Buy the house, rent out the rest of the rooms and live rent free. Then when you move, use the whole thing as a rent house. Having a rental house in a college town is usually a pretty decent investment and you can live rent free for 2 years.

My friends bought a house in college and had roommates who covered the bills 100%. They just paid more to the principal and gained the equity for the 4 years.

Do the deal! You can always rent out the house if worst comes to worst. All the people who say not to do it are the exact people who call into Ramsey asking if they can afford a house when they have debt either in cars, credit cards, and or everything else. At the end of the day it’s a learning situation which will serve you a lot more as you grow up. I’m 21 and bought my first rental in Bakersfield CA so don’t let these people hate on you.

I bought a house at 19. Lived in one bedroom and rented out the rest. Had my entire morgage paid (so lived rent free). Saved up money for two years (since I didn’t have much to pay for living rent free), and am now selling my house making over 100,000 profit that I’m putting into building a house at 21. It is smart and very possible to do this at a young age. If this caller lives near a college, he will have no problem renting out bedrooms and having his morgage paid for while he himself lives rent free. Build equity and sell the house if you decide to move cities after graduation

I gross about 40k a yr I bought a duplex this year rent out one side and have a roommate on my side all my expenses are paid for I did that at 20 I'm 21 now. Parents helped with furniture so.

Sometimes getting a good roommate and living together is difficult to maintain. You have the relationship between the few people that has to go well and they have to abide by the house rules, etc., and sometimes will get you involved with their lives so that if they can't pay their rent, you'll have their excuse as to why, and have to decide whether to kick the friend out or not, and face more rent not being paid in the next month or having to find a new roommate. HAVING to depend on that is not a good idea imo, but not depending on it is okay. Hope that is understandable.

I get a house at 18 why rent if you can buy if you buy a house the money you pay of on the house you will get it all back or more . I'm 22 now I have two single houses in a fourplex . sold three houses I made money each time

@@benfehr86 I think it's because most people can't be sure that the property's value will increase. I think you're the exception to the rule. Also at that age not having a place to tie you down allows for easy moving. To a different area or a city.

The worst thing you can do at 20 years old is to limit your choices. At 20 years old, you can take any entry-level job that comes your way and work your way up to what you want to do with your life. As soon as you add responsibilities (a wife, kids, a car payment, a mortgage payment), you lose options. You get stuck doing what you hate because you can't afford the pay cut to learn something new. You get stuck in the town you're living in. Just make a plan. It can look different for everyone. For me, the plan was to buy a house by age 30 on a 30 year mortgage. No matter what else happens, I refuse to have a mortgage payment or a rent payment beyond 60 years old. I figure that will give me a solid shot at a comfortable retirement.

I would buy the house , rent out the basement. Also if u really want you can try to find roommates they’ll pretty much pay for your mortgage. I did that and now my house pays itself off and I make profit at the end of every month.

I bought a house at 19..after I graduated from college.went to college during high school.married had a baby...all "before" 20 years old....great life never one regret...awesome earlier equity.

It's possible man. With his rent and utilities being $480, his spending per year is likely only around $10-15k, leaving $15-20k in savings each year. That's enough after a few years to buy a small place and even rent it out as an investment. As Dave says, it's not about your income but about savings

I graduated trade school at 20 and worked full time and lived with my parents for almost a year to save up and bought a townhome at 21 and I love it. mine is brand new and the ones around it are almost 2 years old and have already gained value. I plan on renting it out once I build my next house

*GREAT VIDEO* | If it were me I would focus #1 on guaranteeing no student loan debt and #2 Invest as MUCH AS POSSIBLE until I know where I am going to be working after I graduate. The time value of money at age 20 is such that investing would be a GREAT decision. GREAT CALL! 😎👍🏻

I moved out my parents house paying 500 rent a month to buy a house on a 40k salary at 20. Even if he moves, he can turn it into a rental property. Dave is only looking at it one way.

I like this one! I’m in the same boat but 5 years older. To have the patience to wait but while paying rent is not bad. I really don’t want to rush buying a house. Some people think I’m crazy to buy one in cash. Anything can happen.

I'm 20 I have no debt in anything and making solid money and buying a house is the least of my problems lol I feel like u should really focus on making as much money as possible and take advantage of living with your parents if u have a chance

I was in this situation and bought a house for 265k this year after graduation (I’m 21). Put 15k down. I’m in tech so I make 60k+ and have a lot saved. If you’re making over 50k and have over 50k saved I say buy the house!

I make 30k after tax and I was able to get a condo in California putting 20% down in 2022. With a full time job, a part time job with the military reserves, and also a full time student I believe that my major in school was a mistake. I’m currently majoring in emergency management which only have available jobs in high disaster area unlike California. I feel like I will have to move to get a job in my degree. Do I regret buying the condo, no. I’m paying $980 in mortgage while rent is $1200 for a 1b 1bth

I'm 22 and in Utah where I'm studying finance everyone is getting married before graduating. It's a religious thing. I just had to part with a great girlfriend because I couldn't force myself to get married so soon. I loved her, but it's financial suicide. She should listen to Dave's show.

