People dont understand that the prices of things are never going back down. This inflation is deeper than we think. Those buying groceries are well aware that the real inflation is much over 10%. The increments dont match our income, yet certain investors still earn over $365,000 in stocks and assets. Wish I could accomplish that.

Shawn, Great content, as always. I believe that the rates will begin to sneak down prior to the election to give the Dem's. a boost, even though the Fed is supposed to be independent from the politics of the day. Look for a slight rate reduction announced during the September meeting.

Rates will come down this fall which could increase the amount of buyers ..and possibly prices. Phoenix neighborhoods vary a lot. My neighborhood anything over 500k sits for weeks. But any house under 500k is gone in days. Demand for smaller or starter homes in far north Phoenix/ Gateway is rising as TMC campus comes on line. Houses north of Happy Valley road and west of Cave Creek road will be 🔥!

Completely agree, when rates go down prices will likely rise. Not sure that will be this year but it will happen. The TSMC area around the 303 is going to explode with homes. That area of Peoria is becoming a hot area.
