Last week I went to see a 300 square foot modular home called the Pod 22. It's a 1 bedroom 1 bathroom steel frame prefab home with dimensions of 12 x 25 built by the pod factory. The Pod Factory describes their homes as bespoke affordable homes and they're currently building a purpose built factory that will allow them to drastically increase their output. The walk-through and the floor plan are nice touches - they help get a feeling for the layout. In Germany, tilt doors usually tilt if the handle points upwards and open if the handle points to the right. I find that easier to use than what you showed.

Why aren't Murphy beds more popular in these small spaces? If anything they have gotten better in design and function. It's weird to dedicate a whole room in a small house to one function only. No room for yoga or VR games or anything other than spachka.

Pod is designing for the home market and a pull down bed is an expensive option. The sofa bed would be the most likely solution, but having a bedroom and somewhere to put your clothing and shoes should not be overlooked.

IRL, people would install window coverings, aka curtains/ shades/ blinds/ etc. This makes “great natural light” only a temporary, showroom, sales-talk thing. They could do deeper recess for windows and doors by using thicker walls, which would also help for more insulation. The skylight in bathroom is good.

That's terrible thought process to have to be honest. All it will do is lead you to disappointment. Square feet only accounts for so much budget wise. Site work prep, quality of materials used, construction, labour, permits, etc. All of that factors in, and all of it is unfortunately expensive. Cheaper housing comes with the caveat of cheaper materials and cut corners.

My guess is that will be hard to find. It's hard to find a regular home on average below half a million. The small prefab homes now cost what homes used to pre Covid. Most of these homes are still on average, half the price of stick built 3 bdrm 3 bath homes.

@@tessw9744 Pretty much this. Unless you're willing to build one yourself, and do most of the labour, it's going to be overpriced at this point. All of that is assuming you have the land to build on in the first place.

Looking forward to the pod 52 video. The tankless water heater should really be in the bathroom. Having it in the kitchen eliminates having any sort of pantry. Great bedroom closet/storage. That tilt window in the bedroom is interesting, but I'd rather have two standard windows in the bedroom. Need a small window in the kitchen that opens as well. Basically, a couple of standard windows on perpendicular walls at each end so you can open things up in the summer and get a cross breeze to vent hot air.

Pantry. This is a 300 sq ft unit, but where in that TINY shower room do you think it might have gone? The boiler typically goes in the kitchen, although mine is in a hall cupboard.

@@cancelbubble6535: okay, the space that the boiler occupies still wouldn't be a "pantry", just another cupboard in which anything could go. As for putting the boiler under the floating vanity, with piping and the vent hood, the boiler would stand nearly five feet off the ground. That would make using the sink challenging to say the least. 😂😂😂

@3:44, that's a combi-boiler that delivers both hotwater and heat for the radiators. Having the boiler in the kitchen is a common location, although enclosing it in a cupboard is "costly" and basic builders or flippers won't do it. @5:51, interesting to see a lockable bedroom door as that is something that has mostly fallen out of fashion. It now only happens if you are letting rooms to unrelated people. The wood cladding is a classy touch, although I don't know how it will weather.

Did I miss a washer/Dryer Hook-up? I can't see where you could even put one, unless you take one section of the Bedroom's closets. This doesn't have any specialty cuts, everything is vertical or horizontal, a pretty basic build. If they could've made a larger LR, it'd be pretty good, but at a lower price. The next size up is perfect, but the price is outrageous. Thanks for doing the walk thru for us.

Just an idea, open the drawers and have a view with a different camera so people can actually see in the drawers and I wish the company would use every single square inch. I mean like in the bathroom no need for a floating cabinet vanity, I would like a full vanity that goes all the way to the floor because one extra jar of storage in 300 ft² is monumental. The mirror could be a built-in to the wall therefore you can put medicine, brush etc. also, did you have to move the bed in order to open those closet cabinets? That seems problematic every single time you need to get in them. Great job! So many little things I would fix😊

300 sq ft really is the sweet spot when it comes to modular/pod/stackable unit architecture... Carmel Place in NYC, the building constructed in Kips Bay from modular apartment units made in the Brooklyn Navy Yards, is a model that should be replicated globally and with great speed. As someone who is about to move into a motel, Schitt's Creek-style, due to Edmonton's gentrification/housing crisis, I'd willingly live in a space that size full time if it's well designed. This is perfect for a guest cottage, a mini rental or maybe a vacation cabin. The door in the bedroom is unnecessary and I think even the big wall window can go for something smaller. Kitchen is near perfect but needs a bigger fridge with a freezer. Price is decent.

Kerry, I'm very interested in energy efficiency and would like to reach net-zero for any small homes I build. Of course, I'm also interested in affordability. i'd like to see homes around $300k USD including land, foundation, septic, and electricity. I could rent those for $1500/mo. I'm building 2 1200 sf homes to passivhaus standards for around $500k each. They are net-zero for home energy and transport because our grid is 100% solar in the daytimes -- 330/year sunny days.

The smallest unit is not regular dwelling place due to size limitations/ i.e., Stove next to fridge= sky high electric bills and faster spoiling food if cooking there daily.. That's why its' a breakroom/reheat station mostly.Great college student at home dorm setup.

Not really. These guys do everything from A to Z, included in the price. Boxabl Casita - you need to prepare the terrain before setup, pay for transport, setup, hookups, etc. Basically, another $50-60k at least.

The corridor to the bedroom is a waste of space. Moving the bthroom and kitchen to one end, and the bedroom at the other would have removed the need for a corridor to access bathroom and bedroom making that space available for the living area or for storage.

Great tour Kerry and nice to see producers thinking about minimal homes for minimal prices. I believe the manufactured home is still the most cost effective solution especially now that HUD has greenlit multifamily mobile.
