It's a huge achievement, grey structure done means you've achieved half of your goal and the other half will be done by the grace of Allah, InshaAllah. InshaAllah! We moved back to Township and gave ours on rent (a big risk), but had to take a hard decision.

I am living in my forefathers place and it is our 6th Generation here, however the house i am living now is build my father. It is in Gulberg 3 and everything/everyfacility(Multiples of) is just a walk away. My family insisted to move to some society and i was also thinking on same grounds from some time as they made me think like that :) But now i realised that a "cost" of Living in every location is different and it differ from one person to another, however i made my mind to stick here and may enjoy the rental income as you suggested buliding there. @Malik Shoaib there was an institute there. I went there to learn digital marketing. I stayed there for 4 and 5 months than came back. I know nadia g is moving out too. Everything is a bit expensive. But I liked the quietness, greenery and infrastructure like roads, mosques

i visited Bahria Orchard with my family last week and i had same feeling how are people living inside Bahria far from city center away from main markets.. and u know what, my real estate guy was actually selling me a newly build apartment in Bahria Orchard Phase 4 which was not even complete yet and it was like 4 -5 km inside phase 4 with no building or market inside
Don't let this video scare you. I built houses in bharia tow. Many local shops there and security is good. We often visit there from UK and live in bharia town
I am not agree.i built house 3 years ago.there are supermarkets .you can buy all kind of groceries ,meat etc.and it's safe area to live.orchard security is all time active.besides that people are very friendly...
This is everywhere I guess, groceries in societies are relatively expensive, I have lived in main islamabad for quite some time, and in search for cheaper rates on groceries and vegetables and fruits I had to travel to the sabzi mandi or weekend bazars for cheaper rates on fruits and vegetables, I tried shopping for groceries online some of those online sellers do provide competitive rates! I guess for saving money u've to shop smartly!
First we get looted by Malik Riaz and Co. And then those vagabonds from neighboring villages. It sure is not safe as they say it is. Security takes no responsibility once anything happens.
Groceries we can get from a reasonable place and store but major problems Expensive electricity load shedding Robberies Un bearable, recently move in there thanks nice information
Indeed, such peace and comfort for which one moves here Bahria is not making sure that its residents are getting that. They only make sure everything is overpriced and you either pay it or leave. We can only hope for the best! 👍

Another idea. You can make a deal with a shop/store to deliver your weekly grocery at home. I am sure with a little payment, someone will be willing to do that. Make it a weekly regular affair.
Hi Ammad, plz don't be confused. It's a g8 investment, now some huge projects have started around Orchard and there had been a lot of homes built there since then. Building a home there will never be a loss if you choose good location. But if you're a person who's had been living inner city all your life it might be a little problem coz we are used to of finding everything in 1 or 2 kilometer radius.
Can you grow your own vegetables? Get some chickens perhaps? There are loads of recipes with eggs. I love eggs so its a biased thought! 🙃 The soil is rich, climate suitable and you get to grow real stuff, not the seedless GMO dead food.

Bahria wanted to only cater to the heavily rich people. One has to develop a proper eco system to help communities and societies survive on, when the policy makers or those who developed this place have never been to buy veges, groceries and pampers how would they know what's needed and how to provide it.
Hi, yes I do stock up lentils and non perishables sometimes for the entire year, but what hurts is regular supply of fresh vegetables and fruits. I really love fresh coriander, mint, tomatoes, teenday, kaddu, lemon, falsay, strawberries, yoghurt etc. I do realized while living there that everyday you need one or two fresh things. I clean my fridge every week and don't let anything stay for more than two days. This couldn't happen there as vegetables were quite far away and comparatively expensive. Yes if you have someone who can everyday go out to get these things is best, but it's only you and your husband then it gets hard.

Hi Saima, I heard they don't allow fiber cable here, only PTCL and one other connection is available where they put a small dish on top of your roof. Or may be 4G, here in our Block we can't even have 4G, they've put jammers here to stop the signals.

I definitely want to build a house there since Orchard is the only society which falls in my budget. After watching your video I am a bit confused tbh. If I dont build a house there will it be reasonable to only invest in Orchard and buy a property in some other good society later? Should I invest there?
Hi, Thank you! Yes, I always say Orchard is great in terms of investment. It dips and rises just according to the market, now if the taxes on properties will fall a bit it will rise again. So yes, you can buy and build a house there as well, rent income is as good as any other place in Lahore and it's a safe investment so far as in Pakistan we have issues of fraud. Eventually it will be a bit expensive but it's worth an investment. My point was only to raise an awareness that we people need fresh sabzi wala, a bit of street food and affordable utilities. But yes so many people are living there as well despite all the issues coz they know in 4-5 years it will develop. B Block is a great location. I would recommend you should buy. Garmi ki waja sy mera chakar nai laga kafi time ho gya, warna once in a month, I go there, my neighbor called, she said load shedding nai ho rahi the way it was last year, baqi ap ka plot hy ap us py construction karo, it's a great investment opportunity, bht commercial activity bi phase 4 main start ho rahi hy. Bht saray log rah rahay hain wahan py, kuch cheezain jo muj jaisay banday ko uncomfortable lagti hain wo ye hain: 1- High cost of electricity 2- No sui gas (C-block) 3- Can't get veges, fruits closer. 4- Basic things are costly. 5- Mosquitoes 6- Not many friendly people around But plus points ye hain prominent k if you're coming from any congested area of Lahore, you will find this place comparatively clean, open and kids can play outside and interact with better and educated neighborhood kids. If you are aware what is your current household expenditure, then multiply it by 3, it will give you an estimated cost of living after you have moved here. That's the least.
Hi Faizan, Sure, Bahria is considered the safest option for local and foreign investors in Pakistan when it comes to property investment. There are some huge projects building in and around orchard, that are definitely some great investment opportunities. But, my number one advice to anyone will be to come visit this place on your own, look around, see for yourself the potential for investment, and never rely solely on property dealers. They're full of lies. Unfortunately, economically Pakistan is going through some turbulent times where prediction is tougher than in usual circumstances. Wish you the best of luck!

From that day to untill now i found all staff like that. Whenever i visited head office for legal issues i feel i am in any govt. AC, DC office. And many of them demanding under table money. I am near to complete my house but i am seriously thinking to sale out and and purchase anywhere else
