Budget - yes liveable for normal local height people . Average height changes depending on the location , higher ceilings are generally preferred rather than min code.. One door is normal / great. Open in better for resale. great to increase the height locally , just a minor roof fix with a dormer or a skylight? Might be easy fix for height.Might be worth height increase across a couple of rooms or lift the whole roof if you are game, depends on the plans … great idea for storage , relocate the washer dryer into the bathroom. , just a shower no bath, unless you think its a family resale .Don’t under estimate the value of a linen closet somewhere in the house. Look into apartment design for space effective plans cheers

Make the tub shower area a standing shower. Floor to ceiling tile and on ceiling. Put a skylight in ceiling of shower. Get a taller toilet, and taller vanity. Floor to ceiling tile in the whole bathroom. Chose a light colored tile and darker floor, to include the shower. Upgrade to glass encloser in the shower.

A couple of ideas come to mind. As you will have shelves beside the sink, I would go with a pedestal sink. It will give the look of more space. Also, go with a 30 or 32 inch door. Have you considered a shower stall instead of a tub? And finally, loose the popcorn ceiling.
@ctmom2114
@ctmom2114 Месяц назад
JUmping in to agree with many, that a tub is an added, unnecessary cost. Don't do a corner shower, not a small box shower. If you ever have a female partner, attempting to shave in such confined space is more than problematic. Personally hate fiberglass kits. I bought and remodeled this home, acting as my own GC (know a lot about homes, was married to contractor). I have a 3/4 bath off of the Master bedroom. I "stole" space from the huge, wide, hall linen closet and expanded the existing shower (was gutted, known to have a leak before I even bought the home), had a proper rubber membrane with tile over , base installed and a marble topped, bench seat. In a different chapter in life, this is my "age in place," forever home, so thougth ahead about my future needs. Clear glass, custom shower doors, tile walls all the way up to the ceiling. NOt a pain to keep clean. Grab a squeegee from DOllar Tree, use faithfully, post shower. DItch the closet in the moisture driven bathroom-odd. No open, dust collecting and visually cluttered shelves. Yes to storage, wherever you can squeeze it in. HTH

Hey Dalton..... I like the whole turning of the shower/tub. with that done, you don't have to shift the toilet, just turn the toilet so the back is against the short wall. With the pitch of the roof, as is, you will not have an issue either standing in front of or sitting on the toilet. Try keeping major existing plumbing where it is to save money. I am an interior designer and don't mind helping you lay things out as you need. Just reach out. You're doing great! Take care, Joseph

A stand up shower unit and a pedestal sink could give you some extra space in there. only downside of a pedestal sink is the lack of vanity storage. Also try to avoid putting water lines in exterior walls they could freeze if it gets really cold over there in the winter

Pocket doors are great. I don't know why they are not the standard door. I do like the barn door style too and one of clients has a hybrid of the two. I think a mixture of both would be good when you consider you have like a 10 foot wide space for almost only storage. If it is all covered it would likely look strange and all open would probably be tough to look good as well. Might could do a sit down vanity space if wanted to make it work for couples. An additional counter space maybe. Could do something similar to closet type organization. Lot of options.

Do you have to have a bathtub? Maybe a shower stall instead. Definitely get rid of closet, sounds good with sink there. Maybe you can put toilet in higher ceiling height area by not doing a tub. I think I would move the water heater to where the toilet is now. It doesn't need the height. That lets you remodel the mud room/ laundry room at some point. Your washer and dryer are on the tallest part of that room too and they might work better on the short wall in that room in the future. Or move them into the little room in the middle and reclaim the mudroom into the a neat pantry for the kitchen. The rest of the plan looks good enough. Draw it out on some 1/4 scale graph paper/ i'm too old to use sketchup/ and see what changes impact the whole flow. And think like a woman when you do all of this. Men are horrible at design stuff. If you got a sister or a girl cousin use their input. Trust me you will like what they want much better than what you want.

Good, you've got an architect jumping in. My thoughts: 36" door would be a big improvement aimed at resale. Fixing the foundation through the floor makes good sense. Demo everything and open up the area. I think building a closet across the whole low clearance area would be more useful than shelves and it would hide the fact of the low clearance. I'm thinking the back wall of the existing closet is load-bearing as it's in line with the other wall. Consider a 36" shower and just delete the tub. For sure don't mess with the roof. Expensive and you wouldn't recoup anything on resale.

I like the way you’re thinking. The bathroom has plenty of square footage, but no ceiling height, if I were remodeling this bath, I would definitely go with just a step in shower (I hate to think of a bathroom without a tub, but it is what it is), take out that closet and possibly move the toilet to that space then put a pedestal sink where you’re thinking of moving the toilet. I think an on demand water heater would fit nicely on the wall where the toilet is currently located or on the opposite wall (they don’t take up much space and can provide more then enough water for your small house), add shelving to the short wall (make sure to leave enough height for those big packs of toilet paper!!), the idea of pocket doors is genius! Maybe you could draw up a floor plan of what you currently have and that might give all of us out here in Tube-Land a better visual of what you have to work with. Keep the videos coming!!! I’m enjoying this ride.

