I live in Corpus Christi. I pay 750 a month for a 2 bedroom 1 bath apartment 1 mile from the bay. My electricity bill is about 250 a month. This is a great place if you like the outdoors fishing, boating etc.. The weather is nice af much better than anywhere ive lived in Tx.

The State lowers the property taxes but requires all towns and counties, school districts, etc, to raise theirs. No one mentions that.

Ask ANY AI about the crime rates about the cities recommended in this video. Mic DROP!! The only exception to this is the #1 City mentioned in this video... Brownsville, which frankly comes as a surprise to me. Brownsville seems to be worth looking at.

Brownsville: High Crime, Not a place to meet singles (trust me), lots of poor people, Corpus: The meanest people in the country (no kidding), high crime, bad drivers. McAllen: More cosmopolitan but that's like saying "I'm the best ballerina in Galveston". High crime, many poor people. Odessa and Wichita Falls: Lots of people who live in trailers and low income (also no dental plan). Waco: You can do better. Amarillo: Isolated and brutal winters. Lubbock: Nice town, check the crime rates with police though. El Paso: Actually quite nice town and people, isolated though and in the Mountain Time Zone. Abilene: Perfect little town, quiet, nice people. I am a Native Texan and know all of these towns quite well. Have lived and or worked in all or most of these towns including McAllen, Brownsville, Corpus, Waco. I would also recommend: Midland, College Station-Bryant, Georgetown and Temple.

I'm a proud, hardcore Texan but there's a reason for the lower cost of living in some of these towns. Not all but some of these towns aren't exactly the best places to live. Brownsville on the Mexican border?? One can only imagine what goes in and out there. They didn't mention crime rates in any of these cities. Or the school ratings. Those are important. I will say in the big picture Texas is great. But I'm biased.

Border towns aren't necessarily more dangerous. I am willing to bet Brownsville is a hell of a lot safer than Dallas. I lived in Dallas for 47 years. I finally said to hell with it after paying $11K in property taxes and having my home burglarized with no police response for 2 days after it happened. I am outside of El Paso now and it is much safer here despite all the fear porn on the news.

McAllen was named the safest city in the US not too long ago. You can’t drive within a mile range without running into a police vehicle. I would go to the park at 3 a.m. like nothing when I was a college student and a police vehicle would always monitor the area throughout the night. It is pretty safe! But this is one of the main reasons why many people are moving in and are making the housing affordability nightmare for locals, what used to be 250k before the housing bubble of 2020, it is now close to 500k. Not to mention, the high property tax!

Dallas & Houston are WAY more dangerous the McAllen & Brownsville. The border is not really a factor.

Only if you are in the Socorro School district. The imbeciles in charge of SISD spend money like drunken sailors. They even have their own police dept for the school district! (with expensive cop cars for them) Why does a school district need their own police dept in the Safest City in America (of cities 500,000 and up)?? El Paso is a very affordable city (if you stay out of the Socorro School District). Like I said before, El Paso is the safest city of 500,000 and above in America. 80% Mexican but 95% of them speak English as a first language and very very friendly. (Hint: Mexican-Americans are very superstitious so they can't refuse when asked for help...they don't want Karma making things even). EVERY place in EL Paso has at least 5 Authentic Mexican restaurants within a short driving distance. (I would call El Paso the Mexican restaurant capital of America.) It probably has more Mexican restaurants per square mile than anywhere in America And with so much competition in the Mexican restaurant business, the prices are very low (about half of what it would cost in Dallas for the same dishes). And if that is not enough Mexican restaurants for you, there are hundreds more a short drive across the border. Hint for non-Mexicans: Mexicans are NOT staring at you...they love to learn the ways of other cultures so they are observing. Approach them with any questions you might have they will be very happy to converse with you. Their approach to life is that everyone is a family member therefore you seldom see a homeless Mexican. "You can always add another potato to the soup", Mexican saying for anyone that might show up unexpectedly. Years ago, I used to be in charge of bringing in to the city an entertainer for a chain of restaurants (yeah, that chain) to do school shows. The entertainer came in from another Texas city. He would tell me, "What I like about El Paso is that even though it's 80% Mexican-American, they are very Americanized and I can converse with al the kids. It's not that way in other Texas cities." I told him, El Paso Mexican-Americans have been around since before the Wild West gunslinger days. There are 5, 6, 7, 8, 9 generation Mexican-Americans so when migrant kids come in, they they quickly learn English from their new friends at school. That's why it's important to get those migrant kids into schools quickly so they Americanize."

