Same! Thank God I got out of the rental business years ago. Never again will I become a landlord. I'd rather my properties sit empty than renting it out with the chance of it being damaged and trashed. These bad renters are making it hard for good renters to find a reasonable place to rent.

I Pay 1300$ for a closet and to see ppl treat other ppls property like this Truly Hurt's My HEART because here I am a senior Never missed a month paying my Rent worked the entire pandemic & come across this Video !!! @D RooR you idiot, you take a landlord to small claims court! No lawyers are involved, just a judge. Whether you’re suing, or being sued. It’s not hard putting a case together, gathering your own evidence and paperwork, for filing a claim or defending yourself. And It isn’t expensive, maybe a few bucks in filing fees, but you can recoup it back if you win. I’ve done it myself, and gloriously won! Don’t they teach you this in high schools, or at least seen The People’s Court before? 😂 How can you not know this? Oh wait, how dare I assume you live in America. You failed, big time. I'm a professional house cleaner. Specifically move out cleans. Once June 30th comes and the mandatorium is lifted, I am terrified what I will see. What's funny is, these people have to pay all that back rent. It's not like you get to live rent free. People just take advantage. It's disgusting.

It is very difficult to get money for back rent owed. Most often you get nothing because the worst tenants have other unpaid debts.

@@josephcote8634 You will be surprised to find that it is now easier to get the judgement for collection against you. Keep trying. Once we get a judgement for collection, we will levy your bank, garnish your wage and possess your assets. Oh since you sound stupid, the judgement can be extended every decade. Your credit will be ruined forever. Ordinarily, if it is only a couple of thousands, it is not worth it. Remember I said it is now easier. The jurisdiction for the small claims court has been expanded to allow higher judgment. And the proposal is going through the Congress to enable landlords to go after the deadbeats even more effectively. In many ways, your life will be over unless you negotiate sincerely with your landlord. Don’t game the system. You may be able to ruin your landlord, but it is going to come back to you also. So do the right thing.

Yes they can. I got about $4000 out of an evicted tenant after I put a lien on his credit. However, it took 10 years since my atty failed to put the lien initially. Otherwise, it would have taken a year or two. The tenant wanted to buy a house and had to pay the $4000 before he could do so. 😆

I also hear that if file judgement and they dont pay, judgement accrues interest and they have to pay the judgement plus the interest... is that true?

You and I know that most of the time, nothing is ever recovered from people who do this sort of thing because they don't have any assets and are seldom in a job long enough to track them down and garnish their wages. There is also the matter of the time and money spent to take them to court and get a judgement.

Nobody cares. Court doesn’t care. Cops don’t care. Government doesn’t care. Doesn’t matter how nice of an area. Doesn’t matter how many background checks you do. 2/3 renters in my experience are like this. Even if you spend more time and money fighting them in court... these guys have $0 to their name and usually work under the table so wages can’t be garnished. Renting individual houses is horrible

Sounds like a recipe for a future where only slumlords can afford to rent, because it’s too risky for the average person to possibly not get their money back, plus front costs for extensive damage. We treat our landlords very well and care for the place like it’s our own, in hopes of having our own properties someday to rent to someone else who will also want to treat their living space well.

If people are struggling then they are just bad with money. The extra 600 a week for UI, Multiple Stimulus Checks and bill collectors willing to forego payments for months at a time. The only ones getting the short end of it are those who don't qualify for relief or own a business. I see socialism being implemented at a snails pace. Break small or privately owned businesses state by state and force them to rely on the govt

I worked so hard to get my house rental due to having trashed credit, my Landlord took a chance on me, and here I sit 6 years later, I have never been late on rent, and keep a clean house, my rent was going to be raised but my Landlord changed his mind.

Well...landlords and businesses themselves can not report a debt to any of the credit bureaus. They have to hand the debt over to a collections agency first. Collection agencies are the only ones who can do so.

@@janjoy9759 my aunt had several rental properties and suing renters in court and getting a judgment is one thing, Collecting on it is a vague concept. Along with getting a judgment on a renter, renters get a paper that list all the ways to get out of paying. My aunt had several cases and large sums lost trying to collect.

