Depends where really. Many of the homes especially on the exterior and interior finishes are rough shape in the Pre-1980's homes in Las Vegas. Apparently much of the folks with money moved out and bought newer. On the other hand, where my mom lives in South Orange County, the homes built from the 60's-80's are in good shape. Quality, design, higher values and lack of new housing plays a role. My mom's subdivision built in 1981 is a contrast.

Las Vegas are throwing these kinds of homes up like Monopoly houses is what I call them,. They try to make them look so fancy and pretty when the foundation is totally fucked up and that's because they are trying to compete with California because everyone says how the cost of living in California is so high so then you have Nevada saying we have just as beautiful homes as California at a fraction of the cost when if you really look at it it's not because the homes aren't built with any kind of quality it's all about quantity with them

The problem is that this is becoming a problem with a lot of major home builders, the culprit seems to be aggressive build schedules and making profits as fast as possible which in turn leads to illegal shortcuts to the homes being built.

She must've used the builders on-site agent. The buyer is supposed to get a pre-closing walk thru to see the finished home. These must be first time buyers - who were taken advantage of. I can guarantee it.

Trash is built in to the walls all through the house. I have a Toll Brothers house in Inspirada and removed trash (and wood debris, saw dust, nails, pieces of random building materials they didnt want to sweep up) several times from the walls before they were sealed up, myself. I complained. They labeled me a derogatory term 🧐 But theyre ISNT ANY oversight bynthe “project manager” . A guy runs around, checking to see whats been done. He isnt even thinking about garbage. He only checks the finished job and has NO IDEA whats occurring in the house, including pissing on the walls (no joke) And the immigrant workers LITTER constantly. Sorry to say, but true. Beer cans after lunch, gatorade bottles EVERYWHERE. Subway sandwich bags galore. Trash bins 20 ft away but trash on the ground is so much more conveneint. Toll called me derogatory names bc I bitched and insisted they do better. The plumber actually told me to “stop coming by bc the guy thinks your crazy” I visited the site every week and the errors and bs was constant. (Missing electrical, wrong options) and they charge a lot for each socket and switch. They hated me by the time of close. That is .....Toll Brothers in henderson , Inspirada labeled me a trouble maker bc my 600k house was actually up to par bc I watched like a hawk. Most workers are respectful and it isnt their fault they do bad work. They arent carpenters. Some are skilled and I was relieved. i watched every step of the way and insisted all Be fixed as it was built. Fortunately for me, I could give a crap what a bunch of lying realtors and buildiers think of me personally. So I just did my thing to get what they said I would be getting. My house is mainly problem free bc I was a “bitch” who insisted it be built correctly and to advertised standard. Otherwise all builders, Pardee, Toll, Century, KB, all of them,....will build crap houses bc its the cheapest way to make money.

Yes. And don’t ever let them bully you into a date and time when you tell them you can’t be there that means that you either have to be there or they have to schedule it for a date and time when you’re going to be there. And if they know they have this many problems are going to try everything they can to make sure they schedule it on the day when you’re not available. Something similar happened to me. I was in a program called homes for vets. And I knew there was something wrong because Quicken loans wouldn’t sign off on the deal. So I found somebody who can inspect and found out the house did not have a occupancy certificate so I shouldn’t even of been living in there the back wall was not built right in the basement which meant the house was unstable and could fall in and there was a plus sora of things wrong. I learn my lesson really quick. And on one final note no I’m not racist my family mix. But it Hass to be known this Hass to be known. I have lived and worked with people from various parts of the world. And unfortunately I can say a lot of them not all but a lot of them did not care about their work they had no honor and how they built things how they work their ethics they would just throw stuff together they violate food and safety health codes and so on so forth they just have no respect for themselves. And they have this laid-back attitude of all who cares nobody cares and it’s like yes people do care. Ha it’s just so frustrating. Is it Just like now. Our landlords are from Taiwan and this house is falling apart stuff everywhere they don’t care they gamble hit they treat us like we’re trash and it’s just not right it’s uncalled for. It’s really sad the state of affairs in this country and how things have gone downhill. And as my friend who’s from Mexico says if you go to another man’s country you speak his language and you go there to be part of his culture.

I don't ever see whites or anyone but Mexicans slaving outside in the Texas sun. The pay isn't even that bad either. You can make 15-17 an hour just doing clean up. Still only see Mexicans doing the work.

