This is the final episode of my property search in Rio De Janeiro. I started the trip in Sao Paolo to investigate what life is like for an American expat. My preference is the State of Rio De Janeiro either in the principal city or Cabo Frio...except I have on last stop.
In this video we are vising Armação dos Búzios or commonly referred to as Buzious. It is known as the Santa Barbara of Brazil and for good reason. Buzios is a luxurious beachside city with tons of homes built on the cliffs with stadium style views of the cost. Simply gorgeous. Spent a week there about 10 years ago, great place! Purchasing a pre construction in NE Brazil. Been going to Brazil regularly since 1992. My favorite country by far.

I can't help it ! sitting here in NYC in freezing temperatures overlooking the East River I'm watching in tears. Tears of joy, You are such a beautiful communicator. You add beauty to Buzios, I'm sure. After watching this video, I was particularly moved by the very last scene. Yes, that sunrise must be a mystical and mythical one. But I really wanted to understand why that friend of yours at the beginning (in Sao Paulo) was explaining to you why he had chosen Brazil as the country to live, I've been there countless numbers of times (my theater and opera company are based there). Regarding the AirBB snd the properties you showed (plus the polluted beach) I found that condo (or row of houses (did I hear you say 200 ? (reais or dollars? - I'll play the video again. Just wanted to say that watching you is a pleasure, your analysis of things are incredibly good. Congrats Karl. LOVE Gerald

Argentinians own a lot of property and Pousadas in Buzios and yes, it’s a major vacation spot for many Argentinians. Brazilians tend to go there during Summer season, Carnaval and various holiday weekends. Outside of High season, it can be very slow. The beach house for 40K would be throwing your money down the drain. It’s on the outskirts, you probably spend as much doing restoration as you would buying it and the ocean in that part is too rough to enter, especially on windy days. Buzios is known for being a Pirate enclave in times past and there are many sunken ships due to the rough seas. You should check out Geriba, Ferradura and Centro if you’re looking for rental property - most people want easy access to Rua das Pedras where the nightlife happens. Honestly most people going to Buzios are staying at one of the many Pousadas, not Airbnb’s. You might also check out Cabo Frio and Arrial do Cabo for rental property opportunities. I also noticed that you don’t mention the monthly condominium fees and IPTU fees that come with owning property- these can add a significant monthly expense to your property.

Hi Karl, love watching your videos on Brazil. We’ve vacationed a few times in Buzios and it’s always a good time. We even played around with the thought of buying a small pousada/hotel there. With the $US/$R exchange rate what it is, there’s never been a better time to buy! Looking forward to seeing more videos! 👍

Thanks for the video I can give a few thoughts. Búzios is beautiful but it’s still a stretch for lots international visitors in my opinion.. at least not yet. It’s a 2 hour bus ride, and when I went I was the only American around, although I loved the time there. You will get a lot of local tourists however! In terms of areas that are not maintained, personally I would stay away.. Brazil as you know is not very good at conservation and restoration at this stage in the country’s growth. For me I would focus on the areas that are already trending in a positive direction. For example I think international tourism is going to boom later this year and next for Brazil, but 1st it’s gonna be in the core areas, Ipanema, Leblon etc and expand outward. I think Barra da Tijuca you mentioned in another video has mega potential. You’ve got some big resorts out there like Grand Hyatt (the best hotel I’ve stayed at in Rio) that provide a high end resort experience for tourists. The restaurants (Mocillin Steak in my opinion the best churrascaria in Rio) and shopping (Village Shopping, 1 of 2 official Apple Stores in Brazil) in Barra is also quite good, maybe even better than other parts of the “zona sul”. Personally that’s where I would be looking for an Airbnb rental close to the beach.. although it’s not going to be as cheap as other areas. All and all I am more bullish on Brazil over the next few years than any other country, especially with the lifted visa requirements and how the economy was disproportionately effected by Covid. Buy low right? Something close to the Rio core have immediate potential, things further out have a higher long term potential if you can select the areas that will grow. Anyway thanks for the video, love the content and hope you keep it up!

$100 a night for out of season. I can guarantee during New Years Eve this house would cost at LEAST $500 a night. (minimum 7 days) and it's definitely getting rented every NYE.

first time seeing your video..was real cool+fun to watch...i have family in RECIFE,in northeast BR..and SP as well...i was in recife for 2 months during New Year's...too bad about Covid; took away so much celebration- and as I write this,covid news is not so good there. I am a fitness technology developer and i pretty much dream of bringing some new concepts to BR and having a special+unique operation there; would love to put boutique fitness centers in a range of high end cities+towns. -Scott near Boston usa
