I now know myself- not a risk taker. I wish this show came out last week! I floated instead of locking last Thursday for my primary residence at 6.625. I waited until Sunday and now I'm at 6.75. VERY upset!!

That's rough because the market is slightly worse but not a full .125% In the end, you benefited from the recent run down. Gotta look at the glass 1/2 full or you'll go crazy.

I was in contract with a builder early October last year and they wanted me to lock for 6 months, which cost $16k. I decided to float and it was a great decision. Closed in February with a much better rate. My thinking was, if rates go higher, I rather spend $16k on a bigger down payment for equity than spending on fees. Almost had a heart attack when rates spiked to 8% in late October lol

Please do a video about refinancing. What are the conditions? Debt to income ratio? Down payment? When to lock? Etc.