Smart plan. Consider a glass enclosure for the two sides of the shower instead of building a wall in front of the door. It will make the room feel bigger and less cramped and allow more light in and around the bathroom. For the short wall consider some enclosed storage on the bottom with some open shelves above. You can buy some upper kitchen cabinets that are 1’ deep and float them so the top is around 36 inches so you can store things like toiletries and extra toilet paper out of view for guests. it will help make the room look less cluttered. I did something similar in a bathroom I renovated and put LED lights on the bottom for that extra wow factor. It looked amazing and was cheap to do.

Your thinking is spot on. Ditch the tub and go for a roughly 4 foot by 4 foot walk in shower. I would move the toilet towards the bathed tub are and install a tall toilet. I would forgo a vanity and put a petstal sink in. Were the vanity is put floor to ceiling four foot long shelves. Definately look into excavating the dirt under the floor of the bathroom,easy to do when you remove foundation,makes future work easier. With the toilet plumbing put a tee in that goes thru the foundations so you have a easier acess clean out. The best way to add future bathroom would be off the porch end by the septic,add a master bathroom, smaller more compact 8 foot wide by 6 foot deep, a 3 foot one piece shower and a toilet and a pedstal sink.

Your plan sound great. In this situation I would do a pocket door at least for the bedroom, if possible do both. Saves lots of room to use for something better than the door to swing... With a ceiling that low over the bathtub / shower you will constantly have a moist ceiling, so I would suggest a vent with fan at the highest side over the bathtub to get that out. I just did a small low bathroom similar to that on my top floor under the roof, and I did that and also lined the whole ceiling there with "aluminum dibond" sheets, which are watertight and absolutely moisture resistant. I think there is also acrylic ones like that. Now that's here in Germany, I don't know what is accessible for you. I would also do a mix of full height cabinets and shelves on the low side... 😃👍

Without seeing a floor plan, it’s hard to say how the bathroom should be redesigned. It makes sense to have the toilet on the shorter side of the room. I think the sink should be moved to the taller side of the room., but that’s all I have to offer right now. I guess I’d place the toilet across from the sink. I would not stuff it into a cubby because doing that would make it hard to keep the surrounding area clean. I’d also either install a window or sky light for ventilation and to make the room less dreary. There’s a RU-vid channel called gemma wheeler architecture, where the owner (Gemma Wheeler) specializes in small homes. Her designs are very clean and efficient. Hey bub, look into what they call a "WET ROOM". That will eliminate having to conform to traditional layouts. As for a tub, instead of a traditional tub, incorporate it into a full tiled shower/tub floor. Basically a huge squared box as your shower floor. We tore out a huge whirlpool tub and are doing that. We are building it 16 inches tall on the fron side. The front wall will be glass with a hinged swing access door also glass. Easy to step over to get in, but also functional for dog bathing. Everything will drain to the center of the shower floor rather than one end or the other. Just an idea. We are in our forever home, so we are doing it to our taste but also trying to create very long term, maintenence free future for ourselves so were also staying very nuetral on colors and materials for classic longevity and using cosmetic decor to brighten spaces up. You can change decor anytime without remodeling so whatever you choose, do go cheap with tiles, stones, and fixtures. Also, having a crawlspace accessible from inside can aid in future plumbing issues. We've added an access door in the floor of our walk in closet just for our underfloor plumbing upgrades in the master bathroom

My first question is, when you're facing the closet, is that left side of the closet a structural beam for the ceiling? If not cool. If so, you need to take that into consideration on ripping it out. Also, do you need a tub? Why not have a wider stall shower and eliminate a tub? I think you could put a nice size corner shower stall in the tub area where you have the full height of the ceiling. You'll want to keep the window I think, depends on how much sunlight actually comes in. I'd think that where the toilet is would be a great area to put shelving for a narrower area for linens and tp and such. The vanity you have is big for a single vanity, you could downsize that quite a bit. I don't think the area of the closet is wide enough to put a toilet in, but I'd think the toilet could go where the vanity is, and the sink could be In where the closet is, but toward the bathroom door side. The wall beside where the vanity currently is could come down giving you more room around where the toilet would be. Make sense? So basically, coming into the bath, you'd have a corner shower stall, maybe even a stall and a half. Then a linen closet where your toilet is. On the wall where your vanity is, you put your toilet, and take down the closet wall to give more room on either side. Then coming back to the entrance door, you have your vanity, only have it as a single vanity instead of one that is so wide. You'd be able to put a nice mirror above the vanity with the remaining closet wall left intact to the left of the vanity.

