It's all about location....especially when you have uninsurable assets in a country with 4 seasons, typhoons, tsunami's, floods, landslides, earthquakes, and other things.
In Japan you buy a house to actually live in it and own it in cash. Peace of mind and freedom. For investors you can also generate cash flow with a percentage of the portfolio through long term rentals and some short term airbnb rentals. It is different then the American market since you don't get the appreciation from a investment perspective, but far easier to actually access so you don't need to be a renter for life.
I wonder if Postfi can lower its service costs to accommodate local JP clients. The rates are a bit higher and i feel like it's more for overseas clients (ie US,Canada etc) Those with higher conversion vs Japan yen. I understand it's "worth" it and you get discounts in the process of negotiation with the Postfi team but I still think like the rates maybe need to be toned down for Japan clients? To somehow match the rates of other similar service providers . Just my 2 cents. But if Postfi operates entirely diffently because the clients mostly come from the "richer" countries, then I am just saying nonsense.
If you have over 50,000USD and you set up it correctly then yes technically. But it would actually be the "Business Manager Visa" that you are thinking of and has nothing to do with Real Estate it is all about owning and managing a business. If you have enough money to make a rental property business then you can do it but it is very complicated in terms of the legal structures and visa processes.
I think that was a slip of the tongue! My understanding is 10,000 plus a % of any discount from the asking price he was able to negotiate. Everything else after purchase is down to you.

Sure, buying property in Japan it's not hard and affordable. But Migration paper work complicated. Because it not guarantee for PR or citizenship. What the point buying things but you can't used it?
