Just ran into this. Questions though: Granted tiny houses are grossly overpriced for what they are, but if someone were to build their own and not go for premium materials (as so many do) that would be much less expensive. But my question: how is this house equivalent to a tiny house? This house would surely be much more expensive. Also, the person in the market for a tiny house would not need nearly this much house. Aren't we talking apples and oranges here? What am I missing?

Hello, and thank you for Q&A The Omni-block; the concept of the thermal break. Sound like it would be beneficial in a Florida build, yes? ( I will have to check availability) For clarification I am diving into two builds. First a home in Star Valley Wyoming, just up the globe from you. All that said, how can I break down the method and material for installation? Three types of roof/ and ceilings. Scissor truss over living area , flat ceiling over kitchen hoping to employ an attic truss for useable space. The third roof is a gambrel / barn look over garage. For guest area apartment plus storage. How do I ask? The outer or lower space 3’ up to 8’ in the eves creating the barn roof and wall part. Wanting or figuring best practice is to add a cold roof. Or could I achieve good results otherwise? With a spray foam under the sheathing ? Same question for the attic truss area; the 2x 6” or 8” members of the truss leaves little room for an R 49 insulation. Which is called out by the county building code. Thank you phil

you are also overstating the sealing factor, plywood is glued together in.... well ply's, there is no air passing through it, the seams should never see the light of day anyway, the short circuits in most west coast homes are more than enough to circulate air, it takes a very concerted effort to seal a home to the point you need to worry about trapping moisture inside(though it's a good problem to have and solve per energy efficiency)

this sheathing is installed WRONG, should have a weep screed underneath it and should be above the grade/below the bottom plate, the grade is going to rot that zip or some concrete guy is gonna improperly flat work up to the zip, seen it dozens of times

Im 25, done construction since 14. Been a licensed RES inspector for over 2 years now with thousands of inspections. Done dozen of flips and now im getting introduce in the world of newbuilds. I am now watching all your videos and soaking in all the knowledge! Ive made it my goal to surpass you and a lot of people in building. Just so you know im still very very very far away from that goal... but i will get there

Hey I bought your course it’s great but I’ve been flipping for years and ideally id like to build nothing but fourplexs eventually in florida every other year after I master good old fashion 3/2 suburb cmu blocks. What job titles would you recommend men start looking for to not only get experience in the BYOH world but maybe lead up to a GC license in a couple years so I don’t have to take all these college style classes. Im athletic & 26… so if theres any key term job titles to look out for on indeed then id love to consider them over the next two years while I save up money and credit. I know you’ve said stay away from labor on your own projects but this would simply be hopefully recommended day job titles for beginners thats closest to practical experience. So when I officially start my first home I can hit the ground running and definitely buy the next tier of your courses. The 8k consultation one sounds to good to be true… thanks man I’ve seen almost all your videos and some twice. If its a long answer no worries we can wait for Thursday and ill drop a tip for hopefully few good recommendations. Also if you do paid 30-1hour phone or video consultations then please name your price no rush…. Thanks

Cars are bigger and garages seemed to shrink. This garage is a single car garage but 16 ft wide. I actually like that.

I just added an attached single car garage on my home this year. Interior 15.5×29. Perfect size for my tools/work bench, deep freezer and the wife's car.

seems worthwhile to off-set stud exterior/envelope walls if you're doin 2x6 or 2x8 top/bottom plates for insulation factor anyway, to help reduce thermal bridging, no? and won't that oldschool framed corner at the back (where your planned double-frame wall addition ends) be a cold spot, as it's all wood & no insulation? also, vehicles are huge these days, but so are people, lol... so i'm surprised more aren't asking for 2 single-bay garage doors, which adds a couple feet between cars to open doors fully. obviously, costs go up, but door-dings & scrapes & frustrations of gettin stuff in/out a back seat go down. then again, most people fill their garages with junk & leave their $70k trucks outside in the elements, so maybe it's a moot-point!

