It would be really helpful if you could show just 1 map, with clear borders of all of the 6 areas you listed, rather than zooming in an out of different areas. It would also help to see just 1 overall summary tax chart comparing the actual total tax $$ (not just some rate or assessment info) along with fire / rescue, Cdd, etc on a property that sells for some price (say $400,000).. With those visuals, it would be so easy to see if the same priced home would costs $500, $1,000, or $3,000 more than a similar priced home in another of the 6 sections.

The millage rate for Public Schools - By State Law is the same for every property in every county of Florida. It goes to the state and is distributed back to the school districts on a per student basis so that poorer rural areas that do not have large tax bases get the funding needed to equalize the quality. Note that the areas that are in incorporated cities like Fruitland Park and Wildwood have the additional millage to fund those layers of government. There also is the Non-Ad Valorem Assessments that are not based on property value so the tax is the same whether your property is valued $100,000 or $1,000,000. The one property shown @8:30 had Non-Ad Valorem Assessments of $2,761.92.

That is correct about the assessments. I did not say the non-advalorem assesments is based on the home value. The Ad-Valorem or Property tax is based on Value and the mill rate for the county and city where the property is located.

Thank you so much! That was very clear and easy to understand. How often do they update the tax rates? In my county, they set the rates annually. First they send you an assessment, letting you know the rate hasnt been set yet, then later, they send you a notice telling you what the tax rate is and what your bill will be.

This is my first time and I think bills come out in August or September. Also for exemptions I think you have to establish residency by January 1st and then file for the exemption by March 1st to get the discount for the upcoming tax year.

You will receive what they call a trim notice before the actual tax bill. For a homestead exemption you have until March 15 to file.

I think the old single wide and double wide manufactured homes in what is frequently called "The historic side" of The Villages such as Silver Lake Village, Orange Blossom Gardens Village should be a low cost tax but it may have changed since we last lived in The Villages in 2020.

That section is Lake County- Lady Lake and the least expensive of the LAKE COUNTY tax areas but not Sumter County wins that award

Not really. The new homes at that same price will still be 6% more in taxes

Yea, I bought in Sumter and knew the taxes were lower but with the additional Wildwood taxes it jumps to 13.2 total millage

The Sumter in Wildwood was 13.40 millage in 2022 and actually dropped to 13.21 millage in 2023, a tax reduction!

Sumter County tax is the least expensive. When speaking with my buyers from the rest of the country, our taxes appear to be low but I’m sorry you feel that way you’ll miss out on a great lifestyle.

What is a Bond and CDD??? Could you explain that ? *Sounds like housing , taxpayers , bond and whatever else is very expensive to live there* In my opinion, taxes at $6,000 and up , to expensive for anyone. *In my subdivision, taxes are $6,000 - $10,000 a year. I don't pay that amount because our home is one of the smallest homes ( there's 2 homes ) here are the smallest in square footage. 1,400 sq ft $200K all the rest of homes they are 1,600 - 1,900 sq ft . those homes costing now $350K - $500.00 *I never knew only two homes were the smallest, never found out about it until years later.*

The whole point of the video was to demonstrate the tax rate in the different areas that encompasses the villages. I can’t tell you how much taxes would be on a $500,000 home because it could be in an area that has a higher or lower tax rate. I don’t want to be smart, but watch the video again, and pay attention.

There are some vet categories discounts in FL. I did find that "An honorably discharged veteran with a permanent and total service connected disability is exempt from Florida property taxes". Whether that extends to the cities I don't know. Just search something like "are disabled veterans exempt property taxes florida". Thank you for your service!

Thanks for the replies. I know Florida has 100% exemption for 100% disabled Vets, normally. I just wasn't sure if the rules are different for gated communities like The Village. A video I watched mentioned Bonds on newer houses which I'm also unfamiliar with. On a side note... what's with master bedrooms not getting the bath tub? I always though the extra bathrooms normally got stuck with shower only. lol

This video does not pertain to Florida buyers over the age of 65! Because if they sold a home and are purchasing a new built home there then their taxes would be accessed on their previous home! You are not giving a full presentation of the taxes! That should and is enough information for you to do so!