I’m from Gainesville, Ga. and I think Dave is right on this one. The market is terrible right now to buy a home in the area, I rent as well and I think that’s the best move till you have your degree and make your next move.

One thing to not forget is the fact that you said that when you graduate you will have to pay back these loans. If I was you I would not buy a home and put the money towards your education and put that aside so when you do graduate you can get some of those student loans paid off. By doing that you won't be in death and you can still put some money aside for a home once you graduated because if your mind that dust sayings or you got a better offer in another city you won't be tied into a home. Any of your education costs will cost you a lot in the future get that stuff paid off ASAP!

I'm kinda at the same place. 22 making 50k a year. No debt, 40k in the bank, no plans on moving cities. I just want to get my car payed off and sometime after that move out. Personally I think renting seems like a much worse option especially since no affordable apartments by me include a garage which is important to me.

@@kyleerickson8691 I was in a similar position I was 20 with 100k invested making 60k+ as a SWE. I decided to build the house for 265k $1200 a month. If it’s what you want and you have the salary, go for it.

Right now I’m hit with this idea to buy a house in Greece while I’m studying abroad there for 4-6 years. I figure I can rent it out/ Air BnB it and still have a summer home when I wanna come back. But it feels like a compelling force rather than a logical conclusion... I’m not sure why I feel it so strongly.

It all depends on the market and what professionals you are working with to ensure you get a good deal. You can always sell it when its time to move or hold on to it. Investing in Real Estate is always a good idea.

Hasn't anyone heard that the housing prices are inflated ....wait he wants a mortgage, never mind. I'm paying cash for a house. So I'm waiting for this bubble to pop. WSJ reported two days that lending practices are going to back to being just as lax as pre-08, and we now have a higher mortage debt than pre-08. Something is bound to happen. House prices are 50- 80, even 120 percent higher than they were four to five years ago.

The only way I can afford a house is only if I move out of NYC or if I stay in NYC, I'll definitely have to win the lottery. If I go out of state, I can buy a house cash but I am waiting for my kids to get older because they don't want to move away from their father.. I am renting,it's better for me for now. Cheaper. Owning a house comes with lots of responsibilities. Renting only comes with internet and electricity.. Renting and saving works for me.

I was 21 years old when I did it. But I was working on the assumption that my college education would get me something, which it did not. It really limits the options you have in life while you're paying on the darn thing. Fast forward 16 years of patience, and I only have about 2.5 more years to pay on the thing. I should have it paid up by age 40.

Im in the same situation, im 20 years old and in college will graduate 2021 for building construction, have a job in my field, and had thoughts on a duplex and rent out the other half pay that mortgage out of my pocket while gaining money for utilities from the renting and make a little profit on top of working in the construction field i just wanted your thought on that situation

According to Dave Ramsey's principles of buying a house.... You have $35,000 more house than you can afford based on your income. He recommends a house payment no more than 15% of your annual take home pay on a 15 year fixed rate mortgage. When you start to get over that you become house poor.

Better to use that extra down payment money to invest into yourself first to learn a new skill that can make you more money. Then later on buy whatever house you want. 🤔

Ok I’m 28 have about 60K saved, make 80k and I’m thinking about purchasing a home. Would it better to put 5% down vs 20% for a better home?

If you have no other debt go your bank and do in house loan which typically can go up to 20 years, but can be less. Im using my bank as an example. Do the loan in house for 20 years, 20% down. Make sure your credit is good. Open up a checking account to have your payment set up automatically. Pay extra towards the principal if your income allows it. Pay that thing off early. Rent out rooms if you have to.

I used to think that but the more I research about real estate you have to buy the house as an investment initially or there's a possibility you could rent it out and lose money after accounting for expenses.

Buy in your 30s. Then home is paid off in your 50s or early 60s. Your income most times will be at its highest in your late 30s and onwards.

Not always possible- his parents may live in some super rural area that has no finance job prospects. He has to move where there’s going to be a job for him post-graduation, and it may not be in his parents’ area.

Esther Jagmohan im already paying water bill, gas bill, electric bill for my rent in Barcelona. I guess other expenses wouldn’t hurt. Plus I can rent my other rooms and cover for the mortgage and other expenses since renting is expensive.

Funny, my husband and I got married while in college and it actually made finances easier because we were pulling our brains, resources, and managing our time well. We also got scholarships and grants that only married people can have. That is not always the case depending on who you marry, how wise you are with money, and how unified you become with your spouse, but marriage has been a huge blessing for us because we did it right.

If you can find an affordable place you want to live in with your income, go for it. It really depends, though. If you only have 20k saved up, that's not a real big down payment depending on the price of the house. And you wouldn't want to use all 20k towards the down payment because you still want 3-6 months emergency fund saved up.

My $300,000 house costs me $2000 a month mortgage +tax and $700 for insurance a year. $500 a month in utilities You can make those payments? My $270,000 house is roughly the same. $1800 mortgage +tax. $500 a month utilities.

Dave’s a bit dated on his “things that usually happen by the time you’re 25” stats- average age of women and men getting married is about age 29-32 in the US nowadays. Not before age 25. Especially for a college graduate. If this guy is “average”, he’s not going to get married for at least another 10 years. Not necessary to rent during those 10 years if you have the means to buy a house.
