Understand the frustration. I have been in the mortgage industry for 25 years. The one constant, nothing goes smooth especially with a purchase. The appraisal and the inspection is what usually blows up the transaction

Just some wise advice..don't say "I bought a house" until papers are signed and keys are in hand. Plus try and stay under the amount you're pre approved for. It'll save you in the long run. House hunting is stressful but it takes time to find the right one.

The poor acting is really “rich” in this vlog! How can you continue to say you bought a house when you hadn’t closed on the property yet? I’ve purchased two homes and neither one was “my house” until the contract was signed and funds transferred to the seller. Not until then did I receive the keys, and could say “I bought a house”! Previous vlog a little “clickbaity”, hmmm? 🤔

I am going to make an honest statement here that you may not like. Your agent should have known this before you even looked at the house. He should have done the comps for that area and told you it was priced higher than most and that this under appraisal was a strong possibility. If you had known this going in, you may not have spent hundreds (if not a thousand or two) on your inspections and appraisal. Hind sight is always 20/20. This was an expensive lesson for you. Good luck on the next one. Get the comps.

This was a misguided video. Since you didn’t agree to the terms, you shouldn’t have shown it. It wasn’t your house. If you were determined to get it, you should have paid the $70,000. Otherwise, keep looking. Trying to get viewers to somehow feel you were misled is really wrong.

Sorry man, when we moved to Florida we lost out on 7 houses, 5 with offers above ask, 1 failed inspection and another the appraisal came back $55k less and we couldn't make up that difference but...we finally got a place after 3 months and it is absolutely the best. Perfect location, swimming pool, updated and a house we'll probably stay in forever. Hang in there bro!

I am sorry. I used to work as an escrow agent conducting home closings. Your situation is not rare, unfortunately. It was an unusual day that all my closings did not have some last minute drama. I even had one seller call three days after closing, when the buyer was moved in, and say she changed her mind and wanted her house back!! After I told her she didn't have any legal recourse at this point she cursed me out. She called every day for week to curse me. Home buying is terribly stressful. You're not letting anyone down. You're being smart and you'll find something better (with a roof that doesn't need replacing!)

Kyle, I was an underwriter for many years and as you see, the appraisal is used to protect you as the buyer. This happens a lot in crazy markets. You absolutely did the correct thing walking away. You can never predict the future of the real estate market as well. Everything happens for a reason, so hang in there. I don’t think he was Amazing at all. He let Kyle put an offer on a house that was only worth $70k LESS. If he was an amazing realtor, he should have had some clue that this house was not worth it. Thank God the appraiser did their job. Time for a better Realtor. HE dropped the ball on Kyle. He certainly was good on camera. And also good at deflecting any accountability in this transaction.

As an agent, your other option is to take your deal to another lender and get another appraisal if you feel as though the appraisal was way off. Your agent had to have run comps to know if you’re purchase price was within the ballpark. Maybe the seller will come round.

I’m so, so sorry! Real state buying is such a rollercoaster of emotions. Let me tell you, when I first bought my first house I lost the house I thought was m dream house. I cried like a baby and was depressed for a while but then turned out I bought a MUCH better house that allowed me to gain more equity for my second house which I don’t think would have happened with that first one I suffered so much for. Yes, this will be for the best in the end. I’m sure of it. Mourn the house, take your time, and you’ll find the dream one soon, you’ll see.

I am so sorry to hear this. I bought a house in 2021 and didn’t close until 2 months later. The sellers wouldn’t move out. They stayed an extra month from closing. It can be stressful,but we’ll worth it when everything is over. It’s a process that can be horrible, but having a good agent helps. Stay positive!

When I took a real estate class the instructor told us horror stories about deals falling through at the last moment because of bad appraisals. Don't dwell on this house, use it as a template for what you're looking for and keep looking!

"bad appraisals" never had one it my life More likely its "bad" because the buyer is overpaying for what the house is actually worth in current market. More common in a downward market like we have right now.

It was way too early to celebrate. We bought our first house last year. It took us 4 plus months to close. Everything that go wrong went wrong. Sellers had tons of open permits, wouldn’t give credits to close with open permits. Bank wouldn’t close with open permits. You can’t celebrate to your at closing signing the contracts and being handed the keys. It takes a lot of time and patience to buy a home.

Happened to us. I can feel the gut punch you’re going through. We went right to the last stage as well (I was packing closets for goodness sakes) and boom! Gone. Exact same thing, appraisal didn’t match. We couldn’t afford to invest anymore than what we already had as a down payment. We were only students at the time (hubs was med student). And that was that. Guess what? 7 mths later found even better house. Closed immediately. Moved in two days after Christmas! Celebrated the new year in our new home. Trust the process. I know it’s hard. But you’ll learn and grow and it will make THE house even better!

