you did not state the refinance part of brrr correctly. after purchase and renovation, the cash out refi is normally only for 75% of new appraised value. Sometimes 80%.
If you buy in cash which is the ideal scenario in the BRRRR method you should be able to get a mortage on that property regardless. It won't be refinanced, just a brand new mortage based on the property appraisal.

Hey Alex, It will depend on what exactly you would like to know. I do not know exactly what the real estate market in Germany looks like. However when starting to invest in real estate I would check out the local real estate prices and see how much a similar property costs in rent and start there. A -10% difference in mortgage rate compared to the rent you can get for the property is perfectly normal especially if you think the value of that property will rise in time. It is unlikely that you can immediately get the same in rent as your mortgage (unless you invest more and loan less to begin with). With that knowledge go to a bank and see if you can get a mortgage for it. I would start there and then start looking for a property in a local area that you know well. If there are ever problems with the rental property for example, you don't want to drive a few hours every time to solve them. Do you mean a cash out refinance? In that case sadly no. An equity release and making your mortgage longer is possible in most EU countries. It is best to discuss this with your local bank to know the specific rules that apply for this. It depends a lot country to country.
That is possible, but you will only get a 25 year loan for your first property. And something like a cash out refinance afterwards isn't really an option.

Dag Tommy, Hier heb ik zelf weinig ervaring/kennis over. In sommige landen wordt er met een kostenplus methode gewerk waarbij een bank de woning koopt en doorverkoopt aan jou met een markup. Jij betaald dan deze nieuwe prijs maandelijks af over een bepaalde periode. Best eens voor informeren bij een bank.
