Next 5 years approximately 3.5 million legal immigrants will need housing. Labour will need to give amnesty to illegal immigrants. GDP per capita will fall proportionally. More competition for jobs, school places and NHS and roads more congested. God help us!
I admit I need to go and read the new consultation in full, but I am concerned that, from what I can see here, infrastructure funding will come from S106 and local council borrowing. One of the biggest issues with S106 funding is that it is paid from the profits the developers make from selling the houses so it comes too late in the process. Enter local council borrowing. Many infrastructure needs are site-specific and even planning permission is not a cast iron guarantee that a development with complete. If local councils are borrowing money on the promise of being paid back by S106 and for some reason that site stalls, there will be no S106. The infrastructure will not necessarily unlock an equally sustainable site to get that S106 money in and local councils, many of which are de facto bankrupt, will be unable to repay that debt. I do understand that the new Labour government has been left with empty coffers, but I believe that central government must ultimately be responsible for infrastructure debt.
When does the 5 years start. No way will things move onto building sites unless already approved, drawings and designs. Produced ,costings, agreed, % of affordable and size and cost of affordable. Who will build availability of materials, and resources, Water, sewers, surface water, flooding, Contractors ,inspectors, roads and street lighting, Design approvals by Planning? National and local plans for economically viable locations. ans access to good roads.
So how to respond to councils where this looks too challenging beyond just finances? Tough luck. We’ve seen this type of approach before, all it does is make people work around the system just for the targets, but not genuinely solving the root problem. Where will the money actually come from… default blame Tory for the budget, even though the measures being introduced will pretty much be the same approach as previous government. Guess what, we had these housing issues during the last Labour government before Tories came to power. I’m not sure how realistic it is. The good thing is that they are looking alternative energy developments. The opposition has actually provided sound challenge in a professional and constructive way rather than just trying to only putting down the other party

Labour getting tough on housing with Councils? Just like Tories got tough with PRS Landlord's, many who have now quit the market altogether! Affordable homes? Green belt? Where is this all going? Pie in the sky! NIMBY Lets see in 5 years how many houses have been built across the UK and if they meet their 2030 carbon initiatives? No doubt they will be voted out by then so not have to give a donald duck.
Labour's building programme will see huge swathes of our countryside, food production land and habitat concreted over by major corporations (how much do they give to Labour in donations?) with their poorly built, ticky tacky houses. This will increase our carbon emissions (when we are going net zero), we will have to import more food, water attenuation issues, more land fills and reservoirs will be needed, more pressure on local infrastructure, more light pollution etc. etc. The agricultural value of the land needs to be considered before being built on. If Covid19 has taught us anything, it is the need for food security, for now and future generations. Is there an end in site, a plan, or is it just build, build build? When the main stream media, greens and left, all obsessed with oil, finally wake up to this environmental damage, it will be too late.

The first thing is to start thinking past the next Phone Call from Washington DC and have the Testicles to stop being there War Mongering little Poodle. The immigrants coming from the Middle East and Africa would be 50% less for a kick off. Also there are absolutely loads of areas, especially in the bigger cities around Liverpool, Manchester, Leeds ect where whole Streets, even Estates are just row after row of boarded up abandoned Houses, spend the cash bringing them back online instead of obscene monies fapped at Hotels to put up Migrants ect.
