Is Panama City Beach Florida a good place to live in 2023? If you love the awesome beaches of North West Florida, then the quick answer is absolutely. There are some unique factors to the Panama City Beach real estate market, mainly how diverse the inventory is in terms of price point and types of homes. From single family homes on the bay to high rise condos overlooking the sunset of the Gulf of Mexico.
Also, can't forget about the awesome beaches made out of quartz from the Appalachian Mountains. Definitely a natural wonder and made out of the same stuff in high end countertops!
It's good to consider the pros and cons of living in Panama City Beach. PCB was just named one of the most affordable beach destinations in the country. We have quite a busy season and the beach can get crowded in certain areas. Not to mention the traffic comes along with the crowds.
Another thing to be prepared for is the weather. While beautiful most of the time, the tropic climate can generate some powerful storms, including hurricanes. This weighs in on insurance of condos and single family homes when purchasing real estate in PCB.

I have lived here since 1995 and this place has grown into a seemingly year round destination. The hurricanes can be rough as evidenced by Michael who clipped the east end of the beach. I live by the Hathaway so when things are too chaotic on the beach I head to PC to get my daily needs. Tourist season can be a big pain in the butt.

Thanks for watching, no doubt it has grown up quite a bit since 95. It definitely gets busy during the warm months. The tourist activity definitely keeps the economy going here but it can weigh on commute times. That’s good you are by the bridge, where you can avoid the traffic a bit.

Is there still a big homeless problem at the Hathaway bridge? I haven’t been to PCB since hurricane Michael ran us off in 2018.

@@fisheyeguy I live back behind the old Kmart on the beach. There was a big group of homeless camping but they have cleaned that out. Since Michael and covid so many houses, townhouses and apartments are sprouting up all over on the beach side. Fewer open spaces for homeless people. Traffic is getting crazy at times.

@@cherylfields6270 traffic was NUTS the last time we were there. That’s one of the reasons we stopped staying there. I miss it though. It always felt like home. We stayed at Regency Towers every year when I was a kid. Ate oysters at the Quarter Deck, had lunch at Montego Bay, and listened to live cover bands at the Key West bar. Most of those are gone now. But it still feels like home. Man I miss PCB.

Thanks for watching. Sounds like a fun trip planned! The biggest thing 55+ in PCB is Margaritaville. There are a few MH parks that are nice. Emerald Point is one that comes to top of mind. It's not 55+.

Yes, I do have a video on Destin, but it’s more of an overview than comparison. Not a bad video idea. Destin is a less condo dense market so purchase prices tend to be higher in comparison to PCB. Destin is more of a resort town versus PCB a larger beach town with urban elements in areas ie rows of high rises. Some people prefer the vibe in Destin and are willing to pay the premium. Granted there are some affordable options in Destin/Miramar.

I want to buy a condo for investment and to also come periodically. I am debating between Destin vs PCB. What do you recommend? I see that beach front condos in PCB are cheaper but the daily rental rates are less. Not sure where to buy

From a strictly analytical standpoint, it’s going to take a lot of rent to make up 100k in price difference through rent. If you run the numbers, PCB will be better on paper. Destin rents well, but most people are buying there for the lifestyle elements at this juncture. With that said, there are a few gems in Destin. I’d look into both markets.

Awesome, just in time for the warm weather. PCB is a little further out from the base. Many active duty and contractors live in Panama City across the bridge. Callaway is very close to the base there are newly constructed neighborhoods like Bridge Harbor, but there are also many older homes out there that may have had issues with Hurricane Michael. I'm a vet and also worked with a lot of contractors from Tyndall that moved from F22 to F35's at Eglin. They all had houses in Lynn Haven, which is on the northern side of Panama City. Homes tend to be on the newer side and hurricane damage was not as severe as the towns further east and closer to the coast. Would love to show you around when in town. Eric Leitten 850.496.1671

Looking to buy land to put a tiny home on to visit a few months out of the year and possibly to rent it while not there. Is it still zoned for rv/tiny homes?

Hey there, thanks for watching. There a few options near the beach. There’s an RV park you might want to check out. It’s called Venture Out right across the street from the beach and very close to St Andrews State Park. Many build tiny homes over there and rent them out STR.

