I had a friend almost lost his eye because a sawzall blade broke off and stuck in his eye. He was wearing glasses and took them off for a minute because they had fogged up. He did lose his vision out of it. I would definitely make my employees wear safety gear if I was a business owner, I wouldn't want my employees getting hurt or the liability.
My impression is your workload and need for adequate rest and family time means the ranch should go to the new interested buyer. Being spread too thin is the downfall of many hard-working high-energy men. This was a crazy winter, and will demand extra effort to complete the odd and challenging projects and help restore the community, while enjoying a happy home. More hot tub, less hot highway ;-)

Well I’ve never seen a steel I beam in a residential house before. I’d say absolutely, ca. has some anal building codes . & I build my stuff above & beyond what’s required.

Newspaper and fast food wrappers for insulation, chicken wire and sand walls, things are overpriced junk. Now my Aunt and Uncles place in Tahoe has 6x12s in the roof and 4×8,6,4's most else structural, built in the 60s. My house built in 2005, at only 6700 feet or so, not so tough, but it made it. I removed snow each 3 feet or so.

Tides always turn. Things that aren't hot to sell now will get their turn again and when, you will get more then you hoped for if you have the luxury to wait for it. The only thing is, it will take time. (Yep, I know, time=$ but giving it away would be only a option if it needs to be so.
