I'll go over the parking situation, beach access, I'll show you the view, who owns the beach, I'll let you know if there are any facilities like changerooms or restrooms, rinse showers, trash receptacles, and I'll mention nearby amenities like gas stations and convenience store, I'll let you know if there are lifeguards here, if there's cellphone reception. I'll let you know if there are any posted signs, restrictions, rules, etc.
