In early 2023, I purchased the small town of Cornudas, TX.
3 mobile homes
Cafe/gift shop
6 spot RV park
6 bed motel
If you map search Cornudas, TX this location will pull right up! It sits along US HWY 62/180 in Hudspeth County, TX. This is located about 1 hour east of El Paso, TX and 40 minutes west of the Guadalupe Mountain National Park.

Don't forget signs strategically placed, outside town both ways, facing back twords town "Received a ticket? U should have bought a squirrel errrrrr burger!" Nothing like the cops lighting U up! I like to call it "mood" lighting! Look in your mirror, see blue flashing lights, note how your mood instantly changes?

You could possibly form a jurisdiction. More important for security you could form your own constabulary, especially if Cornudas existed as a town before.

My parent's lived on well water. Since the town depends on it, have a complete replacement set of equipment on hand and make all components modular.

I live in a semi rural neighborhood..we have well.water...but we have to buy water to drink.

It's all about making money. I would consider focusing on older folks who live on a SS. Check. 6 RV lots at 300 a month is 1800. Then the motor in is great as a studio and a place to park a car. 500 a month each. There is a huge and growing market of older people who pay 800 bucks a month just for a room in someone's home. They would love to have their own place. You have a lot to offer. Good luck

What a great opportunity!! If you would gear that place towards motorcycle riders you would have a gold mine. MC riders have an incredible network that you could easily tap into. I'll be watching for future changes, good luck Jon.

Hi Jon. Thanks for the tour of Cornudas. What a wealth of potential! I definitely support the gas station idea. Maybe there's an oil company out there that has a support program for new gas station start-ups. If nothing else, park a couple of tanker trailers on-site with regular gas and diesel fuel. Love the kitschy road sign and the indoor chuck wagon. I think that you could partner with smaller businesses initially and give them some price breaks for setting up a new business. A used car dealership, a tire shop, bike shop, an espresso stand, a car detailing business or a roadside attraction. Whatever gets traffic to pull over. Something that would complement your town's designs. If you had a circle of pioneer wagons or teepees, you could have an outdoor western rest stop with barbecue snacks and a firepit. Since the stars are so available, set up several telescopes that people can stargaze through at night. You could build a giant telescope observatory and light it up with spotlights. I can see the sign now... GIANT STARGAZING TELESCOPE! ONE MILE AHEAD! Also... Southwestern art gallery. Vintage records & tapes. Electric car charge station. Cowboy hat & boots shop. Native American flutes & dream catchers etc. Overnight truck stop parking. Super clean restrooms!!! Good luck Jon! Happy trails!

I rode my motorcycle out there once, when I still lived in East El Paso. Was pretty much just head East on Montana RD, past red sands and keep going. There was a weird little farming town just North of there. Went out there to look at a horse trailer for sale. I like the area, you might get some business from people heading between Carlsbad Caverns and El Paso.

Get a gravel drag, and pull it all around the property with a quad. Smooth all that granite/rock down, removes dried weeds fast

Plant an oak tree they last 200 years and will be there long after your gone, and will help sell your property when it matures later if you should decide to sell.

Definitely want to put a giant statue outside the cafe so tourists stop for photos and then buy some food or gifts. Maybe one of those photo walls where you stick your head in? Also maybe a "free petting zoo" sign for those donkeys? And then people buy food and gifts

Awesome! I was happy to come across your video. We used to stop there a lot in the early 90's. I remember meeting the ladies that owned/cooked there. Caps were hanging solid all over the ceiling. Pies were sold, burgers and I think canned drinks. Would certainly take a drive to go back and visit as you get things opened up. Thank you.

I saw mamas cafe once on Texas country reporter, the woman had been there for some time, we use to stop there every once in awhile when I was hauling cattle to Peyton’s packing in El Paso, the place is out in the middle of no where so to speak. good luck on your venture so I respect your energy.

Hopefully the well came with a Public Water Supply (PWS) system. I owned a PWS hauling company providing drinking water to a lot of small venues west of Austin. Most of those venues had no idea the cost and management of a PWS. It was an expense they had not budgeted into their business plan. As a Restaurant it will be required to have a PWS. You just can’t provide untreated well water.

What a ridiculously fun thing this is! I think you are not looking to live there but rather to make a profit off of dividing this, which is really too bad. It just doesn't feel like you even like the place much, really too bad. I am sure someone who fell in love with this could have bought it and turned it into a lovely place for others to enjoy and to live having a great time, under those stars. Thank you for sharing!

1:53 those bicentennial plates are rare as. Vic stopped printing green and white plates in '94, and stopped doing the pressed slogan in 2000, and of course the bicentennial plates were only done for that one year. That's a cool piece of memorabilia you have there. It's really weird to see such a collectable piece of local stuff so far away from home!

Idea. Get another tank so ypu have 2 250 tanks. Hooked up to a old 1920s or 1910s glass top pump that's been renovated. Would be awesome, return the motel rooms to car parks also. I would pay an extra 30$ a night for my motel or hotel to have its own car port, that would be super nice to come and not have a 10,000° car. Another thing, start converting the town for solar input with a generator and a large capacitor for like a cell station. So your entire town can run off that capacitor for weeks at a time, and you don't pay anything for power, then charge like 3$ or 4$ per kilowatt for electric recharge abilities. If the capacitor runs low kick on a generator that will run for 2 or 3 hours and recharge the capacitor to a preferred lvl, not full but enough it would have to kick on for another 3 or 4 days? Depending if there is another car charging. Those things take a lot. Get a Edison motors solar charging system or something about like that.

You need to learn how to run a backhoe! Repair/replace water lines. Get the resturant going. Bed & breakfast the motel rooms. Solar is great but expensive, Propane or NG are clean and reasonable despite what the Government tells you. Keep lights to the minimum. The west Texas sky is fantastic!

market to the Guadalupe Peak hikers. Lots of folks hiking Texas highest point but there is no place close to stay. The park only has a small RV park.

very nice potential, if there was no limits on budget what soever i would redo all the interior of the main house. fresh paint and new carpet in the bedrooms. then hardwood floors in the rest of the house, also fix all water lines and electrical lines. then id want to install a much larger water reserve tank probably 30,000 gallons just to be safe. and install an electric supply combining solar panels and alternators on a windmill going to a power bank in the storage shed. electric meters for all separate houses and the rv park and diner, but most importantly gas pumps and a small auto garage. and possibly a few new small houses for the mechanic and maybe a handyman in the future

So much potential... Add a convenience store and gas station to that cafe and gift shop. Create some truck parking and you have a really nice rest station for truckers and people passing through

I wouldn't do just emergency gas. I would invest in making a new/legit gas station and incorporate the diner and the gift shop. Make one building that does it all. Get a good 10 pump stations and some Semi parking. You'd make a killing

Invite people to come in and run the businesses. Hotel, Cafe, etc. If I wasn't already gainfully employed, I'd trade being a handy-man for lodging.