We have a rental home in Vegas. We have had a retired lady in it for probably 10 years now. She keeps the place immaculate and promptly calls with any issues. Yes, she’s a little picky, but she pays the rent on time religiously. We could hike the rent on her, but since she’s been no trouble to us, we figured why bother. It’s a crap shoot, even if you use a broker, as to the quality of the next tenant.

That's really nice of you. I worry about our landlord raising our rent as we haven't had a contract in the last 3 years. I hope she appreciates us as well. I have seen houses for rent then someone moves in and next thing you know it's up for rent in a couple months again. She has been nice but you never know when she might want more and I just can't afford more

That’s one of the reasons why rentals where I live are rapidly converting into Airbnb businesses. Owners are making lots more money with short term rentals and there are credit cards on file for any damages.

@@alicea5 They can but it doesn't always mean it'll work, especially if there's proof that the transaction was legitimate. And I believe Airbnb has insurance that will cover the owner/host for damages, so there's additional financial protection from that.

I only rented once in my life for like 3 months. When I moved out, I cleaned everything including the fridge, stove, bathroom, toilet, vacuum etc. I even went to Home Depot to buy the sealer to seal up their bathroom. I want every penny or deposit back. I guess some tenants now have different mentality.

I own several rental properties in the valley. Not once in my 20+ years renting properties have I had such issues with tenants. I choose wisely my tenants, and my property manager must check property inside out every 6 months under the cobtract, lastly I ask for 3, 4 months worth of rent as security deposit.

When I moved, I rented my old house. People would pay rent for a few months then live there a few more before they could be evicted. Its become a way of life. They always trashed the place so I had to take time off to go there and fix the damage they did which usually cost more than they paid in rent. Then the next tenants did exactly the same. After five tenants in three years and countless weeks making it nice for the next ones, I just sold cheap and its someone else's problem now.

Belive me as a landlord myself there is not a thing you can do . You can win a case aginst them but you will be lucky to see a penny . I was once told can you get blood out of a rock ? Well that's when you will get your money . I never saw a penny . This rent moratorium was put in place in my opinion to stell the owners homes .

@@rosaliamartinez8956 Because of the moratorium, the government has made it easier for the landlords to come after the tenants. Now the judgement for collection against the tenants is easier. The judgement is really ugly for the deadbeat tenants. It allows bank levy, wage garnishment and assets possession. And the judgement can be extended indefinitely every decade. It is uglier than 7 years of eviction record. The credit is ruined forever. They can’t buy a car, a house or get any type of loan. If you are stupid, it is pretty tough to live in our world.

There needs to be a class action lawsuit against state and federal governments for the moratorium. The government can't tell me the landlord that I must dissolve a contract that I have with my tenant. If the government stepped in and honored my tenants portion of the contract that is one thing, but they have no right to tell me I must take the financial loss with no recourse to get compensation. There are many people who needed the moratorium because they truly couldn't pay rent. I wouldn't evict someone who I knew was struggling during the pandemic. However there are a vast amount of people who abused the moratorium and just refused to pay rent while still spending money frivolously and working.

True because why would anyone stay living in a place that was messed up unless they caused the mess or refuse to pay a decent rent. They want a rent controlled apartment that is improved like a new palace and if they destroy the palace they want you to repair it back to a palace with the few hundred dollars you receive from their rent controlled apartment. i had to sell for less than the place was worth because I could not take it anymore. Being called all times of day and night to lose money taking care of trifling people.

My Grandma had two properties and renting them out throughout the years, she only had one set of renters that took care of the property. All the rest did significant damage to both properties. Not only did they not pay rent they went above and beyond destroying them costing her Thousands of dollars each time. Far more than she ever received in Rent money.

The wealthy homeowner claims that it was all so unfair yet she sold the house, pocketed the proceeds and has a nice warm home to go to. The renters were not so lucky. No one knows their side of the struggle and the story that goes along with it. They paid that lady for 5 years and probably lost their job due to the pandemic. Now what? 2 sides to every story..

The back rent is a civil matter, and the tenants lived there and paid rent for five years uninterrupted before the moratorium started. It's called "regular wear and tear", and the amount acceptable in civil courts becomes more substantial with every year that the landlord doesn't have to worry about a vacancy and finding a new tenant. That doesn't even look bad for one year of tenancy. It looks like it was pretty much all covered by what a normal landlord would ask for security deposit. It's Vegas. A lot of people who like to party work there as bartenders and stuff, and they were able to afford rent before COVID.

