Another Great job Mike! If this was my house and I was selling it. I would tell all realtors qualified guest only and NO kids allowed under 18 in my home. Also if any realtor is videoing for their channel I would make it a point to remove all guest from my home for 20 minutes temporarily. If anyone was offended by my rules. I would say move on to the next home. It’s my 1.6 million home and I can do what I want. This home will sell fast do to the exceptional landscaping. In my opinion the outside is worth more than the actual home. Love your channel Mike and thank you for the knowledge you give me and others. Lived on Oahu (Kaneohe & Makiki) 83-87. If I ever go back to live in Hawaii you will be my realtor. Mahalo.

Possibly add a structure to allow you to take in that ocean view a bit more. Maybe a deck on top of that shed, make it more if a pool house. The yard has the space for it from what I could see. Beautiful home.

I think that I might be able to help you with that ONE thing you would change. I would change owners..... and did. Thanks for the tour. You did a great job. I just saw this today, but we have been in escrow now for a week or so. All the pieces are coming together. Thanks again for a great job! Stop by after close and try the beer tapper and the EVO grill.

Thanks for the showing. The outside was gorgeous and shows beautifully, the inside felt a bit cramped with all the heavy dark colored furnishings. Loved the outdoor kitchen too.

Nice place. Love that backyard and the landscaping of the property. The pool is great. That outdoor kitchen and bar is fantastic! The house layout is also very good with great sense of space. I would however want to redo the bathrooms and kitchen. Not terrible but definitely not to my taste of what I think they should look like. Overall a great place that's only 10 minutes to the beach.

The interior design is not quite to my taste (I lean more mid-century modern), but the current owners have a really consistent, strong design style. The front landscaping is really inspiring - I love the red lava rock. The backyard is amazing - top-notch, resort-class. I think it's underpriced, but I assume the location doesn't have the ocean view that people jump to pay for. (And for me personally, I would look for less yard maintenance, but this yard is just beautiful.) Great find and presentation, thank you.

Hey Mike, With landscaping in Kona, do you need to water at all or does nature provide? I know it's not the wetter Hilo side but the property appears to be at some elevation, but is it enough to keep the plants happy?

You'll need some irrigation. We definitely have drier times when the rain is not enough. The higher your elevation, the less irrigation is needed.

I doubt prices in Hawaii will crash. Even with an economic downturn, the people who were previously able to buy $1 million+ homes, will still be able to buy $1 million+ homes. Perversely, continued supply chain problems in the construction segment will probably push homes higher i.e. construction and home prices will contribute to inflation. At best, a slowing of the rate of growth of prices. Of course, I'm just an Internet commentor, YMMV, this is not financial advice, etc.

Actually it was sold off by King Kamehameha III during the Great Mahele of 1839. He was the rightful king of Hawaii and it was his choice.

It is absolutely the case that affordable housing in Hawaii is in crisis. However, individual sellers and buyers are not really able to take any actions to have any impact on that. Local governments and politicians need to continue to make it a priority.
