I'm surprised that this stunning property is only R60 million. With that view and that design, I thought it was around $10 million. If I could afford it, I would buy it immediately, lol. This is QUALITY...this is LUXURY. I've always known that SA has some of the best architectural designs on the continent, but this makes it official. Also, this video is A+ as usual. Thank you lol i have been saying that our architecture in Nigeria is mediocre and the architecture cant compare to some of our African counterparts but get attacked for it. There is money in Nigeria and people are willing to pay for World cup architecture. Not a single architecture in Banana Island or Parkview compares to this

Lovely. The veiws are amazing . Although the property is grand in scale, the grey and white interior feels a bit clinical. I guess that leaves room for new owners to customize it to their taste. Great job as always.
Better than all the studio houses in Nigeria, most of Nigerian developers are bunch of hungry opportunists. It’s the fact! The property in this video is being priced at $3.5m, which is worth it, but go to overhyped banana island and you will see local studio houses going for $5m, but Cape Town is miles ahead of Nigeria. The lawlessness in Nigeria and lack of conservation of green areas is beyond me, desperation everywhere, God help us. I’ll soon visit Cape Town and get me a piece of real estate. Superb views all over , but as you try to use the all villa , check if you do not suffer from some arthritis disease , since so so many stairs out there …. But the asking price is fantastic … for a villa of this magnitude and location …
Cape town properties don't have the best interior designs mostly. And their outdoors are normally not appealing like having beautiful gardens. They just focus on the sea view. Unless maybe it's because they are not built for family living but for holiday homes and short time stay. Johannesburg/Pretoria houses are unmatched when it comes to interior design and the outdoors. Cape town has the best architecture I must say.
Cape Town is nothing to Egoli (joburg) Johannesburg has the best real estate on the continent check out sandton, Sandhurst, Houghton, 4ways, waterfall , steyn city ,Hyde Park, west cliff, Munyaka the list is long . In Nigeria good suburbs are in Abuja
This is true. Other than the mountains and sea, cape town can't be put next to Johannesburg, best be compared with Pretoria but ofcourse since the western loves Cape Town, it gets a good a PR and they hide their failure
Are you Sure? Or you're guessing. And again every property in any country has it's uniqueness, Like this one the topography, Contributed to it's elegancy, which could be different on a flat plot, regardless of the design.

This is an awesome property. While I kept watching I kept asking myself and waiting "where is the carport?".. Anyway I see the blend of European architecture with this video. As a property enthusiast and Nigerian realtor..I realized that the designers of this property did not separate areas or rooms for maids or helps from the main building as many contemporary African designers do with quite a pricy property like this. I wonder if this is a culture thing..anyway great Job, Steven..keep up the good work.

@@tyali84 Truth is, we have a lot to learn from each other in many things. But speaking as one who was involved at one time or the other in my life in the design process and value chain and now am involved in SELLING property either off plan or finished units or estates, there are a lot of issues to consider when a client or clients request for properties that are already finished, or when presenting one for sale. A property like this in Cape Town which could be for any HNI client from anywhere from within OR outside SA..a lot of factors and conversation would go on. The onus on JODI Smith, her company or brand or any other realtor would be to present and highlight to the client the different forms of value to the prospect. I am just wondering aloud whether culture would supersede over functionality in this particular property. Note this is a business deal, and a sale must be made.

@@ImeUdo-ObongMesoEx I get what you’re saying but I think, the culture and way of doing things will only be relevant if this property was in Nigeria. In SA all those things are usually not part of the property and trust me, you won’t be short of functionality and luxury. In fact, at its current state, I think the property is more functional (better) without the amenities you’re talking about.
south african developers could benefit from focusing more on utilities like gyms, spa's, office's, bars, screening rooms and libraries. Unnecessarily large spaces can make homes feel cold
Stephen, I think the reason why the property is not selling is because the build quality looks substandard. For example where you said the house can be partitioned the cut in the ceiling where the screen drops looks unfinished. Also the kitchen is an afterthought. Why would you have a washing machine in the kitchen of a $3.5 million dollar home? Also the fridge does not fit, it deserves something more luxurious. The kitchen is just too small and will need extending and reworking. The architect should be sued for such a poor job. Yikes! What a missed opportunity for such a grand building.
There are far better properties at that price range but this is a prime area of Cape Town most of the price is going to the address, I don't know where you are located but I can tell you $3.2 million dollar in prime location facing the ocean will never get you a mansion like that, if you live in London or Paris then you must definitely forget it😂