@@whistlingsage9817 BUT, those immigrants are from lower South American countries and are asking for asylum, so they are turning themselves in to the Border Patrol to start the process. They are IN THE Federal System. Don't make it sound like the streets are full of them. In fact, I have not encountered even one of them. They are IN THE FEDERAL SYSTEM off the streets. The federal system absorbs them into other cities to away their court dates so we are NOT "up to our neck" in them. To a white person that doesn't know the difference, they might "all look alike", but to any Mexican-American, they look very different and dress very different. Ask a Mexican-American to point out the South Americans to you (if they can find any). I think you are seeing the same Mexican-Americans that were born here and grew up here and thinking "We are up to our necks in brand new immigrants!!! Run for the hills!!" If it were true that "we are u to our necks in them "the housing could not absorb that many overnight. Thus, the federal system "absorbs them" by moving them around to other cities. So, no matter if you live on the border or a city away from the border, you are all getting immigrants asking for asylum in your city too. Any NO city is "UP TO OUR NECKS IN IMMIGRANTS!!" btw: we can tell which president YOU voted for by your lack of knowledge and your willingness to pass on a false narrative. I challenge you to film "In The Streets Of El Paso" all those up to our necks immigrants. Everybody carries a camera in their pocket daily so you don't have the excuse of not having a camera. And don't show us the immigrants at the border, I want proof positive of those up to our necks immigrants ON THE STREETS OF EL PASO. If you do not provide proof, you will be renamed Chicken Little, the one of "The Sky is Falling" fame. And remember, we know the difference between Mexican-Americans and South Americans so don't try to pass off Mex-Amer as South Americans.

McAllen used to be noticeably cheaper before being named the safest city in the US and the housing bubble of 2020. Since then, everything has changed. It already had high property tax rates, now it’s horrible!

We live in the Mcallen area and it is absolutely horrible here now LMFAO (keep in mind I was born and raised here in the valley and have lived here my whole life). We're actually looking into moving out of the valley soon. The prices of houses skyrocketed and got absolutely ruined by people flocking from other parts of Texas and the US. I also agree with the other comment on this thread. It is absolutely ridiculous to claim McAllen is the safest city in the US let alone Texas. It made sense to live here because, well besides literally being a born and raised native, housing was cheap. Now that normal houses land in the 250k-325k range why even freaking live here. SPI got ruined years ago when tourists started flocking to it for spring break and now the whole valley is basically ruined. Traffic, flocks of people, housing/rental prices, car markups down here you name it. Everything went to shit!

Worth noting is that except for Waco, all of the cities are outside of the DFW-Houston-San Antonio/Austin triangle (aka the "Texaplex")

These are not towns, these are cities. I live in a town in Texas and there are hundreds of them and the cost of living in most of them is generally less than in any of the cities named here I'm sure.

To be perfectly clear Texas is on its own power and not dependant on the national grid. Notwithstanding, other than 'co-ops' there are several wholesalers who one can purchase their power from, but again from one grid system. 'Power walls' , generators and solar panels systems usually get the back-up needs taken care of. If one has the initiative / determination and engineering primus or pays someone to do it for them "solar panel systems" (both grid tie and battery bank) are the way to kill the beast; especially battery bank systems. Strictly for back up.....a "do it yourself" system can be accomplished for $3-5k, a self reliant for $8-10k.

Cheapest place to live in Texas? That's decent? A real answer would be an unincorporated area an hour or so out from a metro, 10-15 minutes from a small/medium sized town, and 20-30 minutes from a county seat. Go find that and you'll find a decent house under $150,000 with some land, no HOA's, and commuting distance to major shopping/conveniences and major metro close enough for a day trip. One region I would recommend would be the SH-31 Corridor between Waco and Corsicana for "starters".