When I lived in Vacaville California a lady whose subflooring consisted of chipboard. Her high heeled shoes she was wearing, went through the flooring of a fairly new house. In addition, the buyer should have a state inspection or one that is independent of the financier of the loan.

This isn't a "one off!" The issue of sub-standard workmanship was rampant in our neighborhood, where houses averaged $750,000 during the construction phases. Lots of neighbors including ourselves have made repairs or improvements that reveal everyone has trash dumped in tub enclosures, under islands, etc. Our appliances (supposedly luxury brand and superior quality) have failed over and over and the neighbors report the same. We went through the property almost every day as it was built and issued complaints to the construction manager constantly. Even after moving in, they didn't do a magnetic sweep of our backyard. I found an entire, large box worth of used razor blades, nails, wire and metal fragments and that's where we let our dog out from the day we moved in. The construction manager sent someone over to do a sweep, but took the box. Of course I took a photo of it beforehand. We did our initial walk-through with a fine tooth come as we did the final one year walk-through. Even the window casings melted in the sun! The foam they built them around melted and the stucco collapsed around it. We pretty much had to verbally bombard them to get things fixed. This was the case with everyone we know who's moved in here! I'm sure they were happy to have our initial warranty period over with since we didn't let them off the hook on anything we found. Of course, things continue to pop-up and that leaves us on the line for the repairs. If the builders claim it's out of the ordinary, they're lying. It's the norm! They don't properly vet and supervise their subcontractors or inspect materials. While some may have pride in workmanship, the evidence proves that most don't give a crap. The builder would have to hire more supervisors and inspectors to remedy that, but of course that would mean eating into their profit margins and stockholder dividend and they can't have that. Unless you're on top of things and refuse to back down, you can probably expect this with any new home built in Las Vegas.

Did you have a real estate agent represent you? I'd never let my new home clients close on a home with issues you had. The builder would be made to fix all the issues or you don't close.

Luxury Realty Group LLC there isnt ANY realestate agent who can ensure a house is built to quality. Thats a false statement if you think you can. It requires weekley visist and a keen insight to exactly what options and electrial are bulit in. Its time consuming amd I know bc I finsihed mynthird house in inspirada in the past 9 years, and I know what it takes. Trust me NO realtor is doing what it takes to ensure the correct build. Even you, Or you wouldnt write what you wrote in the first place.

WOW!!! This is Pardee’s Homes responsibility to make sure the houses are up to code before selling and the city inspectors. Looks like my dream of moving to Las Vegas just got shook! Buying a home and brand new too, with all these problems. This is goods news for me, however I feel extremely heartbroken for these families. And the all the problems need to be corrected and for everyone who purchased a home should be given a 3rd of the purchase price back to make restitution! Automatically!

So glad I didn't buy a new home. Ended up buying one built in 1910 that was gutted and has new electrical, plumbing, and drywall. House looks new but was built on a solid frame and foundation. No plywood or stucco. Avoid these cookie cutter homes ladies and gents.

These companies that sell these money pit disasters should do the right thing by simply leveling the defective houses and rebuild them brand new with the an emphasis on building them right. If the builders take a loss on them, that's too bad. We all take losses in life, it's not the buyers problem and that's what their insurance is for.

Very foolish to close on a home or even a rental lease when repairs are required, unless you are prepared to live in a perpetual construction zone. A landlord in NYC wanted me to sign a lease and move in before he made a long list of "planned" repairs. I would have been screwed if he did not make them and even more screwed with construction mess if he did. That was a deal to walk away from.

Turn everything on.Test everything.Bought a home in Northridge at n las Vegas and it was a nightmare! I caught some things during my walk thru and they still half assed it.After moving in , my a/c wasn't working and i got an altitude from the the office for complaining about it.My kitchen cabinet are not leveled and the supervisor said it was normal due to the house wall.You could tell he didnt "supervise" .Im already living there.I go and open the cabinet above my microwave and it was trashed! Painting on some parts of the house is crap.I even had large nails sticking out of my closet shelves.Chipped corners of the walls and floors.I notice most damages and defects are in places they think we wont look at.Some shady b.s.They try to rush you or make up a bs excuse during your walk thru.Take your time! Take 2 hours plus! Lol.Turn everything on like your a/c.I mean yea theyll fix stuff but it shouldn't even have to be like that for most parts of the house.Especially stupid things like nails sticking out. .I understand its little things and its not perfect but i can tell they were rushing and half assed the build.I ended up telling them ill take them to court for the nightmare of a house they built.Just saying take your time.

