Also just as a suggestion- repeat back to prospects what they say. It helps show them you’re listening (weather or not you’re listening more than not repeating) otherwise great job!

How would a new agent handle an expired listing? When you say net sheet for all expenses how do you make that? This is the stuff they don't teach in school and it's vital.

TheOtherSideOfAlex Your escrow company shoupd be ablw to put together a net sheet for you. If theyre a great escrow company, that is. They should get you one in,24hrs or less.

My escrow has a website calculator. Take less then 5 mins to get a net out..

Hey Loida, did he say hundreds of agents were calling him while there was an active listing agreement? I heard the part where he said he just fired his old agent. But why the fuck were people calling the last few months? Was it withdrawn? We're not supposed to be calling, but I guess most agents don't give a fuck.

Jared Otjens my first office was HUGE MF fans. Good: they help new agents gain confidence and have an answer for almost all questions (see objection handlers). Bad: Some of what he teaches is dated. Cold calling (not expired or cancelled) and door knocking may work in some areas, but not in others. My SoCal city is small so it's mostly about relationships. Not too many people here are going to list their home with you because you called them or knocked on the door. Also, DO NOT sign up for coaching! Use Google to read the stories. Summary: good for new agents. If you have been in the business over 3 years and/or over 30 transactions, you probably don't need MF.
