Even sunny enclave is also a very risky investment nowadays. Main developer of Sunny enclave is Bajwa developers which themself reissues already registered plots on the basis of NDC. Kindly check registries from MCA or GMADA offices before purchasing plots. Half of the layout plan of sector 123 and 125 are fake. On layout plan developer has shown plots but in reality the land is still to be acquired by the developer from farmers. Dealers are good there but I don't like the work of Bajwa developer as the reissues the same plots to other on basis of NDCs.

Why property fraudulent is so easy... Koi darr koi khoff nahi builders ko illegal colony kaatne ka aur aam aadmi ki jindgi bhar ki kamai khane ka. Kya PUDA / GMADA department only wait to come people and do complaint.. there moral responsibility is zero. Halk eye on illegal construction or plotting is responsibility of PUDA & GMADA. New chandigarh ka Galat Btaya Affordable me 50 acre hai, otherwise 100acre. Minimum road inhone 20feet btaya , usme clarity deni chahiye k vo unauthorised me hai, jhaan pehle se basawat hai waha regularise kiya jayega. Otherwise 30 feet. New colony ko approval nahi milegi 20 feet ki.

Dear all, be careful while purchasing Property in Sunny Enclave as there are many fraud Agent. Some are from Himachal, one such Agent is Mr. Raman. He cheats mostly Himachal Pradesh people by telling that he is also from Himachal and will not do any fraud. Even bank employees of major Home loan Providing banks are also in nexus with these Agents and provide all the confidential information of Property buyers to these cheats.

Isme PUDa ki itni galti hai k vo regular inspection nahi karti new development ki. But customer ko knowledge nahi hoti aur saste k chakar me customer le leta. Customer ko chahiye chd k sasbse pass ho, road bani ho ya na ho, aur sabse sasta ho. Educate hona bada important hai.
