LaLaport BBCC : The RM1.6 Billion Mall That’s Already Failing? Kuala Lumpur, Malaysia

LaLaport Bukit Bintang City Centre (BBCC) in Kuala Lumpur, Malaysia, is the first LaLaport in Southeast Asia. Officially opened in January 2022, it is part of the Mitsui Shopping Park LaLaport chain, which is well-known in Japan. The mall is built on the historic site of the former Pudu Jail, a colonial-era prison that was demolished in stages starting in 1996. The main gate and a section of the exterior wall of the old prison have been incorporated into the mall’s design, adding a unique historical element to the modern structure.
The total development cost for the entire Bukit Bintang City Centre (BBCC) project, which includes LaLaport, is around RM8.7 billion. This massive investment covers not just the mall but also other components like residential towers, office spaces, and a hotel, making it a significant mixed-use development in Kuala Lumpur.
LaLaport BBCC aims to offer a distinctive shopping experience with a strong Japanese influence, featuring stores like NITORI, Nojima, and Don Don Donki. The mall’s futuristic design includes a spacious atrium, long escalators, and a rooftop garden, which is currently under development. Despite its grand opening and unique features, LaLaport BBCC has faced challenges. Six months after opening, many of its 400 shoplots remained vacant, and some anchor stores were still under construction. The mall’s layout has also been criticized for being confusing, which might deter potential shoppers.
Adding to these challenges is the feng shui stigma associated with the site. The former Pudu Jail was notorious for its executions, with many people hanged there. This history has led to superstitions and negative perceptions among some locals, who believe the site carries bad luck. This stigma could further impact the mall’s ability to attract visitors and tenants.
Given these issues, LaLaport BBCC’s future is uncertain. While its unique design and historical elements are appealing, the lack of tenants, confusing layout, and feng shui concerns could hinder its success. If these problems persist, the mall might struggle to attract and retain visitors, potentially leading to its decline. However, with strategic improvements and effective marketing, it could still turn things around and become a popular destination in Kuala Lumpur.

People nowadays don't go to malls to shop. They go jalan-jalan cuci mata, enjoy the aircond, tengok movie, makan, then balik rumah beli barang kat Shopee.
@AntiGod
@AntiGod День назад
This is not true. The golden rule when it comes to malls in Msia is to either be a general purpose megamall (Suria KLCC, Pavilion, 1U, MV, Pyramid, Velocity), or a niche medium-sized mall (Lowyat, Digital Mall, Publika, Jaya One, Lot 10). Second rule is that there must be mid-level branded retails and not uncle/auntie shops like what you find in Berjaya Times Square and Sungei Wang. Malls that don't fulfill both criteria end up dying (Jaya Shopping Mall, 3 Damansara, Atria, Summit, SS2 Mall, Fahrenheit88). LalaPort, as some have said, has an identity crisis, neither the former or the latter, so it may end up as a dying mall.

When I lived in Japan, me and my friends went to Odaiba, which has a big indoor place that places a lot of games like baseball, snooker, futsal, basketball etc. The games there also divided into kids and adults, also got food court. Everything is under one roof. I wonder why no one wants to call investor from Japan to open a place like that here, instead of opening a new mall.

The best thing about this mall is that, despite being a high-end establishment, parking is free for customers who spend just RM1 at any of the establishments there. This is not available somewhere else! This mall's location, layout, and accessibility are further reasons why I enjoy it. There are also a lot of fascinating stores to check out and shop at. Not to mention that you should anticipate seeing some Japanese culture on exhibit because the mall is owned by Japanese company.

If Lalaport have massive indoor games or parks I think it would be better. Since it's location is at the middle of the city, it would be great to have some sweat while enjoying it indoor. With some shops/retails to add on, it would be great. We're lacking mall that focusing on that unfortunately. Lalaport is just like other modern concept mall.

Too many malls at same locations means hard to compete. Also, the shops there are mostly high end and expensive brands which means they are targeting tourist more than locals, but I feel location is fantastic as it connected by LRT Hang Tuah with a connecting bridge make it the perfect place in the center of Kuala Lumpur.

Pudu Jail was a place for death sentence of hundreds of communist terrorists during the emergency periods (Malaya/Malaysia does not declared war against them, therefore they were treated as criminals and liable for trial and facing sentence). The most famous criminal (not a communist but a gangster and a murderer) hanged to death here is Wong Swee Chin aka Botak Chin (meaning Jobless Chinese in Hokkien, not a bald person as the meaning in Malay) on 11th June 1981.

I love the architectural design. And the corridors are all wide. However, the sense of orientation is sorely missing. You just have no idea where you are, where is the main entrance and what direction you are heading too. Taking the escalators will add more confusion. That's why Gardens on the Mall, Mid Valley, and the smaller malls are much liked. It's so easy to navigate. But I wish it all the success. It's always sad to see a mall close.

Build other infras like recreational parks (like 5km loop of Taman Tugu is awesome! And Bukit Nanas also is enjoyable), skate parks (as seen at Ampang Park) and libraries better. parked here at lalaport when it was free parking for a whole year, never bought anything, just parked and took monorail to office in Bukit Bintang. Ever since they scrapped the free parking, no longer step foot here. Thanks for your video showing the status of the mall.

