We were doing our best to match up the various models with manufacturers and floor plan names that we knew. River Ridge (the retailer) for some reason does not disclose the manufacturer of their various tiny homes, and thus does not always use the manufacturers' floor plan names. When we could tell ourselves based on experience who the manufacturer was, we either knew or looked up the model. In some cases (i.e. Clayton Homes) the manufacturer was near or in the middle of changing names of their models. Therefore, it could have been a situation where the manufacturer discontinued the model name or River Ridge was using their own model name and not that of the manufacturer.

I’m sure there are some that don’t but they are hard to find. Whether it’s termed ‘seed’, ‘key’ or ‘development’ money, it is typically used for lot development- clearing, grading, utilities, well, septic etc. and for setting up and hooking up your home. In some cases you don’t have to use the home seller to do all or part of the work and can contract with someone else or do some work on your own. In our research this money can be as much if not more than the cost of the home itself. We are not opposed to development costs as they are a real cost that has to be considered. What we are opposed to is paying $20-40k and then not owning the property but paying rent to the community developer. It just doesn’t make financial sense to us. Especially when you are leasing- one mistake and you could breach the contract and have to leave a place you have spent thousands to develop for someone else. One way around seed money is to buy a resale. If you find a tiny home on a lot that has already been developed that someone is selling they may want a little more for the house but they likely can’t recoup all the development costs they paid.

Yes it does!

A Park Model is much more in the style of a smaller manufactured home than an actual tiny house. Of course, tiny houses have almost lost their original purpose of affordable housing as they've gotten all fancy. Lol. At least ITH still offers affordable housing which is more than I can say for most other builders.

No particular fee. If you rent the lot then rent will vary based upon lot size and which community. Purchase of lots is also variable depending upon those factors as well. Clearing and lot preparation also varies. You can get your own contractors to do prep clearing and so on if you want. Some communities do have HOA fees but these are if you are in a gated area of a community. Current info is on their website. We linked the website in the description of the video.

Yes we have asked and in most cases you can choose not to have certain windows. Some manufacturers will reduce their price when you take out a window.

That is something we’ve thought about but the long term durability of self built home on wheels is a consideration plus a decent vehicle to tow it around is also something to look at.

@@50pluslife360 With new option .08 siding and closed cell foam insulation wouldn't it be pretty durable? You can add 12inch on center to the floor and roof for cheap(~$500). You can take designs of bathrooms from commercial lines and see how they do it. Add a few coats of rubber roof coating. You could probably do metal roof and siding, but may not need to. I'm wondering if a half roof deck could be installed on top and the rest solar panels. The options are unlimited with diy. I read that keeping 10k and under weight axles allows you simple registration. I would put the kitchen from this video in the center over wheel wells. Bathroom/Kitchen/Bedroom. Maybe a sliding glass door on the back. Im dreaming.

Yes we're dreaming too. The challenge of the DIY is increasing durability without adding too much weight. That's why "homes" like park models and thows are built so heavy, and RV's are built so lightweight, and we've all heard horror stories of RV problems and specialty, lightweight, expensive parts. The build we are thinking of, we are going to shy away from the closed cell foam. It has a tendency to crack and disintegrate when in a home that is being moved around a lot or over long distances. Plus it's susceptible to mold and mildew, especially if you are not 110% waterproof. A 2 x 4 frame would allow plenty of R-value from standard batt insulation or even foam board. Great ideas!

She's the decorator! Most of his suggestions come from years of creating her visions in various homes, so he's really just completing her thoughts! We've lived in a home with a small turn around stair case and the only way to get the mattresses up to the second floor was over the loft railing. It's all just experience speaking!

We are finding that a lot of RV Park Model home builders are adding porches and that’s understandable for that market if they are placed as designed on a temporary RV lot or at a lake or something along those lines. For more permanent installations agreed that a porch can be added later. In any tiny house since the interior space is small, many folks want an inside/outside feel with additional outdoor space so that’s why so many are adding decks and porches.

Thank you for your comments! We've stated many times that the quality of the ITH Amish built homes is amazing and we would gladly purchase one. In fact a couple of their models are still near the top of our list. Prices are expensive all over the country. We're just presenting options and thoughts as they come into our mind...for example is the build quality of mobile homes good enough nowadays where you can confidently purchase one and get more square footage versus the quality and price of a tiny house. We are investigating all of these factors in our journey and documenting them for other people to think about. We fully understand that the smaller homes that are built by ITH have their place but they aren't for us. They could go along way to end the homeless crisis we have in this country. We in fact appreciate and support ITH in most of their efforts. We have had some trolls on our channel that chastise us each time we even mention ITH. We basically stated that their videos don't do their quality justice (which was actually a compliment) but you'd have thought we had blasphemed Jesus. Any dig or side comment we make is from a place of jest to raise the ire of the trolls. Paul sometimes mixes up his words when speaking and says "mobile home" instead of RV Park Model and so on. We mean no true harm to anyone and as we said, we may end up purchasing a home from them anyway. We did stay in the smallest home they offer to see if we could handle the super small size and it wasn't a full time option for us as a couple. Again, ITH is due props for what they do, but there are other options out there for people, including us, and we are exploring and comparing before placing our hard earned money on the line.
