Looks good - clearly you've managed to increase the space of both floors but did you carry out inspection holes prior to purchase so that you were certain to get the 37sqm and the increased ceiling height etc.

Converting the space back to residential from commercial is going backwards, not forwards. This is the dumbest thing I have ever heard of someone doing in real estate.

Love to know what your opinion is based on? …there is no commercial occupier demand for the floors above the shop. By converting that space to residential u treble the capital value per sq ft plus achieve residential rents which exceed zone A commercial rents for the front of the ground floor shop. But would love to know your logic!!!

@ranjanbhattacharya-succeed7617 My apologies. I realize that you are in the UK, and I am in the US. In the US, commercial rents are always higher than residential rents. That was what I was basing my comments on. However, I really appreciated your comments at the end about spotting hidden value. That was very enlightening to listen to and I ended up liking and saving the video after that. In hindsight, I should of just asked instead of assumed. Thanks for putting this content out.

I had a suspicion your perspective was non-uk. This sort of commercial to residential conversion is pretty unique to England only. Doesn’t work the same way in Scotland or Wales!!
