I have no idea how this didn’t get more views when it came out, I guess people don’t like objective views backed by statistics and logic. I’m an investor in Miami and this is by far one of the most informative videos I’ve seen on the topic.

This was a great discussion. But Beracha seems biased to me. When you even bring up rents falling he says they were too high during the pandemic but stable now even when you can invest in high interest savings and yield the same return as a rental. Also he says the price to income ratio doesn’t matter as much because people don’t report their income? When it goes against his point he makes up a reason. I would bet him a steak dinner YoY will be negative in real terms 2023-24 and 24-25 in South Florida. It’s an external investment for many and the economy is slowing down. 2nd homes go first.