We are fortunate in that our lot will be below 40k- I have my plans- framing vertical load plan- excavator will be 4-5k- soil test about 3k- so, all these costs will be considered down payment- we will have 200k from sell of our home- should we take out a construction loan for the FULL cost of build outside these starter fees and just pay the 200k at final closing- or should we use our 200k to help pay for the house as we go? Structural engineers are not required or plans stamped if house is under 5k sq. ft- I plan on paying a bit more for the best framing crew for that area-

In rural South- so many are not business minded on contracts- my last project in AL was all verbal with my framers/drywall/electrical/plumbing- not one contract- I'll do it much better this go round- but that project was successful.

I had a Foundation removed after the previous home was burnt and removed. The good thing ....I can use the heavy concrete in the bottom of a very deep land Fill. Will have New foundation installed.

1:00 Do not dictate the space required for a mechanical room if you’re mechanic is telling you what’s needed then listen and come up with a mutual understanding of what you both need Nothing is more counter productive than a mechanical room that has no room to repair replace or expand Designers always trying to closet a mechanical room and it’s just wrong Listen to the experts

re; demo/keep foundation... old foundation likely isn't insulated, nor likely to have good radon mitigation. plus, adjusting plumbing locations will add quite a bit to cost anyway. just other factors to consider, esp as comfort and health are 24/7 365.

I really want to get into Contracting residential homes. I’ve built homes for over 10 years, but always as a subcontractor, and mostly as a framer. What would you do if you were me, wanting to learn the General Contractor part? It has been difficult to find someone to work for as an assistant superintendent until I can do it alone. Any ideas?

I checked out a few residential properties in Humboldt County and noted many of the properties appeared to be well below the road ( >10 ft.). At a glance, these seem to be properties that I should skip due to the work and cost it would take get property to proper elevation? Or is this something that can be remediated fairly easily? Thank you.

The plan Im working on is a simple rectangle, 1 story, 10' ceiling. I was pondering to make the entrance and living room 12'. Now Im wondering, if thats actually more expensive to have instead of simply 12' all around! That 12' ceiling would really bring a sense of expansiveness to things...

@@adamr1637 Yeah, open trusses. I heard that too. And people installing webbed trusses love them because they're so light weight and dimensionally uniform and stable. No crown, all exactly the same size, no twists, etc. But in a fire, they apparently burn through and collapse long before a solid wood truss would. Actually, I haven't heard any information about that with open trusses in roofs or floors. Would be very interested to know more about that.

My understanding is that solid sawn timber (like 2x12s) burn the slowest, then LVL beams (depending on the glue used), then open web trusses made from 2x4 and 2x6 lumber, then I-joists (with LSL/OSB joists burning faster than their LVL/plywood counterparts). This is more of a general rule than a hard fact, as the specific lumber and adhesives used, as well as any integral fire retardants, will change how quickly it burns.

I was a Bartender many years....also Worked for construction Co. (Not a flag girl).... VERY IMPORTANT to treat others the way you want to be treated. Remember the laborors in this trade are taking care of You as well you of them. If course...if a person is not you would fire that individual.

Materials for pipes? Brittle pvc was used on a 2000 build- tied into spigots on side of house just crumbled in your hand- I replaced with semi-flexible pipe- just curious about higher quality materials since they are buried.

If its reaching 60k, Im heading to the Jeep lot and getting an Overland L where the money actually goes to proper off roading equipment and 2 speed transfer cases, air suspension and quadratrac. Ford Explorers worth tops out around 50k. Any more than that and youre wasting money.

Regarding comments about spray foam being a vapor barrier. There are two types of foam. Closed Cell is a vapor barrier. Open Cell is not a vapor barrier.

AZ Handman work up to 1k per job requires no license. Owner builder is allowed, if you plan to live there a year. Also, no state business license is needed for small businesses. Concealed weapon permit is also not required here.

Keith how to find a metal roof contractor? I just can’t seem to find any or I would get quotes that are so outrageous. Any place you would recommend looking? I am in Southern California.
