With pets or kids, no carpet. If you rent out, no carpet. If you however just live alone or with a spouse and both are not messy then a good carpet can be nice. I've had too much experience though dealing with carpet issues in a business managing condo's and it's a nightmare, company i worked for slowly started converting carpeting to like a stone tile floor or something for example since it's far easier to maintain in the long run.

I understand that you have to do luxury places because of views and make it worth it to hire a filming crew, But I think it would be neat if you did a one off video of other levels of home, from poor to high end middle class.

Very nice place. You'd think for three million though with 3 bedrooms there'd at least be a second half bath if not a full second bathroom. If you use all that space for a large family, things are going to get awful crowded in the mornings lol

According to statistics, Japan have one of the lowest birth rates in the world . So there is minimal chances of someone in Japan having a big family . This would probably explain why most property in Japan , is design for a single kid or in this property case 2 kids which is by itself stands out in Tokyo .

Out of all the apartments I've seen this is probably the most meh I have been...especially for 3 mil. It just doesn't feel like anything crazy special. The 1.3mil custom one is a lot more cosy and fits the price a lot more...in my opinion at least :)

Agree. The 1.3M place in Aobadai is much more interesting. This particular place for 3M, even in Nishiazabu seems like a ripoff. You can get much better value (in the same area, in Nishiazabu / Hiroo) at much better pricing, if one is willing to spend another $100K in renovation costs to make the place 'bling' afterwards (this building is already near 20 years old).

the main driver for the price is obviously the location here, probably overpriced too. unless $3M is a small percentage of your total portfolio, I don't think there is anything that justifies purchasing this apartment. I don't know the monthly rent but it could be profitable as a luxe airbnb for high net worth people

What I have noticed about japanese apartments is storage is a sign of wealth, micro apartments = no storage at all for anything not even clothing or food really. rich fancy apartments = storage, storage and more storage then anyone could ever feasibly need.

It's crazy how expensive rent is in Japan. 160k yen gets me a 3 bedroom house 20 minutes from the city. In Tokyo that would get you a 1 bedroom apartment.

The place looks fantastic, although the wood color isn't my favorite I still think it's quite appealing. The only thing that I don't understand is the carpets. I don't know what it's like in Japan, but where I'm from, having carpets is the opposite of luxury.

Rest assure this is a rarity. Carpets aren’t advisable given the Japanese climate. Very humid in the summer.

it may help retain the floor heating they have as well also the softness on your feet - may not be convient in Japan cos of weather but given the cost you'd be able to afford the heat control aha

Love this channel! Not planning to buy anything in Japan, but I came here through Abroad in Japan and somehow I got stuck 😆the art of presentation is really professional and entertaining. There’s one thing however that I don’t understand: Alex is often talking about washing machine having a warm water supply as a sign of luxury. Why does a washing machine need warm water? In Germany we also have only 1 water intake for the machine, and this is cold water. A modern washing machine is heating the water during the washing process, to the exact temperature. Why should it have a warm water faucet?..

i wonder since the Nishiazabu area was know for samurais. I wonder if they have old beautiful samurai houses? This house looks awesome but i dont like how close the hallway walls feel and how it almost has that office kind of look or hotel. It might be just me but i think with 3 million i would had done so much more :)

One toilet? 3 mill and one toilet? Everything is lovely except that, especially given the space available, I'd gladly lose three square meters of lounge for a second toilet. And no oven? At all? This video is lovely and so is the style, but you can see better features in an apartment 1/10th the price, even if it's smaller.

If you look at the floor layout drawing that appears in the corner, there is a toilet next to the first bedroom, but they didn't show it for some reason. Same with the 2nd balcony, maybe the view sucked? :D

As i understand it, the depreciation of property in japan is massiv but the land keeps the value pretty good. So if i buy an Apartment get i a part of the land the building is build on?

Guess the 90's have come back in style, bleh. Place reminds me of my one friend's pretentious McMansion growing up, had white carpets, white/off white furniture, lots of gold and silver shiny crap everywhere, looked almost exactly like this place. We never hung out on the first floor of that house, it was a look, don't touch or sit on the couches type of place. Always hung out in the rec room with the pool table and big tv that his dad decorated with dark carpets/green walls, felt like a pub.

the kitchen confuses me - I like galley kitchens but it confuses me that a whole wall behind kitchen is empty - waste of space but these people are probably rich and eat out a lot

Using gas for cooking is just the best,as a chef i find that induction cooking is not that great,especially when you want to prepare a meal in your wok,wich you can't move around and the heat won't catch on really well,but in the country wher ei live currently they got rid of ALL gas cooking and only induction is availble.

The annoying thing in Japan is that all gas stoves have this thing called the Si-sensor - it checks the temperature of the pan and if it detects that it gets too hot, it immediately switches the gas down to low. It's a nightmare when you want to sear a steak or if you want to do wok cooking, where you want a really hot pan!

To me, a nice bachelor pad. The two "bedrooms" would be used as office and storage and the living area is full of light but smallish. The monthly expenses are insane - I wonder whether utilities are included - and they would still be insane.

The UK really ought to have developed and enforced laws regarding wealthy foreigners buying property in London and the home counties as they've not only contributed to artificially and radically inflating property prices and priced UK residents out, but let's call a spade a spade too: along with art, they've used property to launder their wealth. Too many properties lie vacant for most of the year as its foreign owners spend time abroad. If buying property as a foreigner in Japan involves getting tangled in headache-inducing, deeply frustrating bureaucratic process-- or being outright rejected from the starting line-- then I'm all for it. I'd be heartbroken to start seeing Japan crumbling and decaying the way the UK continues to due to all kinds of laws and social order completely falling apart over here. Too much entitlement, too much 'me-me-me, I want-I want-I want' and waaaaay too much solipsistic, hubristic so-called 'activism'.

I realize that housing in Japan and the US are different. Compared to a normal apartment in Japan, this amount of space is massive. I didn't notice a refrigerator in the kitchen which I thought was a bit odd. I get this is a ritzy neighborhood and the views are amazing, but at 3M and additional grand a month? Yeah...it would be a pass for me.

I believe it's shown on the layout drawing, but they've not put one in place because A) They want to give the appearance of more open space. And B) They'd have to buy one and then deal with it after the property is sold. :-)

You commented on a large sink, why would you want a small one? Also many asian households prefer to handwash dishes so dishwashers isnt a musthave unlike many western households where even tiny houses have dishwashers

Looks beautiful but definetely not the best use of space. One of the 2 walk in wardrobes in the master bedroom couldve easily been an ensuite to free up traffic from the single toilet in the apartment. Also not building the stove against the back wall of the kitchen has led to a waste of space behind it - all that dead space couldve been used for the stove/oven/range hood/fridge plus some cabinet space for pots/pans and dishes. The current benchtop couldve been used as an island with the sink/dishwasher and additional storage. The apartment on its own definetely isnt worth $3mil. Guess thats how the saying goes: Location, location, location...

I actually toured this apartment irl before and it's very unimpressive. It's been on the market for months and it's way overpriced. It's small, it doesn't have a good view, and it should be a stonethrow away from the train station but it's not.

Japanese cuisine almost never uses ovens, so most houses and apartments do not come with one.

Full sized fridges and stoves are more common in homes that house a family or homes that are more on the outskirts of a city. This is because in the middle of tokyo where convenience stores and grocery stores are so close that they essentially act as an extension of your fridge making storing food in your home less necessary.

Kitchen and living room area are too busy with crap items, otherwise not bad, so long as you can remove most of the filler items around to have some space. Too expensive for what it is though
