Excellent video. I have been offered a property for 1.65M. It's pretty much half the price of properties in the road. I managed to raise 1M, l need to to raise 2.6M in total. The expected resale as flats is 4M. Would be great to see a video on this.
Interesting video 👍 Have you factored in the cost of remortgage (probably around 5k in this market in a limited company), bridging finance cost and loss of rent during the refurb/planning period? Also how were to able to borrow at below 3%? Was this deal done last year?

Great content. Question for you on a slightly different note, on a leasehold flat, when you send a LTA, do you include a a full list of plans etc? Do you put in a 14-day requirement? Or do you wait for them to respond (if they do) then provide them what they request to provide consent?
Question for you. Did you model out what your financials would look like if you sell one flat and then get a full repayment mortgage on the remaining flat? You would be less exposed to interest rate fluctuations. You would be a accruing long term equity, albeit in one flat, not two.
By my calculations, you would have one apartment worth 205k with a remaining mortgage of 58k (approx), I’m seeing £318 per month mortgage at 3.6% (2 year tracker). Of your rent is 950 or so, you can pay back your fir loan, then overpay to accrue equity in the remaining flat. That’s a repeatable model you have there. Any limitations in this line of thinking?
Brov where were you back in January when I paid for a bloody course 14 000????? I've just found your channel about 2 days ago as I was growing frustrated with the course I purchased! Did you account for bridging fee costs & also the remortgage rates to make it profitable to rent out (6%) a mortgage of 75% ltv on £410k would work out to be £1500pm, how did you get it for £750? Is the £1950 per property of for both flats? Thanks.

Salam Ahmed You didn't cover how to get around the issue of no parking provision. These days some planning authorities will accept a bicycle store instead. Not about stevenage though.

As far as I'm aware, UK banks won't issue interest-only loans unless you have a basic salary of 75k gbp (employed) In your case, are you buying the entire property upfront (e.g pay full amount cash) then add mortgage with interest-only or are you getting a mortgage first, with remortgage after say 1 year?

@@lawrencer25 Properties are not really about making life changing monthly cash flows. You generate long term wealth from the equity that increases over time which you can leverage for additional projects.
