The reason for buy backs being ill advised was a sentence prior. REITS have to pay out 90% of their net profit. The amount of shares is irrelevant to the payout, if the company returns to profitability per quarter. Additionally MPW usually issues shares to generate liquidity for investments. Them buying back and issuing again right away might scare institutional investors who prioritize a steady strategy as to the amount of shares issued.

Long time listener, novice investor. Definitely thankful for your content. I have around 6 hundred something shares of MPW (down 76.63% lol) ... like you I feel like I got left holding the bag. When you do decide to get rid of MPW can you do a short video on why timing wise & what you opt to reinvest the funds in?

Yeah I’m thinking I will probably rotate out next year. I’m thinking to try and buy O or PLD when there is a market correction so I can get a higher yield on cost. For now I’m just waiting.

I think MPW will recover when the Steward bankruptcy is over. If Steward is selling parts of their business to other operators then MPW will be paid money owed to them and the properties will have new tenants that will pay the rent

It's a big shame that today's stock market is driven by news and hearsay. I for one would love to invest in MPW when they figure out what to do about that tenant who declared bankruptcy.

I strongly recommend taking a look at several of that author's articles. Very much a cheerleader, very much wrong regarding future outcomes and often because of ignoring facts obviously in evidence. Edit: I had not realized this article was from May of 202*3*. That means this article was before the MPW dividend cut of 20230821 (0.49 => 0.15). Everyone that purchased based on this author's cheerleading suffered the 50% decline in share price since that cut.

Jake, I am actually very suprised that you follow Rida Mowra. I have seen countless of his picks be cut in half. I believe he chases yield, and safety is not his top priority. Don't take my word for it, read the negative reviews for his service. I suppose if you are able to very carefully screen his picks as you are qualified to do, you may do well. I do not think his picks are appropriate for most retired people who cannot afford big losses. The other high yield fellow on Seeking Alpha is Steven Bavaria, who wrote the book "The income Factory". I think his approach is much more conservative on selecting high yield investments for retirees. This is just my opinion after watching both of these services for many years.

@@internationalplayboy8685 yeah his approach is pretty different than mine. I like “seeing the other side” to help me make my own decisions on how to invest. Something to learn in any case. To adopt a similar approach or completely avoid. I appreciate your perspective on it!

haha legendary internet commentary fashion! Well I don't have a crystal ball.. but I sure like MPW at ~$5 vs the $18 share price I bought it at. I do like the direction that MPW is heading and I believe they will weather the storm. However, this was a sleep well at night stock for me back in 2021.. Things have changed and it is no longer a sleep well at night stock for me going forward. In retirement, I don't want stress. I want peace of mind. MPW no longer offers me peace of mind, therefore, I have decided I will sell MPW and move on. Even if MPW shoots up to $20 a share in a few years, I'm completely fine with my decision and wish the company all the best going forward.

@@DividendGrowthInvesting that's a fair opinion and makes perfect sense for your situation. To see the price drop so far must have made your heart go in a similar fashion. My situation is more of me taking chances and seeing a stock price under$10 is unusual for me so that caught my attention. My mindset being that I can buy more shares of mpw compared to other funds with similar dividends. Time will only tell. Thanks so much for your opinion, Jake!

Im in at 12, I think the company is much stronger then the price lets on. They are fine on the books and the issues are being resolved. I have been buying down when new funds get deposited cause once everything settles I can see it back up around 12-15.

A Short Attack is the same as Pump and Dump, just the other direction. So maybe we should outlaw buying a stock long.

I dont agree about the buyback thing. Total returns are ultimately important but no one is buying reits to sell later for a profit, they are buying them for the dividend.

@@TheRabidfan they would pay fewer dollars due to fewer shares outstanding which would allow them to raise the dividend in the future. It would benefit you more longterm.

I’ve ben buying some. It’s cheap good dividend and whatever. If I lose a few hundred bucks not too bad. The potential upside of a $13 dollar stock is worth it. I wouldn’t pour thousands but a couple hundred why not. Better chance than lottery tickets.

That is exactly why I talk so much about having a Core and Satellite portfolio. Nothing wrong with having a small satellite position in anything you believe in or want to take a chance on. The magic happens when you balance out the risks and have a strategy for why you invest.

I stopped reading analysts articles long time ago, after I realized that the articles do nothing but confusing me. One article will have strong buy, the next article will be strong sell and both articles usually will good arguments. For me with full time job, I only buy ETF.

@@DividendGrowthInvestingperhaps I'm wrong but I've been DCA and expect it to thrive over the next few decades, even if it ends up going through another dividend cut. The value is there and the position is relatively small so I figured why not.
