Wow! I was thinking the price would be $3mil plus. Was shocked at the price as it was exactly what my parents' property listed for on a tiny riverfront lot in Napa, CA, with only three bedrooms and 2 full baths and 2000sf of living space. If that place had been located in the Napa Valley, it would be listed for multi millions. I found a comparable sized compound of buildings with only 11 hectares of vineyard property for just under $30 million. So Definitely a steal compared with California vineyard property prices!

Wow and Wow! That property is a private village! What views. The quiet is marvelous! Nothing, absolutely nothing to complain about. What a stunning property! Here in San Antonio that amount of money would not buy a tenth of what you have there. As a retired corporate caterer those kitchens and dining areas caught my attention. Everything is so well appointed. As a hobby gardener with a serious bent, I can just imagine the possibilities of the outdoor acreage. Its all so enchanting!

Truly the price is so much lower than expected for all that property. Wonder f they sell the olives and some veggies sounds like the commercial kitchen and that area is not operating right now. Feels like they are not reaping a great return on what looks like a substantial investment there although I don't know for sure. What I do know it this region is saturated with these kind of set ups and many are struggling. Its August and this place is empty? The vacation lets are permanent lets. Europe is in the midst of a cost of living crisis. Inflation is much much higher than in the US and energy & food costs are sky high. People don't have the disposable income they once did. You'd have to rethink the business model here. Obviously the restaurant didn't work out The interior of this property is a bit antiseptic. people go to Italy to experience all of Italy and that includes decor etc I mean there are a ton of antique/flea markets around to add some life to the interior. I'm not sure NOW people are willing to spend a couple of thousand bucks for yoga or work on a farm even if it is beautiful etc

It's hard to believe all there is for the price. I guessed 3x as much. The land alone is a bargain. Yes, there are many business options. Though I can't afford to purchase this property, I would enjoy a vacation there. I'd spend my mornings helping in the garden and afternoons staring at the view with a bottle of wine. Ottimo! I am comparing this one to the retreat a few weeks back with the separate barn used for weddings, etc. Both perspectives of business. Both fantastic. This one has simplicity as the other had in design. The bathrooms in this one much better. Views on both extraordinary! The kitchen for business-perfect. My what a prize. The price- can't beat it. What a great business opportunity. This place would need a permanent staff on site. Like many others I was thinking 3 million plus. This is a great price. Where I live in Seattle houses are going for 1-3 million, and is just a house. This place is 80 acres!

Honestly, for that price, this place is a steal! It's business that will pay for itself, you just have to manage it properly. I live in the SF Bay area in a house that's worth more monetarily more but is far inferior in many aspects to this property. If only I had the cash and managerial skills this would be a dream come true.

wowwee nick! this place is fantastic! it is so beautifully done, so well thought out, so inviting and accommodating :) :) :) would be a great experience to come and stay and enjoy what it offers! which has so many great options!! the stones are so beautiful, my goodness, the tiles lend their intrinsic rustic charm, and the not overdone spacious rooms are so tasteful and comfortable.. the style suits the structure very well. enough blend of modern and rustic to highlight the best features it has, i'd say :) somebody knew what they were doing and then did it! i can see a restaurant in there absolutely - this place has you covered for every comfort and need - plus the outdoor living spaces are simply wonderful too! then there is that beautiful italian countryside surrounding you. so much here nick! so much! this place packs a delightful punch!!! i was surprised at the price i expected it higher! how enjoyable to follow along on another fantastic tour!!

Hey Nick! Buy an industrial refrigerator and move the compressor to a closet, basement, or area just outside the kitchen. I’ve done it and it works great - you don’t hear the loud mechanical part of the appliance. By the way, we were supposed to meet for lunch - let’s do it sometime! 🤓

I have to giggle because this first area you went into with the two bedrooms and bathrooms with the black tile. I don't know if that's quality but black tile in the shower is the worst thing you could do 😅Probably the cheapest tile they could get it gets dirty fast And the bathroom the vanity sink area? The wood vanity I can assure you they didn't cost much lol odd when people put the swimming pool a mile away, That is a very long Trek to the pool😅 I'm sorry lol .. great video and it a nice house for sure

Fantastic business and home for someone who, like you said Nick, is looking for a lifestyle change. I could see a young family buying this lovely and expansive property and really making the restaurant, farm and accommodations work. My husband's family is from Gubbio. I like these houses but I always think: in good old days poor farmers built them for their cows and horses and nowadays most people don't have money to live in these barns themselves.
