I am a landlord and I think like you have a liability insurance card for car all Renters should get a insurance that will cover them if they don’t pay rent any damages you can’t get enough damage deposit for what damages can be done by some renters, one months rent can’t cover the cost of what it cost to replace some tennets damages as this has happened to me it can cost in the tens of thousands to fix stuff they destroy your places months lost rent cause u haft Fix yourself and what about if they decide not to pay then you have the evict them so all the months that you don’t get paid for you end up losing that’s driving all landlords out of the business renters need an insurance card before they rent a house they pay for Then thousands for a lawyer the tenant should be liable for that 5000 easy for an evection
