Agreed. Congratulations on this find! This is an actual fantasy of mine (finding an architectural home that just needs TLC), so I’m definitely interested. I am amazed at how much of the original, unique, or high value parts of the house are still in tact. I would be tempted to keep as much as possible and donate all papers to the appropriate archives. Looks like you have enough there that you can sell which can help pay for the renovation!

Please consider asking universities and architecture museums if they would like to acquire his papers, especially any that he taught or presented at! That way, the institution will archive all of the papers and architectural renderings. This is a rare collection of intact midcentury history. You'd be contributing to scholarship on the architecture, aesthetics, and values of the era.

I would like to know how someone can sell this property if it has been abandoned. Was it left to a family member? Is it on somebodies private land so they can sell it? How long has it been abandoned for--- 5/10/20 years or more? There are so many unanswered questions. I get frustrated not knowing these things. I wish these two youngsters all the very best of luck in their endeavours with this rare building and contents. I am sure a lot of the findings will be valuable and it seems easy to sell stuff online these days. GOOD LUCK!

First time commenting ….. girl we would totally watch the renovations. I’m in my late 50’s and I love watching your channel because of your creative talent. You have just acquired a time capsule of a time when so much detail and quality materials were used to make homes. That home is loaded with furniture, with restoration is worth a lot of money. The stories you could share about the owner through the letters and the things you find would absolutely be interesting and would be a treasured gift to anyone in his family. And the fact that he was an architect is even more cool. Also, I am assuming it is your boyfriend behind the camera - his humor is golden… I enjoyed his comments and watching you interact with him. There is no question about the daunting task you have ahead of you…. Water damage is the most difficult to deal with when restoring a home. I also think it’s cool that you want to restore a lot of the home to its original beauty while also doing what is needed to modernize it as well. And speaking from years of experience and suffering serious health issues I want to share ... take the mold seriously… wear a mask …. the amount of mold in the house right now can cause serious health issues. And whatever you choose to keep you will want to treat for mold spores even if there isn’t any visible mold. You’re more than welcome to message me for more information and there is a wealth of information on what can be done to remediate mold. Some might tell you to just throw everything out however there has been some advances in science that show you can remediate items.. it’s not cheap but doable for the things worth saving. I am beyond excited to see you and I think your boyfriend is going to help (don’t want to assume :).. anyways …… I would love to watch a treasured mid-century modern home restored with all the quirkiness and talent you have to offer … and based on your boyfriends comments he sounds like he’s cut from the same cloth as you so that would be an added bonus.

Just to ask the inspector to breath in her new home will cost her $500 CAD in a permit. To walk on her floors or to pull them all up? That’s another $500 cad permit. This is Canada- big brother is always watching with huge fines over your head if you decide to do a little thing without permission. The Canadian government doesn’t trust our own will to live so they babysit us at every step and charge us a premium to do it because think we are all stupid. One thing tho’, I don’t think the ceiling can (or should) be “patched”. With years (apparently) of water infiltration and subsequent mold, I think you wanna take the entire ceiling back down to the bare rafters… then remediate, repair or replace structure as needed, re-insulate, and install all new gyproc. p.s. This housei s full of mold - that is why she got a deal! Mold toxicity can be debilitating. To walk around without a mask/touching everything and thinking you can save some of these pieces is being uneducated. Checking for mold/or for these houses - the extent before purchasing is a big mistake. Even if buying - recognize how much will have to be abated and most things are garbage bc of the infection. Yea once something has mold there isn't really a way to remedy it. Majority of the time it will come back bc it has crazy perseverance. Think of it like a big loaf of bread yea you can throw away the slice with the mold on it but it's all gonna become mold very quickly after. Some surfaces could be cleaned to remove the spores. But last thing you would wanna do is keep that couch if it has mold in or on it and then in a few years max your health turns to hell until one day you finally notice something off with it or the fabric rips to reveal a nest of mold. My uncle and his family just moved out of their home as one wall was slowly leaking and developed mold. They had chronic respiratory infections for years like 6-8 times a year, they only found out cause part of the paint chipped away at a soft spot and all you could see was the mold behind it. You could try to reupholster and repad it, but it's usually expensive to pay someone to do it. And possibly with enough chemicals any wood may be able to be saved. Sadly its kinda about priority at this point since the house is in such bad shape the furniture is kinda on the back burner and there's gonna be a lot of costs for the house so do you really wanna spend it on the the furniture to save it? She could try to sell it but it's gonna be hard and she's gonna need to be clear that this isn't a useable piece at this point. I just hope they take the mold very seriously bc if they leave even one moldy piece of anything in there all the reno work will become contaminated and this house will fall to even worse disrepair.

I'm all for a house renovation project but this is way beyond DIY. Some things you'll want to do ASAP - have the roof replaced, check how structurally sound things are as there appears to be a lot of rot especially in the ceilings. I was worried about you walking around in there. Check for mold and see what remediation needs to be done. Get dumpsters to empty the place out, once you're sure that it's safe to be in there. I think down the road it could be a gorgeous home but it will need tons of work and money. Depending on the mold and structural damage it may need to go down to the studs. There definitely are some treasure in there, those old letters were so cool!

I don’t know if laws and regulations in Canada are different, but here in the U.S. you need to watch out for asbestos & lead paint, especially in older homes. That’s being said, I’d get the insulation hanging from the ceiling tested to make sure there’s no asbestos in it before you guys start restoring the home. I’d also get the house tested for mold & mildew. I just bought a 100 year old home in the U.S. & our house has asbestos & lead paint. We had a black mold problem too lol. Happy renovating!!