Bought one...air conditioner fell through my ceiling over my bed in master bedroom....dog tried to tell me something was wrong under the carpet..and later found out that a big trash dump was buried in my back yard....in 2004.........I ran away from the house.... it was haunted....beware of new gated communities and the houses are so close together... hoa's suck... maybe not all, but this was my experience..........saved money worked hard and bought a beautiful home with 5 acres of land in another state...and NO HOA'S...........Miss Vegas but not the house.....good luck everyone!

Thanks Cyrus for keeping us informed. I've seen reports like this and didn't want it to happen to my dad. I begged him to choose a move-in ready and hire an inspector (if the builder would allow it) before the purchase was complete. He wouldn't hire the inspector, but at least he got to see the finished product before buy. There has been little minor problems (toilet paper holder came out of the bathroom wall, kitchen drawers came off their tracks several times but he had those drawers filled with heavy glasses, windows rattle but the area is very windy compared to where he used to live.) So I would say it's been 95% great. If you think move-in ready homes aren't plentiful or you are picky about styles, Lennar(My dad's house is not from them.) had the most move-in ready homes available or almost complete I have seen of any builder in our area.

We built a new home in the Dallas/Ft Worth area and hired an independent inspector...for 350.00 we got piece of mind, he told us it is one of the best built homes hes seen.....5 years later, we ve had no issues....pays to hire an independent inspector

vegas has bad infrastructure and shoddy work?!?! shocking! I moved here from cali in 2015. there's things I love and things I hate. service is friendly. people are more friendly and polite than cali... BUT... man.... the quality of workmanship is HORRENDOUS. at every level. highways, buildings, cable companies, wiring, internet service, tap water faucets, the drinking water itself... everything you can think of... assume someone down the chain is drunk or high. but.... politeness matters. I gotta say... I hated in cali how everything you do, the staff acts like they have a chip on their shoulder. while stuff is done crappier here... the ACTUAL interaction with people is MUCH MORE PLEASANT and much less stressful.

It is risky to purchase these new development homes, from my experience it is always wiser to purchase a 10 years plus home than a new one, because by then any issue with the house will be noticeable.

