@@HowToBuildYourOwnHome I've followed your advice and I'm making progress bc of it. We need more from start to finish if you are able. What's the best pymt method to individual contractors? And when you said don't accept the 1st bid by contractors and shop around that was great advice. I'd like to know more

Just finished framing on our new home. This video would’ve been helpful 3 weeks ago. I was amazed at how much bracing the framers need. As an architect myself, I just forget how much the framers use it to square up everything. I felt I lost control over how much the framer was using. He did a great job, though, but the frustration was just from the unexpected. Your videos are so helpful.

One biggie is, make your framer sheath the house as each story goes up. That way you can use more of the 2x bracing.

Always great advice Keith! We're finally getting traction on our build, and the price of concrete has gone up 20% in our area since i did the initial budget. Thank goodness for the 10% contingent bucket I built in at the start. I also did generous estimates and rounded everything up to the next thousand to be safe. We're still probably going to come out of pocket since everything had jumped so much, but we would be hurting if we hadn't been conservative with our numbers (thanks to your class). We truly appreciate your experience and wisdom!!

I just ran the numbers for a 30x40 box with a simple 6/12 pitch gable. Exterior wall framing with sheathing , I Joist flooring over a basement or stem wall and roof with sheathing is less than $9K.

Should leave out cripples/ trimmers till sheeting and decking is done as well as fire blocking

Yes, I have seen it that way. I like everything vertical in first before sheeting to help stiffing the wall. Good point

Numbers are relative to the labor costs in certain parts of the country. I will focus more on numbers with future posts, though.

sheathing before raising walls, and using "traditional" platform frame prescriptive design features would need less bracing. I notice you have a lot of tall walls and large openings which I would expect need more bracing. Smaller windows and shorter ceilings aren't as grand but do save on engineering costs.

I have seen framers sheath walls on the ground, but if not square, when they lift them there are serious problems.

@@HowToBuildYourOwnHome In the PNW where I am, we sheath 99% of the walls on the ground. Not only it's faster and easier, I guarantee you that you'll have a BETTER final product. Obviously you have to square it first, but by measuring diagonal corners you can set it with far more precision than a level, and you can set your sheets far easier, and also with greater precision. Sure; if your foundation is out of level, then your wall won't be plumb, but if that's the case, you have bigger things to worry about. I do acknowledge that it can be problematic for a slab on grade, with anchor bolts to get over though! Up here we do post and beam or joist systems. I guess we're spoiled that way. 😁 Keep up the great videos! I wish more builders were like you. 😉

Another great and practical video! I've heard the lumber price is going up. Is it even possible to buy some land that has good mature trees, then mill yourself?? Is this too crazy? It's also kinda hard to find the right land as well, but if you have your own lumber, even if you don't mill it, will it save more money?

It's possible, but it's not going to be compliant with legal building codes because the lumber has not been professionally graded. In the US, the compromise we have arrived at is that all 50 states have restrictive building codes that are very detailed, hundreds of pages about acceptable methods to build a house, with variances based only on what an engineer you hire will take legal liability for. But... rural areas usually don't pay anybody to actually enforce them, so in those areas, building codes are largely ignored. Mostly, you find that people still use the traditional 'platform framing' method will use commodity dimensional lumber, which is the cheapest easiest consistent way, but people engaging in the practice of 'timber framing' with structural posts & all-wood fasteners instead of sheathed stud walls & metal fasteners, will frequently use on-site lumber. You can't buy inexpensive large timber posts, but the cost of processing arbitrary wood down to studs is too high. People are surprised, though, when they find out that framing lumber is actually not a big part of the cost of building a house. It's everything else that goes in, as well as the labor, that forms the bulk of the costs. You can build an uninsulated stud wall for $2/sf in materials, but an electrician's time might run $200/hr, and a quartz countertop might run $80/sf. In a typical house, you might pay 5-10% of the total price for framing lumber and another 5-10% for framing labor.

That is hard to figure out without seeing plans. Is it a slab on grade, how many stories, what is the roof pitch and so much more.

Is the quality of lumber being used questionable these days? I’m seeing #3 finger joint studs with extensive splitting, splintering and wane by traditional home builders. They say it’s just “cosmetic.”

Demand is so high they are sending out more lumber that is wet and not as dry. If you pull from bunks yourself at the lumber yard, you will notice the inside lumber is more wet and the outside lumber is drier.