Keep your head up Kyle. Almost 1 year ago we sold our home, and purchased another one. The process was so stressful, and we went through some of what you are going through as well. Sellers can sometimes be interesting characters to say the least. There is definitely another home waiting for you. It will be the perfect home for you. Buying a house is like playing a game. Please feel that you didn't let any of us down. This is part of the process when purchasing your first home. There are many ups and downs. Learn from it and move on. Your dream home is out there, stay patient! Also on a side note, consider proper flooring for a dog. In the video of the house, all we could think of is how hard those floors may be for a dog with joint issues. Consider hardwood (with scratch resistance) or carpet (they have pet friendly options!). Something with easy maintenance! Fingers crossed for your next offer and keep your chin up. Thanks for sharing.

Kyle I'm so sorry to hear! It wasn't the one sadly, I just went through this process back in September. We were about to go under contract and it turns out the real estate agent had the taxes all wrong. It kicked us out of our price range, that's how off she was! We didn't get our home inspection fee back even with them making the error. Plus they used our home inspection to their advantage in the end. But a few months later we found a house we loved even more and it all worked out! The house buying process is not fun at all but its all worth it in the end when you find the house your supposed to be in! Were all here for you!

We just bought our first home and let me tell you dude it was not easy. I can hear it in your voice and trust me you are not alone. We went under contract on a house we absolutely loved and it fell through at the last moment (actually on Thanksgiving day). But the house we actually closed on is better for many different reasons. The hardest pill to swallow is "it was meant to be". I bought my house in 2003, back then it was a buyers market like you wouldn't believe. If you didn't put in an offer within days of it hitting the market, it was gone. I put in offers on 4 houses and missed out on them all because I didn't act fast enough. I did end up finding a house I liked, made an offer and I am still in it today. The kicker is, every single one of those houses that I lost is in a neighborhood that has gone way downhill. Good 20 yrs ago but today they are places I would not like to live in. Hindsight is, there will be a house out there you will find that you like better than this one you lost. Another big mistake first time buyer’s make is they look at all the bell’s and whistles of a house and think it immediately equates to value. It doesn’t always. Square footage is still king in finding value on a house.

Kyle, I am so sorry. Try to feel that the house you’re meant for is still out there waiting for you to find it. My daughter and husband lost their first house though they offered more than what was asked because the sellers went for another couple who said they didn’t need an inspection. Hi Kyle im sorry its happened to me this year too. Something my clients have done in the past is an appraisal gap coverage in the offer. “If the property does not appraise for the purchase price, the buyer agrees to pay up to $______ above the appraised value, but not to exceed the purchase price.”

Kyle, I had a similar experience. I was supposed to move into my house and the day before, my realtor called me to say the person that was buying my current house couldn't get the loan, so that screwed my plans up to get into my new house. I'm thankful now because I wouldn't have found the house I'm in now. At the time, it sucked and I was so upset and mad, but like you said, there's a reason for why things happen when they do.

Curious as to why you keep referring to the seller as "stingy"? In my experience, especially in this market, sellers aren't going to come off their number just because of an appraisal. She will likely find a cash buyer, so the fact it won't appraise doesn't matter.

Aw Kyle I am so gutted for you , same thing happened to me years ago but like you said it wasn’t ment to be bibs and something better will come along , I’m currently in a bigger and cheaper house than the one I was originally going to purchase so worked out for the better which I am sure will happen with you , good luck 🤞 x

So sorry Kyle. We tried to sell a house recently and had 3 offers fall through. We ended up renting it out again, which is something we really didn’t want to but we also didn’t want to let it sit empty any longer. It was discouraging for sure.

Kyle you let no one down, this market has been very tough for lots of people, and you need to do what makes the most financial sense for you. A lot of people get caught in the buying rush and make poor housing decisions they later regret. Trust that the universe has another house that is going to be as good or better fit for you, and when you get it you will feel like it was meant to be all along. In 2022 we did 5 house offers, it was our 5th that was accepted and it was still a rollercoaster to get to the finish line. But now we are so glad we didn't get any of the other houses. It will all work out!

Sorry to hear that. It will definitely happen, when the timing is perfect. Sometimes NOT getting something you want is actually a blessing in disguise. The next house you find that you like will most likely be a lot less hassle and have better sellers.

I’m so sorry that you lost the house that you wanted so badly. Is there anyway that they will come back to you if they can’t sell it to someone else? Good luck on finding a house that is to your liking. You never have to worry about disappointing any of us on what you do with your life. Whether it’s a life partner or house. That is all up to you.