I thought about buying a brand new home in Las Vegas or Henderson about 5 years ago. After much research I ended up buying a used house needing repairs in Boulder City. I got more square footage and more land in a nice quiet neighborhood without any crime. There's no HOA fees and there's a nice city park around the corner. Here's what turned me off to purchasing a brand new house in Southern Nevada: there's very little land with small front yards, small driveways and small backyards; the living spaces are miniscule with small living rooms and small bedrooms; the mass-produced "cookie cutter" houses are built right next to each other and resemble an attached townhome or condo; the architecture is not impressive; there's HOA fees to pay for the exterior upkeep in the common areas (not including the exterior upkeep of your house like an HOA of a townhome or condo); there's CCR's for the "planned community" so you can't live "independently" as in a community without an HOA with CCR's. I looked at the new homes offered in Summerlin and Henderson. The neighboroods in Summerin are okay. The neighborhoods in Henderson (some along the freeway with traffic noise) are not very desireable (good thing they're gated communities). I made the decision to not purchase a brand new house in Southern Nevada for aesthetic and practical reasons but I understand the allure of buying something new verses used. One would expect the "shelf life" of a brand new house being 20-30 years but that life will diminish due to shoddy workmenship. IMO, the purchase of an older house which has withstood the "trials of age" makes more sense than gambling on the integrity of the purchase of a brand new house. If I were buying a house in Southern Nevada now I'd buy a used house (budget for repairs and a possible remodel) in a desireable location (consider the adage "they don't make 'em like they used to"). You'd get more square footage and land for your buck. The property taxes are also lower on a used house verses a new house (Nevada has a "depreciation factor" included in the "assesed value" for propery tax purposes). Californians who buy a used house in Nevada will be in for a treat...the assesed value is not the "sales price" (as if a used home magically rejuvenates) but FMV minus depreciation due to age. Anyone considering moving to Southern Nevada and buying a house should do some research. You're making a monumental decision and I would research the attributes of a "good neighborhood" if the quality of life and capital appreciation is of concern (areas with a good school district and low crime provide a better quality of life and appreciate more in value). Incidentally, finding "good neighborhoods" in Southern Nevada can be a challenge (there's also a crystal meth and heroin problem here adding to the homelessness population). The turnover rate of people moving into and out of Southern Nevada is quite high (my Las Vegas AAA insurance agent told me this when I transferred my insurance policies from California to Nevada). It appears that there's many people who move from another state and don't like it here (IMO, the desert climate is nice but it gets hot in the summertime). Southern Nevada doesn't have any art museums but we have cultural food fairs (art education and appreciation takes a backseat to eating food). The majority of the activities include drinking and gambling but that gets old, and costly, after awhile. The majority of Southern Nevadans are not well educated since the casinos pay well and many can afford a middle-class lifestyle without a university degree (if you're a well-educated person looking for intelligent discourse in this place it will be challenging). I believe that Nevada will continue to be a mecca for retirees and businesses from other states (we have no income tax). Florida has always been the retirement destination on the East Coast but they have hurricanes (they also don't have an income tax). California has always been a retiree's dream place but they have earthquakes and inept political leadership (they have high income tax). Arizona and Texas will still still attract some retirees and businesses (low income tax). New housing construction took a "wetter bath" during the 2008 economic crisis because they overbuilt homes in Southern Nevada. Some economic advisors have suggested "holding off" for the real estate speculator-investors and that makes sense (does American society really need these people...some of then foreign investors ?). We can pretty much write off Chinese investment in our real estate market and that's a good thing...without them pushing up real estate prices with the goal of getting wealth out of Communist China does not serve the American interest...or middle class Americans for that matter looking for a house to purchase. I’m in the NW (Seattle) and I’m kinda over the long months of darkness but the housing prices finally made me want to leave. I checked out Arizona .This is where most NW people grab a winter home. And I also looked at Nevada. I was surprised that it was sooo cheap . Well just two months ago I checked back and the prices are the same as some city’s here with new construction . Completely blew my mind. I was turned on the Nevada because I would gain more sun ☀️ have a backyard and pool with no worries of watering a lawn . But the home here and there are priced the same with the same features. No backyard, you can here your neighbors flush the toilet, no pool, all the homes look the same if you have a visitor you would need to stand outside and wave them to the right house. So the desire to move went way. After a little research I see California people are moving in herds to Nevada before prices went up due to the new stadium 🤷🏽‍♀️ they want to get in for cheaper living and entertainment and as a result the prices are California prices. If you look at the new homes they start at close to 400k this is without a front door , pipes , drywall, roof 🤣 and once you “upgrade “ to these features your looking at 600k 🤦🏽‍♀️ this is why more young people are making payments on a vans busses,and RV and converting them into homes it’s actually smart .save, travel, live minimalist then take your money so you can retire then find your last destination.it expensive everywhere now no affordable living. I predict the biggest housing market crash coming in 2022 absolutely no way these houses are worth what the ticket prices these days

@@munequitamelendez7463 Thank you for your thoughtful reply! I didn't consider moving to the Pacific Northwest since I don't like the rain. Indeed, Nevada real estate prices have been going up a little but the cost of living is inexpensive here (no state income tax and cheap property tax). We have a high unemployment rate due to the pandemic since Vegas depends on tourism (tax revenues from the casinos mainly fund our state budget and we'll have to see what happens). Arizona is nice but it gets incredibly hot in the summer (Northern Arizona like Flagstaff isn't too bad during the summer). Housing prices coming down in Seattle makes sense due to the factors I had mentioned. Washington is a beautiful state (during the summer, IMO) and if you can deal with living in a rainy climate and the real estate is affordable then I would stay put. I think the new Las Vegas Raiders stadium helped out the higher end real estate market (highly paid athletes and their management need to live somewhere). I think that living in a motorhome works better for short people who aren't claustrophobic (the more the less merrier due to living in a confined space). Traveling around in a motorhome is fun but living 24/7 in one can get old (according to ergonomic research a living space should be at least 500SF per person in order to live comfortably). I agree that real estate prices will come down in the near future. I think that the most vulnerable places are the large cities which have suffered government shutdowns, rioting and looting. Even if home prices came down in LA (where I'm from and miss immensely) I would not move back since there's no remedy in sight during my lifetime. Good luck to you!

Century homes in Texas sucks too. They use thin paper like insulation on their walls (which is legal) to cut costs. Problem is that if a serious storm blows or if a theft tries to get into your home, its like ripping toilet paper from a spool.

They kill the experience and the dream. Homes with no yards, no sidewalks, close together, and those criminal HOA people is what killed it for me.
