Architect here. I think its not a 10 in plot utilization. You have a FUCKING PRIVATE ISLAND! What do you want that huge approach area for? Build something in a C layout open to the waterway, some kind of open cloister pushing the building to the edges. Something like the white palace on the lake in Udaipur! And with a draw bridge! (I'm completely serious, you are ultra rich) Make the building hug an eden of a garden protected from the side views and with an spectacular relationship with water. Let the water into the building! Build a covered dock for jet skis and motorboats, an american version of Venice! Modest classical windows towards the outside, huge verandas towards the inner garden and the waterway. You want a bit of a front approach area so the cars don't go into the inner courtyard? Thats okay too, an H layout is fine. But get a huge private eden at the back! Build Versailles on an island, not some generic mansion. And yeah the finishes are meh its a nice building, but its a vainilla building. Cool, very cool, but a lost opportunity to build something magnificent and unique.

For Reference: the most expensive home ever sold in Florida was for only $173 Million. Last year Larry Ellis bought a 62,200 square-foot home on 16 acres in Manalapan which is just south of South Beach! It has 1,200 feet of ocean frontage and around 1,300 feet on the Intracoastal Waterway, spanning the width of the barrier island on which it is located. The house has a coral stone facade, there is a 7 bedroom guesthouse, two cottages on the beach and a manager’s house that are connected via a series of underground tunnels. There’s also a dock, a sports complex, a pool and a three-hole golf course.

Well not sure where you live. But it appears you don’t live in south Florida. As Manalapan isn’t just south of South Beach it’s actually in Palm Beach. And Larry Eliison’s house is located south of house on video. It sits on 15.6460 acres has 5 structures sitting on it. Just an FYI.

It was sold recently on May 17 2024 for the amount of USD 152 million, so yeah way below the USD 218 million price. They bought it in 2021 for USD 85 million, let say they max spend USD 30 million on completely redo the island in the current state. Still a good profit of USD 30+m.

Personally I think the location is not worth even that. You literally have straight line of sight from relatively close distance to the property from every direction but one. I'm just normal dude and this makes even me actually feel really uncomfortable just seeing it.

I wish they would have just restored the building that was originally there, and not added to it. Adding to you taxes, your heating and cooling bill has got to be insane, as well. Everyone can see you in your yard, from all sides ! I'd thrasher have much less house, and much more land. Who needs 2 pools ? Can't park your yacht, for 218mil ? Then you'll be paying per foot, to store it, add that to your monthly bills. It's too much. I would strip it back down to the original house, the one main building and hang onto one poop, and be happy. I hate that they modernized this house. It could have been a stunner. Look at the biggins in Sarasota, Fl. Something more along the lines of the period of time it came from compliments it waaaaay more than what they did here. This is just too much. I can't imagine the monthly bills. 2 pools, all the landscaping maintenance, power, house upkeep. The salt is hard on EVERYTHING. And add, you are always thirsty, when you live on the water, so you've gotta stock the place with drinks ! The rooms are so plain. I am sure it had so much more character and charm, in it's original construction. I think this property is very sad and waaaay overdone. I am not impressed, I am disappointed.

The original house has historic designation and could not be torn down. Maybe do a little homework? The new addition also had to be reviewed and approved to be compatible with the existing structure.

The richest way to have used this property is to use the 2.5 acres better for garden, for outdoor tropical oasis living areas. Right now, not only did they pull out the mature privacy hedges, but the unpaved areas are just lawn. Basic lawn. (Also the bathroom resembles a mausoleum.)

Yes, they did. @@ArvinHaddadOfficial Something else they missed is a foot bridge over the backside pool to the dock area. That's a lot of walking around the pool area back and forth that would get annoying and would be difficult for older people to navigate in and out of the boat. They didn't pay attention to the scale very well, which to your point is evident in the kitchen.

ahh, this is the palm beach property you referred to! i can't even begin to point out the flaws with this property, especially considering less than 5K people around the world can qualify to purchase this, or purchase outright. the flaws are too numerous to point out. it's already been reduced. a billionaire's first priority is security and this doesn't have it. and such a thing as too big. primary suite, outdoor terrace, seating for 12, but when would an owner have 12 people to their private sleeping space, other than an orgy. and the entry, right into an open floor plan, for 218M, where's the foyer? a few bright moments are far outpaced by the major flaws rendering this a huge loss for the developer.

I kind of hate the lot utilization. Nearly half the lot is wasted with yard and driveways up front, then the whole side yard is dedicated to the tennis court. Would've loved to have seen a lot more space dedicated to a nice garden, maybe a bigger pool feature. And the layout of the house as you point out just isn't good. They have a big rectangular lot but all they did with it was make a long sprawling 2 floor house with a bad layout and only 5 bedrooms! I'd have gone more rectangular with a courtyard, and ideally 3 floors if allowed by zoning. And yes, absolutely crazy taking out those privacy hedges.

Buy something with style and views in the Mediterranean, Switzerland, California mountainous seafront, and build a house that says something else that that you have many garages

I don't think some high hedging and a fence is going to bring any security to the property when you're talking about protecting some billionaire, and much less effective than just hiring a single security guard to protect the waters around it (something I imagine is probably already done by the gated community and local police departments already)

I think it’s too big. You have the opportunity for a large but reasonable house and then secluded grounds. Instead it’s just a big house that you will use about twenty percent of ninety percent of the time.

At that level I would never buy someone else's home, I would focus on the location and build what I want. Why buy someone else's dream when you can easily afford to build your own. Resale wouldn't be a thought because I would only ever add to gerational wealth.

In all your videos you aways complain about the hallways, but how the hell do you fit a lot of big bedrooms and spaces into a house, without hallways? Build up? Stairs are the worst! It is a waste of square footage, but you know... it is necessary

Inter-connected rooms are more efficient and pleasing in mansions, because the amount of space isolates the rooms even if they are connected. But for smaller apartments the rooms are closer together, so I prefer the rooms isolated with a corridor. In Paris, in the ubiquitous Haussmann apartments (when they demolished and rebuilt much of Paris from 1853 to 1870) have these successive wide double doors between rooms, and no corridor, so you can open them and turn an apartment into a sort of poor man's ballroom: I dislike it. Strangely enough, the smaller the place, the more I feel it needs a corridor in my opinion, unless you are down to just two rooms per level plus the stair room. Corridors in mansions make the space more rectangular, and rectangular is always bad, because for a given outside perimeter the rectangle always has less internal space. The square has the most volume per outside perimeter. A long rectangle can have an immense perimeter and virtually no internal surface: A shape always to be avoided whenever possible.

Idk, that island is really close to other properties that are literally looking into it from every direction. I'm just normal guy and not very fussy, but even to me this is just too much. Honestly I think the location is very bad. Actually those original pictures showed right way to use it, huge bushes/trees to block all vision.

So, I mean one thing Arvin doesn't talk about a lot (although recently has been doing more), is how climate change affects these properties. For example, this whole island will be totally submerged in water in 10ish years. For that reason, it's a really really really bad investment. no matter if you want to argue the point of climate change itself... insurance companies absolutely believe in climate change. Therefore, in addition to the whole thing being flooded, you won't be able to get insurance to replace or be reimbursed for it WHEN it is destroyed. Arvin, this should really be a score point in every video because it talks about if the property is a safe investment.

Privacy should be a 2. The only thing that helps privacy is the bridge. The whole f'ing island is open from the water and also from views of every neighbour. Terrible terrible
