Are there HOAs in the area?

Plenty of people. Many of those moving here are looking for a nice home that is somewhat secluded. The homes over a million in this video totally fit that. They are a few minutes outside of town but close to larger cities and are very secluded with community water access and a marina. That is highly sought after up here.

​@thenorthidahoexperience NP, it's at about 10:20. I lived in Coolin for a few years in late 70's, Priest River was quite depressed then, it looks like its improved.

I don't know in what world you can buy a house like that for 300k. Keep in mind the community waterfront and marina as well. It's a great location.

Nope, it was paved. It is north Idaho though, and gravel roads are very common. When properly maintained, they do just fine and even have better traction than paved when it's icy out.

Basically sharing information about an area so people who are interested in living there can make an informed decision.

Depends how you look at it. Also, the housing market is crazy all over the country. The accurate thing to say would be "the current government ruined the housing market."
