As a fellow resident of Northeast Florida, it's batshit crazy what happened in the real estate market over here. My neighbor couldn't sell his house at $300k at the end of 2020, the same house in the beginning of 2022 sold for $550k with multiple bidders. All these people bought in to this completely overinflated market are going to feel it in their tendies really hard.

Shits getting real, got some product in the hair and even broke out the pokemon bathroom comb.

Among all the good stuff, what's with the dumping on Rosewater? That seems misdirected to me. I don't think he's the greedy type to sell out the future for some money now, and I doubt he made any decisions about the reserved list or what to say about it. I think he's all about the game, and Magic has to continue being an engaging game or it'll slide into oblivion.

I have learned so much about finance from your videos, but I want to point out something that might be small to most, but to me was a big deal. I am around your age Rudy, and we grew up in a time where the R word was thrown around a lot to be replaced by "dumb" or to mock. It is a very difficult word to just strike out of vocabulary. The fact that you immediately recognized it, took it back, and apologized, really spoke to me about the kind of person you are and try to be. Keep fighting the fight, and thanks for being someone I am proud to look up to

I took a leaf out of your book (although am not doing it based just on something you've said, it's something I was already doing, you just remind me every once in a while to be pacient), and every time Crypto gets cheaper, I just buy more of it to lower my cost basis with money that's specifically laying in wait to buy up cheap crypto the second it drops in price below my last buying price, if it doesn't, the money I've already put in since just after the last lowest point (in the last 2 years) will only go up. I waited out the highs specifically to buy in a crash like this, As I sold the other side of the peak and did something else with my money, then when I had some cash spare again to buy in, I could see the market was still going a bit crazy, and it was a bad time to buy, then it all came tumbling down, and I was ready and it was just "BUY BUY BUY" as every one else was screaming "SELL SELL SELL" and I roughly called the bottom and dumped a ton of cash into it, and it's not gone below that low since a few months... but it doesn't matter if it goes lower, I'll just buy more for cheaper and lower my cost price even further lol. ;)

I am old enough to have participated in the stamp boom of the 70s. I estimate most of the material I bought then has a lower market value than what I paid. Classic rarities are an exception but most material sold to collectors is still underwater. If you are a collector like me price is not an issue, because I have a million dollars worth of enjoyment from my collection. That my kids will sell my collection for less than I paid for it is not a problem for me. Glad I never thought I was investing in my hobby that I still enjoy,

Insurance, property taxes, repairs, appliances that have a life span of 8 to 12 years, bad tenants, and a housing bubble that could completely wipe out all the equity you build over the years my paying your mortgage down ... home ownership can be rough.

Great video Rudy. I’m a decade older than you and all you said makes sense, I agree100% even if reality here in Canada is slightly different but not so much. Like Buffet said, its when the tide is retreating that you see who was swimming naked. Money has finally gained value and patience will ALWAYS profit the people who have a backbone (and a brain) solid enough to hold on to the fundamentals. Keep up the good work Rudy, you make me smile and laugh with your videos up to here in Quebec Canada.

The thing is, Wall Street *hasn't* had a shift toward buying up real estate. If you look at the homeownership rate (easily presented in FRED) it's been in an uptrend for the last 6-7 years and is also higher than every year prior to 1997. Sure we're not back to the highs of the 2005 bubble ... but that tends to happen after a bubble. So this idea that investors are buying up all the property is clearly disproven by the data. (Not that a lack of facts has ever stopped a theory from spreading on social media.) What has happened is that investors shifted from owning apartment buildings to owning single-family homes. But the reason for that is simple: we aren't building many apartment buildings anymore! If construction is limited to houses then houses are all investors can buy. And once an area is full, so we can't increase the number of single-family homes, the only alternative is a bidding war. So zoning laws not only force investors to buy horizontally, they also reward those buyers for doing so. You can also check this in FRED. Look up housing starts. Even *without* adjusting for population, 2008-2018 was the slowest decade on record. This while the largest generation in history was trying to become independent. Did you know the city of Tokyo adds more housing every year than the entire state of California? Yes, interest rates have indeed been an issue. Homebuyers purchase based on monthly payments, not total. At a lower rate you can sign a bigger loan and still have the same monthly bill. Asset prices move inverse to rates, that's basic finance. And with rates going up, that's going to have to change. Hopefully people who already bought are on fixed rates, but that only lasts until they need to move. But don't pass on the idea that Wall Street has been doing this. Even with the Fed's help. The biggest driver is that population has gone up faster than the places for those people to live.