Exactly what we did in rural east Texas. Close enough for shopping, etc distant enough so it’s not too people-y. A bit of land for garden and small critters. Annual taxes less than $300.00

Texans know not to ask where someone is from, if they are from Texas they would have told u before u asked, if they arent from Texas u will be embarrassing them. So, we dont put down others. I was not born in Texas as already covered, Bulls, heifers, horses, and mules dont kick Texans, i am in my 60s, rode horses before walked, war vet, paranoid old vet, call myself Texan, ... so "biz city guy" want to remind me i am not a Texan due to i was not "born" here? Oh while i was a USN USMC Corpsman i out shot all of my units Marines, except one the Sniper who woldnt let me use his fancy rifle (i didnt tell him i had no idea what those dials on the scope was for). Am i a Texan? True Texans ... ride, shoot, lose a battle (hint Alamo, and not car rental) and call it a legend. Just as people not from the USA can become citizens of same properly, people who also can show how to be a Texan to be one via knowing why Texas is Texas. Agree those who are winter Texans ... have ever been to panhandle Amarillo and north during the winter? Snow birds usually go to FL. Just like once a Marine always a Marine even Corpsmen ... once a true Texan always a Texan. Cant be born a Marine, sadly many born a texan arnt. Not mad at ur statement, Texans teach mentor, like "bless your heart" if a Texan that statement to a Texan (southen states) is perk ur ears and take a quick look at ur self, but not Texan (or of a southern state) is a Gibbs (NCIS etc) slap until they leave, or their head is shaped ready for a Stetson. So get rid of your briefcase and pocket protector for a while ... go to a small TX town with folks not city biz types ... put on a stetson and ride until u are bowlegged, then go visit those TX cities to see if they are going purple.

I just moved to Texas coming back from Egypt. Before i left, i was going to buy a house... but i changed my mind. Before, my little sister lived here since 2012, she sold here home just in time. Right before Californians flocked to her neighborhood, crimes sky rocketed and burglaries started.

I have lived in Texas all my life. We have been in a home for 18 years and have seen the property taxes nearly double. I have protested the appraisal district and they don't budge much. They are having a lot of people protesting property taxes because it's getting to where you are going to get taxed out of your home. When you hit 65, they do not dramatically drop your property taxes as someone had mentioned in the comments. I was told by our appraisal district to keep protesting until you turn 65! They will freeze it at that point. People have literally been moving out and away. By the way this is San Antonio, and it's expanding like wildfire. Our electric bills are very high, as is our water bills. People are complaining but nothing happens. San Antonio is turning out to be a super busy place to live and where traffic starts looking like Los Angeles. Our crime rate is also going up. They are also building apartments everywhere there is soil. No rhyme or reason to where they place them. It has surely changed a lot here in the last 4 years.

Military and can’t wait to get back home. We were lucky to at least have 3 years in Dallas for recruiter duty. We are in Georgia now and it’s just not the same. Trying to keep my Texas state of mind ❤

Not living there (see post above) but will be buried in family plot E of Dallas or in hubby's family plot near Smithville. Both families go back to the late 1800s so we're not newcomers to the state, just will be coming home to our permanent resting place.

Living anywhere in Texas west of I35 is tenuous based on declining water availability. The Oglala Aquifer (Panhandle and South Plains) is falling and not replenishable. Southwest Texas has been and will be dry.

If you move to Texas, specifically the Rio Grande Valley, keep in mind that our Hispanic community is large and a majority of us believe in God. Here, we prioritize the protection of our family, our friends, and our belief in Jesus Christ. We choose to love and be kind. Everyone here is (for the most part) like family; since there is a lot of rooted history here, I do not mean this figuratively, I mean this quite literally. The men here are very strong-willed and will bear arms if need be. They rise to maintain the protection of our state’s strong core values of family and faith. This is an admirable trait because they do so to love and protect not to fight and be distasteful. So, to make my point: Do not move to the Valley if you are uncomfortable with this way of living. I say this earnestly, as you may envision yourself to move to an area that is cheap to you but will cost you great discomfort if you are not willing to accommodate yourself to the community. I would not recommend you to make this move to Texas (and especially the Valley) if you do not like what you are currently reading. So bear this information in mind. And if anyone here has any questions, please ask. I have lived and traveled frequently over the state of Texas, the cultural difference between the RGV and other towns/cities in Texas are vastly different.