Your ideas sound great. The existing closet looks like a clothes closet which is kind of weird in a bathroom. A linen type closet would make more sense in a bathroom, but any kind of shelving should probably have doors on them because of the moisture issues in a bathroom. They would protect what you are storing. I like the pocket door idea too. Would you be able to do anything with the exposed tubing that is running through the bathroom? I would invest into a water efficient one. Not that we have a water shortage problem. No, i can assure you that Beaver Lake has all the water we need for years or you will save on water bill. Reason is it might over tax your septic system.

Instead of doing a standard tub, just do a corner shower and that will also save a lot on space and move the toilet over so you can actually walk up to it and not hit your head.

I'd go with a walk in shower myself. Take the area that you mentioned with the low ceiling and turn it into cabinets and place the sink where the closet door is now. Typical bedroom and bathroom doors are 30" wide. You definitely have the space to do that. Toilet placement where you were looking at could work. Code may dictate if it could go there or not. Definitely get in contact with the architect that contacted you in the comment section. He would know all about that. You got some good ideas a cooking here Dalton. I have no doubt in my mind that you will come up with the best solution.

If you don't use a bath tub, just put in a shower. You could have enough room to put a second pocket door into the bedroom on the inside of the bathroom if there is no tub. Also, if the sink is set out far enough from the sort wall,to get enough head height, that might work. It might not look strange if it is in the corner where the closet is. Not sure how far from the wall gives enough head height. It make for more open floor space.

I think it would be a good idea for you to play around a little with one of those free floor plan apps. Just throw your dimensions in there and see if it looks ok. My first thought when you first showed this room was like you rotate that tub/shower so you could move the toilet over and then just put floor to ceiling "pantry type" cabinets into the low side. You would have plenty of storage room for towels and linens and such. But be sure to leave enough room on the bottom/floor for a clothes basket so you have a place for your dirty clothes. I also like your idea of pocket door and would probably even consider if you could make both pocket doors just to free up of the floor space from the swing.

How often to you use the bath, ? If you just shower it would be easier I think to create a wet room. Easier to clean with no shower surrounds etc. The huge closet needs to go then you wouldn’t. Walk into a wall facing you let alone 2 doors. Love the architect who has offered advice❤❤

i don't know what the freeze line is there in nw arkansas but that's going to be a consideration for your water lines... but the main concern will be your drain line and the vent... in a older house's add on (like that is there) then you'll probably run into some issues, so really look at those issues (water lines, drain/vent) and their limitations before you tear everything out for your remodel....always try to reuse your toilet, sink, and tub (those things really can cost ) and save as much of the wood as possible (or give it to habitat for humanity ( i do a lot of trade with them )

If there was a second bathroom in the house i’d agree with you. But this is the bathroom for the bedroom and the living room. @@marchingmotoEliminating the door between the bathroom and bedroom would allow the other door to open into the bathroom. A lot of houses don't have direct access from the bedroom to the bathroom. I haven't read any comments yet, and I'm sure there will be some great suggestions. This is my preliminary thoughts. I like your plan. I would put the shower faucet and drain toward the bathroom door end and leave access to the plumbing with a panel. My question is what is the reason for two bathroom doors? I would eliminate one if possible. And IMO, a 32" door would work very well. And btw, I would like to see the layout of the house, or at least a walk-through.

Hi Dalton, as you are taking the floor up and fixing the foundation. Could you lower the bathroom floor to give you more headroom?. As you have access to all the plumbing with the floor up it will make moving around things easier. Where your toilet is right now, put the water tank. Then you could take some space from the utility room as you are removing the cupboard. If not, your idea of moving the bathtub is a good one. I would personally prefer a shower cubicle than an over the bath shower combo. But it depends on what you prefer.

If you locate the shower head on the wall closest to the doors. You should be OK standing. Then you have a ton of space, on the opposite wall, to locate toilet and sink. you could put small cabinets /shelving on the small wall.

I think you’re plan sounds great but once you get to bare walls you’ll see things better. Sometimes we ask for local bathroom people to come price out their thoughts hearing their vision. Pocket doors is the way or a barn door on the bedroom. Lastly living in Germany for a while I had a loft and all have roof that slant into rooms and mostly was storage or open space for a twin bed for a youngin. Glad to start foundation fixes as that’s a must. Great insights!!

Hey Dalton, I'll spare you any more suggestions, as it appears you have it pretty well covered and an architect to make you drawings. Only to add that I encountered the very same low ceiling slope situation in the upstairs bath of my 196 year old house and worked through it. But, I'm maybe 5'7" with my boots on, not over 6' like you, so not as much of an issue. Also, I installed a urinal next to the toilet and one of the best choices I made. If you have a foot to foot and a half of extra wall space, you might consider this. Wasn't sure if your water supply is a private well or public utility service or if you have septic system or public sewer? On a related note, if you need to replace your hot water supply, an on demand tankless unit is the way to go. Know whatever you undertake, you will have a good outcome on the bath project.
