Buying a stock is easy, but buying the right stock without a time-tested strategy is incredibly hard. Hence what are the best stocks to buy now or put on a watchlist? I’ve been trying to grow my portfolio of $260K for sometime now, my major challenge is not knowing the best entry and exit strategies... I would greatly appreciate any suggestions.

The market is volatile at this time, hence i will suggest you get yourself a financial-advisor that can provide you with entry and exit points on the shares/ETF you focus on.

Due to my demanding job, I lack the time to thoroughly assess my investments and analyze individual stocks. Consequently, for the past seven years, I have enlisted the services of a fiduciary who actively manages my portfolio to adapt to the current market conditions. This strategy has allowed me to navigate the financial landscape successfully, making informed decisions on when to buy and sell. Perhaps you should consider a similar approach.

Could you possibly recommend a CFA you've consulted with?

"Angela Lynn Schilling" is the licensed advisor I use. Just research the name. You’d find necessary details to work with to set up an appointment.!

It's incredibly obvious for us in the industry that saw mega corporations already trying to offer reduced commissions or trying to find ways to cut out the MLS's and agents since they don't want to pay the buyers agent. So they figured out a little loophole. How a few NAR owned MLS's define the entire industry and forces non owned MLS's to cooperate is nothing more than a well funded attack on the consumer and industry. If you feel a realtors fees are too much discuss it with your realtor. Or, if it's an easy career then by all means go get the license and save the money!

Real estate agents should define exactly what they do up front and the costs involved/percentages. It should be written down. Then the consumer can decide if they want to hire this person or not. Money grabs work both ways.
@paroffice
@paroffice 4 месяца назад
@@kellyyork3898 most contracts have that specifically spelled out, but if something outside the contract needs to be written it can. Agents do need to think about their past transactions and how it helped the consumer.

@@kellyyork3898 those of us that are experienced and realize that we actually provide more of a customer service than sell a house already do that. As in any profession, there are good ones and they are bad ones. Just like teachers because I am a former teacher as well and trust me there were plenty of bad teachers out there just like there’s bad realtors. So are we supposed to get rid of teachers because there’s bad ones there’s bad attorneys there’s bad doctors, think about that for a minute you’re basically saying to get rid of a complete industry where it’s primarily women who have now found a way to be self supportive, and many of them are single moms, but you want to take that away from them! Way to support your fellow women and mothers! And, as @paroffice said, most of this is in the contract. If Buyers and Sellers would actually read the contract, they would know that… but, sadly, most don’t. I go over the contract with my clients.

Here is a recent and specific example. My 85 year old mother needed to sell her home of 40 years. Multiple agents jumped to list it and she interviewed the " best"" 5 agents in town. All told her 5 or 6% commission was highly recommend or her house wouldn't been shown and not one agent agreed to take less than their standard fee. The house was listed and had multiple offers in days and went under contract. Now she loses $25K of her equity for what amounted to less than 5 hours of work. Tell me that makes sense. Fortunately the contract fell through and we will list it FSBO. When I mentioned to her the new changes coming on commissions she said oh I know about that and my agents said nothing will change.

@@RebeccaSoldMyHome most of what you describe are tasks that would reasonably demand compensation of minimum wage. The reality is the only reason agents get 3% of the sellers equity is because the agents/industry set this scheme up which is thankfully being dismantled.
@RebeccaSoldMyHome
@RebeccaSoldMyHome 4 месяца назад
@@mikesmith1702 that is your opinion and you’re welcome to it. The stats say that most people don’t agree with you. You’ve had a bad experience and I understand. There are bad teachers, bad doctors, bad attorneys… in this country, the few bad apples, spoil the bunch. Maybe one day you will encounter a good agent and understand the value. Broken down simply: I was told where the 3% originated 1% Taxes 1% Marketing 1% live off of and put back into the business 1st understand: you hire the Broker and the agent represents you on behalf of the broker. The broker gets the 3% or whatever % is negotiated… That is split with the agent - the most common split is 80/20 I mentioned things that most don’t realize we do on top of having extensive knowledge of the contracts, knowing the real estate laws of my state, having great negotiating skills, knowing Fair Housing Laws etc… those are what should be expected from every agent! Some of us go above and beyond - some of us wear many hats

Good luck! FSBO's have been a thing forever and the failure rate very high. It's nothing new. Buyers & Sellers fundamentally don't see eye to eye. Usually, one party will walk away and burn a bridge before terms can be negotiated. And, that's just the initial contract. Just wait until inspection negotiations & appraisal negotiations. 😂

I bought my house 6 years ago. I was very cognizant that real estate prices do go down sometimes. It is not guaranteed. A real estate agent get’s a profit on every sale. Now my house has increased in value nearly 50%. (Ignoring all of the money we put we put into the house. Please explain what the agent does now that they didn’t do 6 years ago that warrants an increase of 50% in their commission? The amount of commissions will be 6 figures when we sell our house. We plan on selling this year and will be using an agent because of their services. Some people may be surprised by that in light of the fact that I am a retired litigation attorney and my wife is a retired real estate agent. And no, you can’t blame attorneys for the poor practices of real estate agents

And just as you always have, you have the right to sell it yourself or if you want to pay less, you will most likely deal with a newer or less experienced agent… A true real estate professional will earn their money before, during and after the transaction.

cost of living increases. expenses for agents to sell increase. if prices go down then agents earn less than compared to when you purchased. will you be a stand up homeowner and pay extra to the agent because the house is selling for less? for a litigation attorney, your argument here is contradictory and has more holes than swiss cheese. i feel sorry for your past clients if this is the level of representation they experienced. And you think we're over paid! Go have fun with that... then when you get charged an hour fee because you want advice that takes 30 secs... HAVE FUN! And, some states, attorneys do the closing and they LOVE agents! They don't want to be hassled with needy buyers and sellers... We wear many hats and you have NO IDEA how hard it is! If you think it's easy and we're over paid, go get your license!!! Easiest and least expensive career to enter but the HARDEST to stay in because the majority can't handle all we do!!!! You need to be educated!!! Maybe then you will actually learn because you clearly didn't listen to this at all!

Rebecca…. Methinks you doth protest too much. I’ve researched real estate rules/regs for my state, and I have relatives who are real estate attorneys. Not rocket science. Easy to learn the vocabulary/laws of one’s state and to reference what you need. I taught English literature for 35 years & am now enjoying retirement and time with my family and grandchildren. Or, I would pursue a career in law. (My daughter is an assistant DA.)
