Located in the historic town of Ingot or Silverton in 1862 where the old timers mined for silver, copper, & zinc. An old stamp mill for crushing rock is located near the SW corner of the property. There is also Coronado Mine just east of that. There are possible signs that Elk visit the property. Old roads/trails run through the property.
The Assessor's Map labels the old Fitzsimmons and Wonderful Lode Mining Claims from the book of Patents. Little Cow Creek containing fish runs through the property and is year round. To access most of the property you will have to walk (if the creek has slowed enough) across Cow Creek or use Donkey Mine Rd. Donkey Mine Rd would be for physical driving but not deeded access to reach the property. GPS coordinates are needed to use Donkey Mine Rd off of Oak Run Rd in Oak Run. The elevation is about 1,200 feet. Pink tape marks approximate Hwy 299 frontage. Only 15 minutes from Redding. Owner may carry with 1/2 down.

Personally, deeded access, water rights, mineral rights an option to be considered and if you could have all three deeded, then it is one step forward which the next vetting is location, location, location and followed by who are your neighbors? Finally, the price and terms of the sale compatible with the buyers ability to hold. Win Win solution is another positive to be considered. I hope the agents involved are considering all factors mentioned and with full disclosure which California is noted for during escrow. If all is cleared of bumps along the way during the vetting process then go get it but always make a comparison with other properties in the area and outside the area in other states. The weather is acceptable but again, weather is only one option to consider but the bottomline is the full need to own and use the property to its fullest or just sit on it for future flipping. A suggestion to the agents who wish to increase sales of their inventory, find a way to make the escrows a Win Win for both buyer and seller and your sales should increase nicely. Full disclosure and proper documentation and historical disclosures and you will become a very desired agency seeked out by many just by word of mouth. Good luck ..

Beautiful area; however, the U.S. Environmental Protection Agency (EPA) 3/5/24 proposed to add Afterthought Mine near Bella Vista in Shasta County, Calif. to the to the Superfund National Priorities List. The NPL is a list of known sites throughout the United States and its territories where historic releases of hazardous substances, pollutants or contaminants pose significant threats to human health and the environment.

If you had 80 or more acrea's with OWC with the aforementioned wishes, give me a shout. Never know, I have been known to buy when most would not touch it and spin it to be a winner. But, of course, it depends on many things which I am sure most are accustomed.

No deeded access and what about the mineral rights and water rights if any? Cheap, yes, but cheap is always good except the location location location is always the only key factor after price. Land locked property has a history of issues mostly negative. Could this be an exception? If so, elaborate in your next followup video. On top of all this surface evaluation, the Owner wants 50% down, wonder why, maybe is initial investment and anything above that is icing on the cake, not privy but from experiences from investment in California a person should do a thorough vetting of this or any property for sale and then compare it with the current politics. Afterwards, you like what you see, go for it. but there are other options elsewhere that be compatible. Depends on the wants and needs of the buyer. I wish whomever buys this property the best and if possible do a followup video in the future of their eventual outcomes. Hopefully positive.

This property should be the same as the other 2 with the same creek and in the same general location that I have listed on my channel, access is from Hwy 299. They are not land locked. The physical access is crossing the creek and that is the tough part if it is in the winter months. As regards to the mineral rights, they are 0 to 100 feet down all yours. After that they are reserved.

The highway goes to I-5 in Redding and east to Burney, CA where Famous Burney Falls is located. It runs to hwy 89 and hwy 139 in Adin, CA.

About 200 to 300 Acres on the side you are on would be great. I've already pictured one hell of a dirt track for motorcycles and off road vehicles. I'm not sure what it would take even if it's legal out there. I know in Florida it's hard to find anywhere to ride that's decent enough. And it costs out the ass when you do find a place.

Thank you for the comments! You can enter near the Afterthought Mine or down the road more. You do have to cross the creek. There is also a back way in through Donkey Mine Rd in Oak Run, CA.

On this property shown in this video, what if the border owners on all four sides refuse to allow foot traffic and enforce trespassing laws, how would the new owner of the land locked land gain access other than by air or stream ? Is there something that needs to be shared? I am sure access is not an issue but never know. In summary, this property is a great pick to acquire but the surrounding legal red flags cause me to be cautious otherwise I would have already contacted you with an offer.

Great question! Your legal access is from the Highway. I don't see how that would ever be blocked off so you can't walk into the property. If you were to say drive in the back way and you did this consistently for so many years, then someone blocked you. You may be able to get a "prescriptive easement" for that way into the property. You would need a real estate attorney of course.

How far from Redding CA. Are you from? The first acreage you showed was 398 acres, correct? And this one is 26.5 acres correct? What's the price on each plot? Do they have a good plot with around 100 acres? And how do I get ahold of the owners or realtor? It's beautiful up there but I'm not liking the acreage on one side of the hwy. Or the other. Would they consider a split between the two sides?

My office is in Redding. This property is not far, maybe 20 min. The prices of all the properties is on the Thumbnail of all the videos. I don't have anything at the moment with 100 flat acres to it. I am selling this for the owner. The highway actually splits one of the 2 parcels in half. A lot split is not something the seller wants to invest in, he just wants to sell the property as it is. I will have more like this one coming up soon.

The San Andreas Fault looks like it is in the ocean as far as that being the closest to this property. This property is very Northern CA and in the middle of the state from east to west basically.

I use the Garmin Montana 700i. There are different versions depending on if you want the emergency locator integrated or not. You can buy cheaper models as well and you can get them from Garmin and Amazon just to name two places.

Just after central Ingot which is just a population of a few people. Here are the directions. Hwy 299E to the My T Fine Store in Bella Vista. Go about 11.7 miles to the town of Ingot. Look for town sign. Property mostly on the right a little further down the road. Look for pink tape on the road and a real estate sign.