STOP coming to Texas. We are overwhelmed here. You are making it unaffordable now. People can’t afford to buy homes now, only rent. Infrastructure can’t keep up. The school systems here are not good. Just stop. Go somewhere else. Plus, you lose you a lot of rights when you come here. Governor is terrible and it gets HOT here. 100° days most June July and August.

Move know your constitution rights, you don't give your ID unless you are arrested. Been to Round Rock and Austin. Both cities are overated, cannot go dinner for under 60 dollars. Breakfast 25 2 40 dollars. Forget no state income tax, that's overated lower property taxes. Then you have Samsung and Tesla draws talent. Gotta pay to play anymore.

We've lived in the Ft. Worth Texas area for 60yrs and are wanting out. Property and school taxes are out of sight. Also Texas is over run with illegal aliens and 40% of the population only speak Spanish. It's a nightmare when you go shopping and can't find a clerk to help you that speaks English.

There are a lot of hidden costs for living in Texas. Especially if you live in cities. The property taxes are THROUGH THE ROOF, with some new construction in less affluent counties reaching $500-600-700 A MONTH in property tax. My wife and I are from North Central Texas (DFW Midcities), and lived there for 35 years before relocating to Arkansas for my career. We've thought of going back now in retirement, but not sure WE CAN AFFORD TO. All the goddamn Californians moving there any trying to ruin it like their own state...

My rural 5 acres in the Rio Grande Valley costs less than $500 a year property taxes, because only a half acre of it is considered residential. I can't complain about $350/year property taxes. Just move to the country. The problem is school taxes which can push $1000/yr.

Odessa: OK Corpus Christi: Wasn't this 1 of the 10 Most depressing cities to live? I admit, it's nice during the Spring, but some beaches are nasty. El Paso: Extremely hot during the summer. Lubbock: Actually decent. Good jobs and Texas Tech games are wild. Abilene: An ok town close to the DFW. Waco: Between Austin and DFW. Baylor games are fun too. McAllen: Meh. Amarillo: Really nice. Decent jobs and must see nightlife. Wichita Falls: Decent. Brownsville: Dangerous along with constant hurricanes. Also consider: Seguin Some other towns a half hour from Austin. Katy Luling and Lockhart for BBQ Hillsboro for the Shopping Outlet (What's left of it.) and nearly an hour from Dallas/45 from Fort Worth.

Sorry to break it to anyone watching this. The average MINIMUM rate may be $1100 for a one/two bedroom apartment. Have family in Oilfield work and they can't even find a decent place to live for under $2500. Those renting homes in some of these cities think because they work Oilfield work they have money to burn. This is definitely not true especially if they are just starting out depending on what company and crew they are on and production factors can determine what they make for Salary/Hour. Those in the Oilfield towns and cities want to price apartments and houses up so much. They have to have multiple people renting one to three bedrooms and then sleeping in shifts or having to stay in crappy Hotels and Motels for double what an apartment or home should cost for rent. Best advise do your Research on everything especially Crime to closer you get to the borders.

Where O live with my son, there are "15 minute Smart Cities", going up all over Austin. Need to get out of Austin before I can't get out. Houston will also be building 15 minute cities too. These two cities are building apartment complexes on every empty lot and the rent starts at $19,00.00 a month.

Too many moving in from Dem. states and far too many sneaking across the border. So at the age of 62, I pulled up stakes and left the state for good. Demand will be rt evictions, foreclosures, bank failures, etc. Someone is not following real news. 2 reason for border cities with low house prices is a) the open boarder lot of houses etc get damaged, b) many trying to leave even lose on house sale, but most know to steer clear even offer is to be paid to take house. Notice your stats dont cover crime? 3) banks [not lending] and high interest even most upper middle, and lower high income cant afford to buy a house. 4) i am a Texan, and live here. Have family, friends, and even myself been to most of the cities covered here, something housing sites dont cover is percentage of housing is classified as livable in low end, and same pct of houses above fair price.also cost of livability rt increase of costs due to theft passed onto customer, and biz that can afford to move out, and biz that cant. 4) So avg, mean or median cost is useless on livability scores with every thing going on in USA; but TX, FL, and few other states are doing better on livability including crime#s sadly this video needs a lot of more stats and reminers like safety of boarder states, not just boarder cities.
