS far out weighs what we had contributing to ours. This is why you have to demand accountability from our people in office. During our time we had AARP as a (supposed) lobbyist for the senior (later found out they were paper tigers, but the politicians didn't know that for decades - it was always: don't mess with the seniors). You folks have to demand accountability. If you do, SS will still be there for you - do not fall for their lies. BTW, when we were in our 30s, we were told the same lie: "SS will never be around when we hit retirement and neither will pensions (they were right in that regard) - so contribute to your 401k, as much as you can" (sad to say, that was a joke too - when a lot of companies insisted that their match was in their stocks only - and you know what happened to that, for even the strongest of companies).

Personally I’m terrified of the increase in home prices and I don’t think interest rates are dropping anytime soon. Just closed on a house a few months ago. Got roommates to help pay the mortgage. It doesn’t cover all like it could have even a few years ago. But at least now I only spend $600 a month on housing instead of $1,500. I don’t make a lot either. I’m 28 and used an FHA loan had roommates lined up almost in advance. Problem is that if I get married I have to figure out what to do then.

I’m a early millennial, I did buy a house prior to the pandemic and refinanced when interest rates dropped so I at least have that part secured but will millennials be stuck in their starter houses due to these issues. Many of us were late into the market because of crippling student loan debt destroying our debt to income ratio and low wages when entering the workforce also lending restrictions following the housing market crash. Feels like we are the sacrificed generation.

I'm 52, and we paid off our home over 12 years ago. We sacrificed a little to become debt free, but I do feel sorry for the younger people who try. My number one piece of advice is to buy your vehicle in cash, even if it's older than 10 years (preferably a Toyota or Honda). You'll save a lot of money. Believe me.

Congratulations on your paid-off home. I'm hopefully right behind you. I managed to land a small house that I'm currently on track to pay off while I'm still in my 30's. It does seem to depend entirely on luck now for anyone to be able to do this to try and be debt free. Small homes aren't being built anymore because they aren't profitable, but what is being built is too expensive for the average person.

Like everything else in our lives we will have to create our own path to be successful. In the case of attempting to transition from being renters to owning our own housing, we may have to find ways to crowd-source to get this to happen. Our futures will depend on all of us coming together to create our own ability to own a home. An idea I had was kind of like the above comment. What if a group of people looking to afford their own houses created their own trust to purchase land to develop their own neighborhood. It would be a tricky set of logistics but I think it could be possible for us to disrupt this rent cycle using creative tactics. I think that a trust of 300 families looking to build 300 houses in a neighborhood would greatly increase their bargaining power and would provide builders a much greater incentive to bid on and pursue such projects.

An older Friend worked in a small town grocery store in the 1970's . He said they sold a lot of the premium brands of dog food. Buyers were folks he knew that did not own a dog. ie that was supplemental food since the were on SS income and had property taxes and utility bills etc. Later in Finance II class in college the graph the professor had was 1/4 the dog food in the USA was eaten by people.1970's data during the big Inflation era

Property Tax on a 400k house here is about 1 percent so 4000 bucks. Not 600. Then fire liability insurance is say just 2 grand. Then if you want wind hurricane insurance that can be 4 to 8 grand more. So having full insurance plus taxes is more like 10 to 14 grand. Well higher than 600 bucks. Then when the home is older maintenance costs per year are higher too.

A lot depends on what your job is as to when/what your retirement will look like. If you work in a profession like medicine, law, engineering or accounting, where most of your work is intellectual versus physical, you can probably work well into your 70s. Those who work more physical jobs, in extreme environments, their bodies just start to fail at some point and they can’t maintain the same workload. There’s a reason you don’t see many 75 year old construction workers on a job site or 75 year old mechanics on an offshore rig. There are also mental and physical issues that can develop with age that can cause someone to have to end their career. No one wants a 62 year old surgeon with dementia no matter how great a career they’ve had.

In the 60's, LBJ gave federal money to all states to fund vocational and technical education as an alternative to college. 48 of the 50 states used it to build post graduate tech schools. Mass and Ct built highschools.

If you live in NY, NJ, MA, CA and is making $120k per year if you got a call to work in say NC, FL, TN for $70k per year it's a no brainer to move. Dam it a no brainer to move from NY city to new Jersey. I moved from up North to realize people down south or midwest isn't so poor. People like in mobile homes and manufactured homes that are multi millionaire richer that people in NY that lives in 2 million dollar Houses. You would never know that driving past there trailer homes sitting on 40, 50, 100 acres of prime real estate that they own. I have relative who left up North who i dont think made more than $12-15 an hour was about to buy a home, who know as at lease $200K in equity. Up North itself in prison in disguise. If i get a call today for a $ 250K per year salary to come back up North am passing. It truly is a prison. stop complaining and MOVE and when you move from up North as a black man please leave your political party behind TOOO. There can be 100-1 million channels complaining about home prices but if no one picks up a hammer, trowel or drill, then few homes will be built, raising prices. “I don’t want to break my body by 30”. This is why we need major zoning reform so starter home priced multifamily is allowed to be built. We need something between a large expensive house and renting.