Thanks for watching! My wife worked in medical as well. It’s possible due to it being a less populated area. It’s not going to be competitive with bigger markets. The pay is likely better by the beach and in Miramar/Destin/SRB. There’s definitely an increased population component there with tourism.

PCB does have condotels. Most condos on the beach with majority owners renting as short term rentals will be classified as condotels. With that said there are a few condos with more of a primary user base that are not considered condotels. These will have more financing options.

Great question. There are plenty of opportunities in the construction trade. St. Joe has multi-year build out plans in massive communities at Watersound Origins and 55+ Margaritaville. DR Horton and others are actively building in Bay, Walton, and Gulf counties. Not to mention the opportunity to build custom high end homes in resort communities. With the projections of the FED dropping rates through 2024, if tried, I’m sure that’s going to ramp up demand and construction even more.

I can't say I've experienced this in my units. Perhaps well water in the northern reaches of the county that are more rural. I drink water usually out of a filtered source like the fridge. Where did you stay where you experienced this?

To live here is just a completely different story i think and should have its own video.. Maybe i would point things out about the economy of the area that really needs help. Like how its impossible to find a home, or apartment, or how the rent is $1300-$2000 in this area when the minimum is still so low and the fact that you HAVE to be a family to be making the 3 x income requirement unless you finished college like some are blessed to be able to do to get a piece of paper to be able to live its a little bit of tourism and vacationing than living and this area should start to move away from that.

The coastal PCB market is still one of the more affordable coastal markets in Florida. Given it's a coastal market land is in high demand but short in supply, so there's always going to be a premium near a beach regardless of the market. Also, Florida is the highest state in terms of net migration in the country, so that's adding additional pressure on inventory, despite rates slowing down sales. I hear you that inflation and rising costs have made it more difficult for most families. I also agree and would advocate for a more diverse economic landscape here locally outside of tourism, military/defense, and real estate. In due time, I think the expansion is unavoidable given the amount of people moving to the area. Regardless, the beach is going to draw vacationers.

I was born and raised in the beautiful gulf coast of the world's most beautiful beaches. As a teenager, I BANKED in the hospitality industry, but it is a sausage fest. The locals who have been in the area BEFORE mtv's dumb crap, deserve a way to make money ALONG WITH BEING ABLE TO AFFORD HOUSING. The tourists have come, paid off the EPA, (there are by law required, to be TWO sets of sand dunes before an ugly high rise is built. The developers from out of town dngaf about the people who were there first. My hometown is being turned into a nashville ghetto, and most of the people who live there DO NOT WANT TO HEAR NASHVILLE MUSIC. mark Sheldon, the deceitful lying mayor needs to go back to where he came from. Tourists have taken over my hometown. Please, make it stop. You praise rental properties. Do you know how difficult it is to procure affordable non ghetto housing with a hospitality paycheck? When you live there, you don't get to go to the beach on your day off. There are no bathrooms and the traffuc is such bs, you'd be in traffick an hour and half to get over the bridge if you aren't being tailgated by some jackass eith a rebel flag flying from their metal truck balls and their "hayes" headliner.

I do assist investor buyers in purchasing properties as long term rentals. In terms of looking for a place to rent, there are a handful of rental agencies that can assist.

30% property tax increase, bay county, tourist and city taxes, insurance doubling, anything condo, hoa dues doubled, a lot of homeless drug addicts, great place, come on down

The 30% property tax increase is only on non-homesteaded properties. The increase in assessed value is due to the 45% post Covid appreciation we have seen throughout the state of FL. Property tax is tied to home value. Tourist tax is nothing new and has been in place for decades. If you're running an STR, these expenses are passed through to the guest. If you are not an investor than these items are non applicable.Yes, the insurance situation sucks right now. Hoping to see more carriers enter Florida in 2024 and prices come down. On the condo side, insurance on master policies have gone up; insurance along with inflation are putting upward pressure on dues. I talk about this in several other of my condo-centric videos. I just wrote a check for an insurance assessment before replying, so I know! On the other side of the coin, primary residences, it pays to shop around. I just found out State Farm is writing in Florida again on primary SFR, 2003 and up. I was able to get a quote for $1,500 less than what I was renewed for on my primary here locally. Not sure I follow on a lot of homeless drug addicts. Not arguing the fact but wonder what the population is versus other sizable beach destinations like Myrtle Beach.
