i was going to buy a william lyons home here in california. While reading the disclosures, it explicitly stated that a buyer could bring a third party inspector, but ONLY within five days of closing escrow and the buyer has to conduct their walk through prior to bringing in an inspector. On top of that, the inspection cannot be based on a close of escrow contingency. I heard of horror stories that builders just throw homes together and theyre not even up to code...i couldnt take that risk. i walked away...
I purchased a brand spanking new next generation Lennar home in Glendale, Az a little over three years ago and my family and I absolutely love it. Sure we've had a few issues especially the first year but it's a brand new home and things are going to go wrong no matter what but honestly I've had more issues with the appliances that come with home than the actual home itself. And if y'all think it's just Lennar that had issues with there new homes just read some reviews on other home manufacturers and every single one of them are the same with those handful of people that have been put thru the ringer. Unless you're purchasing a brand new 100% custom home you'll have issues and you'll still have some with a new custom too
I just bought my 1st Lennar home. Move in day has been postponed by 2 weeks. We hadn't planned on getting an inspection on a house that has just been built and is brand new, but I guess we will get it inspected.
Remember for every one consumer bad experience there’s 1000 other people who had a great one Lennar is a great builder he should have had that corrected prior to moving in with the inspection. This doesn’t sound realistic
So unfortunate. I went through pretty much the same crap with Lennar home and Ofcourse I got my supposed next month bill and it’s been 1.5 years later and I’m still waiting on that glorious compensation. Still waiting...🧐🤨 #StillWaitingOnLennar
We got a Lennar home... Where do i start. The huge mirror on the master bathroom feel off the wall and could've seriously hurt my wife-poorly adhered onto the wall, shoddy plumbing with a main line backup causing 27k worth of water damage, now they just found cracks in our foundation. Was a great house for the first couple of years... Now it's just an absolute nightmare. Neighbors fire extinguisher plumbing was shoddy and leaked all over her house. Another neighbor's stucco is splitting pretty bad, problems after problems.

I just bought my first home from lannar home in florida and they have ruined my first home buying experience the build quality and workmanship was very poor cant wait to sell and I haven't even been here a year
I'm actually planned to close on a Lennar home in central FL in 2 months. I as well am a first time buyer. Haven't even got the home yet and already annoyed by their finance division. So many fees to close on a home it's insane. The most fees I've seen by any builder.

Take the time to secure the services of an independent 3rd party home inspector. May take you a few weeks to find/vet the right person but you will happy you did and more wise also. Much success to you.
@ke'sha shaw do not buy lennar. Dont be fooled by the one year warranty. I have a lennar home and is 6 months...multiple issues. Look at the better business bureau reviews...also consumer affairs...do your research....
I'm sure he did and I had the same experience with Lennar. I had an inspection as well as it passed city inspections. Too many people get too much money from this company to stay impartial.
Lennar has been producing substandard homes. Everything is cookie cutter. Minorities are treated very differently when purchasing their homes. Every question was answered with “no”. Buyers beware! Go online and read the reviews. The appliances from GE that come with the homes are also substandard.
Pissed Consumer - electrical outlets installed incorrectly, GE appliances breaking down within one year to year and half of residing in the home, Lennar agent didn’t allow me to choose the elevation floor plan, the agent didn’t reveal that there were more than the three floor plans of the one I was interested in, 55 plus community with air conditioning units installed in the garage ceiling along with air filter area that must be replaced every 30 days, a 65 year old climbing a ladder to a 10 foot tall ceiling to change an air filter is highly dangerous, note: No model home was available to walk through to get a general idea of what the flaws were in this floor plan. Amazon Alexa installation incomplete, kitchen water faucet installed 5 times due to excess water leaking from it, dishwasher installed improperly and became inoperable, maintenance personnel on site had no clue about aspects of the home, constant power shut down until electrical box was examined and fuses replaced, landscaping died on most of the street because sprinkler system installed incorrectly, minorities seem to be treated differently from our white neighbors, everything was “NO” with the sales lady. HOA personnel live in another city and manage the new subdivision, HOA not proactive, repeatedly ask for answers, lawn service is by far some of the worst seen to date, lawn service caused damage to gutter down spouts, I really should have put my foot down.

It’s sad when we pay so much for these homes and us buyers must have them inspected. I bought a lennar home in Florida. BUYERS BE AWARE. Lennar has become a disgraceful construction company. Please consumers...look beyond Lennar

@ Cindy Rolle - I disagree greatly!!! Lennar is working on my home as we speak and everything is going very smoothly. I have been in contact with Brian our construction manager, He is very knowledgeable and is keeping me up to date with the schedule. I also am very involved in the process and can see the quality in their work. As far as inspections go, they are done by the County and have to pass in order for the home to move forward in the process. I think you all need to stop bashing on Lennar because you don't have a clue!
Leo Kleinmann - you probably don’t have illegals building your Lennar home. You probably don’t have most of them being trained on the job. You probably don’t ask questions regarding your home that can’t be answered. In other words, you don’t really have a Lennar home. Lennar is a disgraceful company. I was about to purchase a home nearby when I was told about this new Lennar development. I was warned to go read the reviews on line. I didn’t. Beware! PLEASE!

New home or not, its a great idea to spend the extra money and have your inspector do a walk through with you..its simple..the problem is, many think because a home is new build there is no need for you to get it insoected..well, that was your first mistake..lesson learned i hope..