Two other pieces of advice. I don't recommend doing air bnb and also, choose decent working tenants from the beginning. You can do this by using websites that will screen the tenants for you. If the tenant has good work history, good credit, and not a bad criminal history, this will help avoid these types of problems as well.

Like she said, these people were non problematic until the government gave them an excuse to not pay their rent. This happened to me with a six year long “non problematic tenant.” He literally quit his job and stopped paying rent for 14 months. When I was able to evict him for other violations, he trashed my apartment before leaving out of pure rebellion.

@@susanrobertson2922 It's not the norm but if there is some form of relationship, they shouldn't do it. Nobody is going to be a full time landlord without going through some evictions and maybe a few lawsuits too. 6 years is a good run with no problems.

No governmental body - not one - has the authority to place a moratorium on collecting rent. People entered into a legal contract and the government can not void or temporarily suspend private contracts. Why are any of you landlords just accepting this....

Same thing happened to us in Oregon. We had to pay the renters to get out of our house. They have more rights than we did and we owned it, pay the taxes , and they also had a job during that time, But I have more rights than we did. Today we can’t sue the government or the governors of the states are allowing this.😡

This is why I sold the last place I owned instead of renting it out. I had friends tell me how much I could make if I rented it. I also had friends that are landlords that warned me of things like this video. So happy I sold and didn't take the chance.

Looks like some renters do not care that they can get blacklisted and will have great difficulty finding another landlord willing to rent to them. A renter of one of our properties discovered this the hard way after she left holes in the walls, deeply worn filthy paths in the living room carpet and a big scorched area on the master bedroom carpeting and smoke damage on the nearby wall. She lost her deposit (which did not fully cover all the repairs) and was upset when she tried to rent elsewhere and discovered her property neglect was now known to the other property managers who did background checks on prospective tenants. Bottom line: do not rent someone's property if you are not willing to take the same level of care as you would if you were paying the mortgage on it.

If you lost your job and cant pay rent, move tf out immediately. Downsize with a friend or some s^%$. Put your s%%# in storage. Dont try to live somewhere rent free or trash someone else's s%%# because your b^%#$ a&^% is facing an at fault eviction

Well...all of the people I know who have recieved Covid Relief rental assistance never saw any money. It went straight to the landlord...🤷🏾 As it should. And everyone recieved different amounts and a different period of coverage. I think the most I know of anyone getting was 6 months. Maybe some people are getting more, Im not sure. She is still thousands of dollars in debt on rental payments though. Most people don't actually understand how the rental assistance program works. It pays going forward. It does not excuse the past months you havent paid. And you still owe that money. She has been making biweekly attempts to pay the debt down on previous months. And this is the only thing that has saved her from eviction. Im not sure how other states are operating, but down here in Texas they are holding virtual eviction court proceedings. The ones that landlords and apartment corporations have been able to successfully evict are those that have made no attempts to pay anything whatsoever.

@@ashleyhanson1150 well that makes more sense I can tell you that Virginia currently has something to help renters but not anybody who holds the mortgage no matter how small the mortgage I kind of think that instead of giving people stimulus checks if they were affected by covid maybe they should have just paid their rent or mortgage and utilities for the times they were affected I respect your friend because she is trying she is doing what she can that's all any landlord asks for I can tell you that Virginia does not have any programs and right now they don't have a whole lot of anything we're number two in the Nation for the highest taxes but we do not have the social programs unless you have a child I just think that the government should have realized that landlords would have been horribly affected and that when some people get money they just get stupid

You could have sued him at small claim court to get your money back if it's really just dirty baseboards, but I bet it was more than that. Normally it takes more than $700 to clean and fix up the place for the next renter. 99% of the time, you don't have a case coz they can show repairs and tear cost them more than the deposit. Save money to buy a house. If you are renting, don't expect to get your deposit back

As an investor you always take the risk… My guess is many of these landlords have made a lot of money on the rent and the increase in the value of the properties… You can usually write off the damage against your profits…
