Good info as usual, been following your content for few years, but two negatives. 1. Get lapel microphones, wireless ones have 4-6 hour battery life and have good audio quality. 2. You probably spoke for 80% of podcast. Should involve the speaker more, plus you do cut off him a few times. Just let them talk... they are the guests, the stars of the show.

Florida sale inventory soaring, 57% year over year. Its now back to pre-pandemic levels. People in florida reporting a lot of for sale signs. One delivery guy even pointed out a lot of people selling rvs, boats, cars. Mostly mid florida (tampa, orlando etc). But i understand David, he is in a different sphere- the luxury market, so possibly different ball game.

Condos are probably moving slower because word is out about increased reserve requirements and HOA fees PS: Shame about the audio quality of the guest PPS: Leaving Paris and moving to Coral Gables tomorrow, finally ...
