Agricultural land in Montenegro is expensive due to scarcity. It’s mountainous, and the coast is quite rocky so not fertile ground. Serbian rural real estate is quite cheap. Eastern Hungarian, Romanian and Bulgarian rural real estate are affordable too.
Well. That's because you don't understand investing. The price you pay on the market for an investing-grade asset is always a discount rate for a participation in future expected profits. Live and work in LatAm, Socialist countries and you will start to understand why the world appreciates one culture over another, notwithstanding that the numbers reflect the truth anyways. To be honest the house is at a fairly good condition. You could just renovate it and upgrade the surroundings a bit and voila! I would probably try to buy some more land around to reach say 40k m2 and then install a mini PV plant and start a mini almond farm for income.
I am considering Montenegro, too. Have been here since January getting to know the country. Just wondering what your reasons are to not go on with the project. You mentioned personal reasons but could it be also politically? Do you change the country for your plan B? Whould love to know more about your plans.
Nice land but for less than 1 hectare with building on that must be demolished I think your price is way off. Right nextdoor in Serbia you can buy the same and much better depending on the location for USD 30-40k.
Serbia is cheaper for sure. But you are not surrounded by such beauty and the Bay of Kotor down the road 🤷♂️. Land is more expensive in Montenegro than Serbia in general.
Money aside, what made you buy such property in Montenegro and not Hungary? I am asking since you uploaded a similar video for buying farmland in Hungary (I believe it was cheaper)

The lot you walked us through in the video looks much larger than two acres! Just curious, it's residential zoning as opposed to agricultural zoning correct?, just bordering on neighbouring farmlands?
