I’m currently looking for a house and we’re hiring a realtor and we went through the negotiations- she still insisted that her “brokerage on my goes between 2.5 and 3%”. We signed an agreement for a shorter timeframe until aug 17th the day that the settlement takes effect. They still don’t want to negotiate.
You can terminate the contract. I did twice with 2 different brokers. They are to represent you, the client, and do whata best for you. If you're not happy, you can terminate. Tell them you are aware that it does not go into effect until Aug 17. I think I could be wrong with the day, but double-check to make sure. Remember, they work for you, not the other way around. Other agents have told me this, and it's great advice. They get upset, then don't work with them. They are not looking out for your vest interest. Don't settle for someone who is just wanting to profit off you. Just as Ms. Jennifer said there are plenty of other brokers who are willing to take that contract and help you. We don't need to settle for someone who will leave you at the altar with the bill in hand.

It depends on how long it takes to get the condo docs from the HOA. Also the condo could have problems. A lot do right now. Call your lender and see if they have everything that they need from HOa for condo approval.

Yes, it is be careful of the listing agent you pick. I've been in the market to purchase a home since October last year. And I caught on to their games they play. It's all about the bigger commiain they can make for themselves and not what they seller or the buyer needs. Those two agents are not supposed to discuss certain things with each other, but they do. I've noticed that they will make it to if they don't profit out of it they won't show certain homes to buyers. Or even mention to the seller certain things the buyer is willing to negotiate to purchase the home. I am in the process of filing out the form to report 3 agents to TREC. I, the buyer, have lost almost $1,000 due to the agents' purposely refusing to tell me we had more time to give the seller time to fix the issues on their home. The seller lost out on selling their home for negligence of the agent. And the me the buyer lost out not only on the money but to purchase the home.
Some realtors won't even want to show a home if the area "is ghetto," and they are not supposed to do that, but they do. They will say things like oh you don't want to see that house it's too old. How about a new build. So, there's a lot of homes that are being passed up. I know that happened to me wanting to see an acquaintance home she was selling. Oh, another one, they say. The listing agent said the owners don't want to play the back and forth thing, so we should offer the listing price. They are bold that they send these in text or emails.
