My sister Rahima and I are diving head first into this new world of taking single family homes and converting them into co-living properties to MAXIMIZE our cash flow and actually help the affordable housing situation. We are in love with it and have a couple under our belt at this point and wanted to make this video to help give you an understanding of what goes into doing this model.

can you talk a bit more or give an actual specific example of the private money partner terms? For example, is there downpayment for you loan and rehab secured by equity in the property? and then a % of rental cash flow every month with a buy out clause for when you want to buy them out of their cashflow position?

How much do the tenants pay per room? What're the size of the bedrooms?

Jamil thank you for tgis and id live your feedback. We have a co living borrower looking at this deal. Mtg Bal Subto is $368k Entry $83k Total $451k ARV is $419k Projected COC 15%, $12,486 annually. Based on $83k invested as a PMP Borrower is over 100% All in to Value including Mtg Bal. To me, this seems like a No Deal what do you think Jamil.

After reviewing the numbers and considering the borrower's over 100% all-in to value, including the mortgage balance, it does seem like a risky deal. My gut feeling leans towards it being a no-deal unless we can make significant adjustments or mitigate the risks somehow.

Thank you Jamil, they are pitching it as a PMP for $83k, 50% of equity and 50% of net income projected at $1,200 mo. If you have time please tell me if I'm evaluating this correctly. At $83k invested /$1,200 mo it takes 70 mos to break even assuming no rent increases. 6 years in I estimated appreciation at +$220k over the same period x 50% equity position = $110k if we exit and sell to get equity out. So 7 years I break even on monthly net vs investment and roi $110k on an $83k investment. This would suck, right? Or am I missing something here?

I watched as many of your videos as I possibly have time to watch I also sign up for your and Paces special 2 day events and attend when I can. I have never done a deal. What I want to k ow is if I go to do a deal and I have a question can I get ahold of you to ask you a question? I am very intrigued and I live in Salem Oregon and it is really growing right now I have found commercial, residential and empty property for sale, iv just been afraid I don't k ow enough yet.

Do you have ways for Pml for "out of Pocket" down payments to allow no money out of your own pocket to finance the purchase through the day of opening the property?

So padsplit doesn't handle property management? Is that the owner's responsibility? I still need clarification on the numbers. If I lend on one of these, does the borrower pay me back with the profit first before they start taking their cut and then do I continue to get 50% of the cash flow after I receive my principle and interest?

PadSplit handles some property management, but the owner remains responsible. Typically, the borrower pays you back with profit first before taking their cut. After you receive your principal and interest, you'd get 50% of the cash flow. Review the agreement for specifics.

Just said can't BRRR anything yet isnt that what you did in this video??? I'm curious if you really can cashflow on a refinanced loan with today's terms. Seems like margins would be very thin. 2k IF its all rented, maybe. Also, I could see it being very difficult to get that home to appraise for 500k even after you put 125k into it. Basically doubling its value. What happens when it appraises only for 450k? Are they a headache to manage?

Managing BRRRR properties can be challenging due to renovation oversight, tenant management, and initial maintenance issues. BRRRR can be profitable but requires careful planning and realistic expectations to handle potential hurdles.
