Good videos but they are somewhat misleading re: the price. there's no mention of the additional 50k-500k plot premium, unless I missed it. Not many new home owners know how bloated these prices are and these builders are not very upfront with them. Toll Brothers in Las Vegas are esp bad as they can increase their plot premiums on a whim depending on interest/demand (even after contract is signed). In Mesa Ridge (also TB), i've read accounts that premiums were increased as high as 800k.

Hi Alan. Actually at this particular community they do not have those kind of lot premiums that you mentioned. The builders now realize the lot premiums were getting ridiculous (especially Toll Brothers at Mesa Ridge) and that will be changing now as the market normalizes now. Thanks for watching!

Plus on top of that, when sales ppl (including real estate) are leaving out ANY info what so ever, ESPECIALLY anything regarding prices, if anything is less than 100% honesty, I immediately lose all trust & stop working w them soon as they "forget" to mention ANY type of hidden charges ,fees, etc.

Very interesting Jerry. Not sure about the massage/spa area being right in the middle there 🤔 .I like the area and the outside of the home. It is very small for the price😮Hmmm not sure about the extra outdoor space either.

Toll Brothers does a great job selling the dream with their fully decorated model homes, but just think about how much interest your are going to pay over the years on all the options you will want to put into that house, because it really adds up. And not to be Debbie Downer, but between the recession we are headed into, and the water problems facing the LV area, ya' might want to tap the breaks right now and do a whole lot of research before you jump. Appreciate your thoughts Eva but also remember that many Las Vegas home buyers are coming from strong cash or equity rich positions in other states. Californians hate the tax rates so buying in Las Vegas is not too difficult. Out of state buyers (and investors) has been a big driver to the LV real estate market. With that said, we are definitely cooling down now so we'll see how it plays out over time. I don't see a massive correction coming, more of a leveling out. Thanks for watching and commenting.

What do long time Vegas residents think of the deterioration of lake mead? Isn’t it a source of water for Vegas?

The Colorado River is our actual source of water whereas Lake Mead houses that water. Residents are concerned but measures are being taken to prevent further deterioration. We have become the #1 city in the country for water conservation so nothing is wasted. We will also obtain more equitable water rights over time as California has the lion's share right now.

I work with water a conservation group in Spanish Trail (you know how much green we have there) and we are always working with them. We have also started Ionizing water that reduces the amount of water that are plant life needs.

I agree about the massage room being used as an office. I would think most would use that same option. This home with a solid amount of options/upgrades would probably run around $850K. It would just depend on each persons budget.

Some of the newer models have done away with tubs but most of the newer homes still have tubs in the primary bedroom. It can be made to have 3 bedrooms. The HOA is $400/mo. It is guard gated with a 22,000 sf clubhouse in a very secluded area of south Summerlin, 20 minutes west of the Las Vegas strip.

That was a mini refrigerator at the backyard bar area not a built in dishwasher. Ceilings sure don’t look like 14’. You might want to double check that. Have a good 4th!

Very nice house. This community typically does not have personal pools due to having a large clubhouse with outdoor and indoor pools. However, there are some similar homes in the area with a pool. This house will be half prices in 6 months. No one in their right mind would buy into this now. Homes aren’t done due to a shortage of building supplies. you’re getting locked into it then when your home is finally ready the interest rate has gone up 3% this is a huge problem now.

That's simply an absurd statement to think homes will lose 50% value in 6 months because of increasing interest rates. I won't go into the details about strong demand still from equity rich homeowners, investment groups buying homes as a new asset class, hyperinflation and relatively low housing inventory.

About 20-30 percent off in 6 months and by next year half off or more. Over leveraged investors are dumping over 300 homes a day on the market. We’ve gone up in inventory by 6k in 3 weeks. New Air bnb regulation coming gonna disqualify about 13k existing STR’s. Incoming recession/depression gonna devastate a tourist based economy and mass lay offs coming this fall. 3rd highest gas prices in the US. The job market can’t support the rent increases that already happened much less anymore.

Now that the Fed is in QT, trillions are evaporating from the economy. If it was real it couldn’t just evaporate it would transfer. They magically injected 12 trillion and now abra cadabra 🪄watch it all just disappear.

@@christopherwalker4996 My clients that have recently sold their homes and pocketed that extra equity money certainly don't think that is fake equity/money. You're right about the Fed injecting far too much money into the economy which is the main reason we are in hyper inflation. It was a huge mistake and raising rates has done nothing to curtail inflationary pressure. Time will tell.

Base price on these units are roughly $650K but more likely in the $750-800K when factoring in upgrades, etc. Depends on your budget. Many of the residents in this community (Regency) do not have personal pools because there is a 22,000 sq ft clubhouse with a great pool...and also because of the cost and time to build one nowadays.

I agree. Friends in Pennsylvania who are very well off ( home in PA & Calabasas CA ) paid almost $1M and absolutely hate the nickel & dime approach in their home construction. They are well decorated models but like a good book cake meal U name it the proof & truth is deep inside. You nailed it particle board is 100% accurate. BTW they sold the home not long ago. Sad indeed

After living/owning 1 not even the rats want them. They're all about location which is awesome but the same quality they strive for in location? They have to 100x fold in their construction materials and craftsmanship or lack of.

You could give me a 20 million dollar home free and I wouldn't live ever again in the desert. Weather sucks, way too hot or very windy and cold . The landscape is depressing, it's not Maui, Miami, san Diego. So please no desert unless you like living in 24 7 ac with humidifiers, water softener, lots of moisturizer. And good luck driving with all the drunks, aggressive drivers. But then again it's a great place for a lawyer.

RE agents are the most over rated occupation! Most are former restaurant workers! First, a person would be a complete moron to buy now. Secondly, prices will decline at least 30% from todays prices and interest rates are only a fraction of the reason. The economy is only in the beginning stage of a steep decline. In the last two years do United States printed more money than it did in the previous 200 years. For those of you who are old enough to remember the 80s, that will pale in comparison to what we are facing today. Most of the individuals on the Internet are not old enough to remember gas lines and even and odd plates. They also believe a 5% mortgage is a high interest rate. Historic and speaking, it is an incredible steal. Consequently, in a very short amount of time those individuals will realize the “new normal” as rates will far surpass 5%. The government cannot pay people more money to stay home then when they worked, without consequence. The government cannot allow millions of individuals to illegally enter the United States without consequence. The government cannot forgive student loans without consequence. The government cannot double minimum wage without consequence. The government cannot offer free stuff without consequence. The government cannot attack the oil industry without consequence. Thank God build back America was shot down by two Democrats that had common sense, or it would be much worse. Note, the BBB junk died a quiet death. Ask yourself why…..because it would make the economy worse! Used vehicles sell for more than new, the world is upside down! I am sorry to attack the RE agent occupation, but really, does a person that graduated from a two week course really possess mystic power.

What an absolute rip off. 700k for 2 bedroom and its not even 2 master suites... The main selling point is the big family room and back yard. But that doesnt justify 700k. Toll Brothers needs to chill

Some of the builders are now getting a reality check as interest rates go up. I agree that these should be lower priced but the demand has been crazy during this past year. We'll see how it plays out, especially if we get another bump up in rates.

Why do you say $700k and then tour a $2 million house? For $700k you get a very basic house like anywhere else.

That home is not $2 million. The $700K range is the base price with minimal options. It just depends on someones budget. I am just showing one of the models that was set up by the builder showing its full potential.

@@wong9259 Yes, this model now has a purchase commitment but wanted to show this fully furnished version and upgraded possibilities. The model is certainly more money than the base price because it has many upgrades.