Just to enjoy an air-conditioned walk would be nice. Shopping in malls leads to a higher monthly expense. One can find pretty much the same outlets in every mall.

Also sport facilities...badminton, snooker, pool, indoor rock climbing.. Hobby center/space.. card games, mini 4wd /RC Have space for events... Have space where ppl can open do flea market, self hand.made staff..

Was very familiar with every part of KL , from Kepong to Cheras , from Ampang to Gombak , Sentul to Bukit Bintang from 1970 to 2007 during the construction boom.Know every shopping complex then , including all those in P.Jaya to Subang. Can reach anywhere and any malls \shopping complexes without WAZE ( Waze didn't exist then ) I think we have too many malls in the Klang Valley , and I haven't been to any mall that opened in the last 15 years. And I don't even know some location of these "new" malls. There are hundred of thousands who probably don't know more malls\shopping complexes than me , so how would there be enough crowds to fill these places.

In urban planning..when designing a mall, the distance between the malls should not be too close within a radius of 10 km if the filling of the mall is the same as the other mall, one of them will die unless this new mall is unique and has a different concept and charector

I agree with your observation that the mall ought to be livelier and more vibrant than it now is. The mall looks relatively empty due to the claims of many people that it may be haunted because it is situated in an area that was once a well-known old prison. This is primarily due to the mall's remote location actually from the main thoroughfare. For those who want to go there, it is their aims. If not, it would be quite remote for people to walk there for no particular reason. Moreover, there aren't many events or social gatherings that could attract individuals. Even when they do, the public is not made well aware of it. More fairs, intimate events and small-scale performances, such free busker shows, ought to be scheduled more regularly, especially on the ground areas or rooftop gardens, and they ought to be make aware to general public. If there are many other malls nearby, it might attract more pedestrians because they would consider it worthwhile to walk there for many other reasons, unless they are willing to walk all the way there just to buy particular items that aren't accessible in other malls.

I pray dis gorgeous beautifully designed n top notch workmanship mall won’t see its slow death…by right it shouldn’t be as it’s well connected by monorail n LRT lines such convenience should be d main drawing point for bigger shoppers! Retail shops are more or less dead nowadays hence malls thrive on their bustling F&B scenes n innovative entertainment outlets. I love this mall!

Agreed with you a lot. The mall design is really just spot-on and something special aside from the usual malls that Malaysia have, I am really bored with those popular malls for some reason i felt LaLaport is pretty suitable for me, although LaLaport do hosts some of the Japanese culture events to boost up the crowds sadly as you said, malls with low foot traffic doesn't generate much revenue for the mall to sustain in long term, plus it is located at the far end of the Bukit Bintang as well, meaning there will not be many people to walk to LaLaport.

As long as this mall can bring in some big brands like LV, Gucci, Apple Store, Hermes, Gentle Monster, etc., and increase its marketing efforts, it should be able to revive. Then, find a way to connect the outdoor row of shops to Bukit Bintang, and many people will come over.

I missed Pudu Jail. Every time when someone talk about Pudu, they mention Lala Port, I can't recognize where is this place. When that person said is Pudu Jail, I will like "oh yes ! , I see, it was this place". I don't want mall anymore, is boring. We want more nature related, make more park lah ,something like a dog park or cat park or pet park for human and pet go for exercise brisk walk and social meet out also nevermind, something lah for exercise, rather than mall mall mall, aiyoo ! Rather than go to mall, I online buy things is way more cheap, no need traffic jam and pay extra parking fees and what so every to pay here and there, just come to home and unwrapped new item is so stress relief.

I don't really care so much that it used to be a former prison. My main beef with Lalaport is that there's nothing really unique about it, and it's kinda inconvenient to drive there. If anything, they should have retained the Pudu jail aesthetic or integrated some part of the jail to make it more interesting in terms of history. Look at QVB in Sydney, they kept its 19th century Romanesque architecture and design, make it highly appealing to tourists and locals. Most of our Malaysian malls look too similar to one another.

Many malls are too noisy with music coming from different directions and very loud events and bad acoustics. I think there is a huge potential for a quiet mall, without any music anywhere, no promotions, etc. Then a lot of people who prefer a more quiet environment will come to such a place for shopping. My suggestion is for Sungei Wang to convert to a quiet mall. For Lalaport, I don't have much hope, as it is too far from any pedestrian area. The area around Pavilion and TRX can improve a lot by making it more pedestrian friendly, by widening walkways, closing some roads and avoiding pedestrians having to wait long for traffic lights.

First time I make such comment: but go hire bomoh, tok guru, dukun, sinseh, shaman, catholic priest, christian priest, taoist priest, and buddhist priest to cleanse the place. Anyone who has been to Lalaport will feel a "lack of human energy" there. Of course the architecture contributes to this "emptiness" too but do a deep clean lah. No harm and won't cost billions.

We as Malaysians are naturally gifted to sense haunted and non haunted places. We totally avoid places that are 'pantang' (culturally forbidden) unless we're the tok bomoh or sifu (masters) here for 'important' business dealing with unwanted guest. Maybe a case of good development, wrong location?

I think the "access" to the mall has a big problem. Where is the "Grand" entrance? Which direction it is facing is also important. The "roads" leading to this mall are not major roads...Unless you redirect the traffic flow...And what is the "main theme" to attract people there? Or it is just "another" neighborhood mall!?
