Really nice drone shots, very interesting facts about Zagaleta and it's always nice to listen to you talking because you have so much in-depth knowledge of this area. The area really is huge and you have a lot of privacy there. Definitely a place worth staying. Great video. Hope to see more of this :)
Haters will deny it, but Spain is still and has always been the most powerful country in Europe. The numbers don't lie. Spanish is the most spoken language in the world for a reason.
I read that your property in zagaleta needs to represent 10% oh your wealth? What do you mean by this? Can you tell us more about what the real cost of villa cullinan is? Sale price? Taxes? Yearly service costs? And how much the owner wealth needs to be?
IF the owner is worth $320 million he could spend 10% of his wealth on a villa = $32million. On yachts yearly running costs is approx 10 % of the yachts value however i doubt that is the same for villas . hope fully he sheds some light on this .
2:03 Does this also apply to the owners? Can the owners themselves also not simply drive around in the neighborhood? i mean if i buy a house for several million and then some security man asks me why and where i'm going, i would be pretty pissed off
There is no problem in driving anywhere on the estate. And the gate security personally get the know the owners and their vehicles and allow them in/out without any hassle. Its very exclusive and peaceful.

Hi, Zagaleta is a nice place, but seems somehow boring and without special caracther (more for the new rich) I believe , most outstanding residential place is Sotogrande. Have the best golf ⛳ courses , best Polo and horses, a great international school and a wonderful marina & port and 60 years old architectural history. Will be nice if Mr. Arthur makes a video of Sotogrande. Gracias desde México , hope I can come soon to Spain
where did you get your info that it's considered the best urbanisation on the continent? Wentworth Estate and St. George's Hill in the United Kingdom are both private estates, substantially more expensive and sought after than Zagaleta? Don't get me wrong, its beautiful, but certainly not the best place or most expensive in Europe, by a long shot.
I think when you factor location/weather/amenities, the Spanish location tops it. Also wrt price per area, this place is way more expensive. One of the most expensive listing in St. George's Hill is £30m (€34m so around the price for Villa Cullinun) but comes with 30 acres of land!!!! Just my opinion 🤷♂️
@@samcameronberko but it isn't... we are literally talking in facts, this is a holiday / vacation destination, the united kingdom is one of the wealthiest, most powerful and important countries on the planet in terms of economic control etc, the 2 estates i mentioned are substantially more expensive and sought after than Zagaleta, they mention in another video that it's the most expensive area in Europe, it's not, it's not even anywhere near the most expensive place in Europe
The elephant in that subdivision (and others) is the need for such security, what that says is that it is unsafe in that part of the world. This leads to living in a bubble which is not ideal.
When you buy a plot of land, are you obligated to build a house of a certain minimun square metres or can you buy a plot of land a build a smaller house like 400 square metres?

Now, a difficult question you will probably not answer, and I will understand: On average, how much below the listing price would you say these properties are actually sold? 10%? 20%? Even more?
@@arturpersonal6039 Now the difficulty relies on knowing which listing prices are "correct" :-D I've seen luxury properties being sold for less than 50% of the original listing price after three years of trying. Anyway I think Zagaleta is out of my league, I am more in the 1.5-2M.
Are there annual tax of the property or just once on purchase, and if so how much(%)? And what is the annual community fee for the estate? Pretty amazing area, perfect with just two guarded entrance!

Great video Artur, in my opinion you found your optimal way of presenting! Heaven 11 has been price deducted in three steps since first listed (16,5M to latest 12,9M). Would it be possible to reveal the final selling price to get an idea of how the market as is 2021 value H11. Also recent videos shows a huge sized project just below where H11 is situated, could you say something about that project, will it reach the market?
Love villa cullinan , actually I am building a smaller custom home(still close to 15000 sf) here in Los Angeles modeled after villa Cullinan. Might purchase the adjacent lot to copy the secret garden as well. Lol

Given the strict security, is there the ability to allow friends to use a villa, in Zagaleta, without my presence? If so, how does that operate; what restrictions are there, if any; can they use the golf course/clubhouse, if I'm a member? Any other answers, to related issues of which I should be aware, would be appreciated.
